Hoopoe Cottage is a delightful lakeside 4 bedroom house in the award-winning Lower Mill Estate . It sleeps 8 adults very comfortably, and two further children or babies can also be accommodated. The large rear deck faces west, perfect for sunset drinks, and the living area and two of the bedrooms have stunning views over Clear Lake. The kitchen is fully equipped and there is a wood-burning stove in the living room fireplace, as well as Freeview TV and DVD player. The house also has complimentary wireless broadband. Bedroom 4 has a TV/DVD player plus play table, toys & books for young visitors. The private country estate has 7 lakes, abundant wildlife, and lovely walks. Access to the stunning Art Spa is included in the price - heated indoor and outdoor pools, eco swimming pond, gym, sauna, steam room. Luxury spa treatments bookable separately. There are also tennis courts, trampolines, a football pitch, children's play areas, a general store and cafe plus a brand new clubhouse and restaurant, Balihoo, for the use of Lower Mill guests only. Canoe, paddle board and bicycle hire available onsite

Lower Mill Estate and local area: We can supply a wealth of ideas about local attractions and activities to make your holiday even more special. There are regular events and festivals at Lower Mill Estate, mainly themed around its wildlife and ecological commitment. There are lake beaches nearby, bicycle hire available, sailing/windsurfing/waterskiing/kayaking lessons, golf, angling and many more active pursuits. For quieter days out, there are stately homes, a safari park, Roman remains, great shopping, and wonderful local pubs and restaurants. When you book your holiday, we will supply as much information as you need to be able to plan your stay.

Summer Holidays: In the school Summer Holidays, our changeover day is Friday for weekly bookings and priority is given to people booking a full week.

About Victoria

We are a family of five who live in London but also enjoy weekends and holidays at our house in the Cotwolds. We visit the house regularly and keep it in excellent condition - it is not a soulless holiday rental run by an absent landlord, but a warm and inviting second home which we are pleased to rent out to people looking for a relaxed and fun break from everyday life.

We are aware there have been press reports about phishing scams being used on holiday rental sites - I would urge you to make sure you are completely happy with all contact with any homeowners before you send any money. I am happy for you to call me any time to confirm bookings and make sure you have all the correct details about the house and our payment process. I handle all the bookings myself and answer all questions as promptly as I can. We have been renting the house out since 2008 and have not had any problems in the past.

Why Victoria chose Cotswold

We fell in love with Lower Mill Estate when we first visited it in 2004, although it was a few years before we decided to buy a property there. It is easy to get to from London (just 15 minutes from the M4), and a great, convenient place to meet up with friends and relatives in Birmingham and Bristol, and yet it is a world away from city living. The Cotswold Water Park has been a revelation with so many interesting activities to explore and all the brilliant cycling routes around the hundreds of lakes - Lower Mill is a peaceful oasis in the middle of some of the UK's loveliest countryside. The Cotswolds, with their charm and beauty, are on the doorstep, but there are often times when we are content to stay on our own little patch - we are blessed with great pubs and local markets and if you really need a quick retail fix, then nearby Cirencester has many fantastic independent shops and restaurants, and the Swindon Outlet Centre is only 20 minutes drive away..

What makes this house unique

We love the fact that our children can roam free on bikes and scooters in the Estate - there is minimal traffic and many safe places for children to explore and play. From very early on, our youngest could to go to the shop with his big brother - a privilege he couldn't have at home. There are also many local activities, a lake beach, sailing clubs etc in easy reach. When friends visit, we adore the peace and tranquility, sipping drinks while the sun sets across the lake is an incredible tonic after a busy week, and a walk along the Thames Path to an excellent pub makes a perfect Sunday. We also love the luxury of swimming in the stunning Art Spa pools whenever we wish or being pampered in the Spa. The house is airy and cool in summer, warm and cosy in winter - a perfect, year-round holiday destination.

  • The Master bedroom and Bedroom 2 each have en suite shower rooms and there is a family bathroom shared by the other rooms as well as a downstairs cloakroom. Bedroom 4 has been adapted as a bedroom / snug for children or teenagers to have space of their own - there is a Freeview television with DVD player, a small playtable with stools, plus toys and books.There is also a booster seat for toddlers, plus a number of other items like temporary stairgates and a change mat, to make travelling with babies and small children easier. The house sleep 8 adults comfortably, and we are happy to accept one or two babies or children as extra guests to make a maximum of 10 occupants. We can supply one travel cot and one fold-out single bed at the property, but you are welcome to bring your own cots or camp beds if you prefer.

This is a great house for two families holidaying together, or an extended family group, and we have many facilities for babies and small children. However, please note that this is a lake-front property and crawling babies and toddlers must be supervised at all times.

Fab house in beautiful surroundings

4 adults and 4 young children (aged 3-6) shared a fantastic week at Hoopoe at the end of October. The house is brilliantly placed for the Artspa - so, no long walks with young children were required. The kids loved the pool and the trampoline was close by.

The house is large enough for 8 people, and the kitchen / lounge fully stocked with the right equipment to make our stay enjoyable.

Washing machine and Dishwasher makes life so much easier!!!

Tesco will deliver to your door and there are some nice child-friendly restaurants in Cirencester.

Thoroughly recommend a stay at Hoopoe!!!

Wonderful location, great size house, lots to do

3 couples one 11 year old, requested an early check-in, sure no problem. On arrival pint of milk in the fridge, the one thing we'd forgotten! Great size house, log burner was so easy to light, even without fire lighters, I would defiantly recommend bringing your own logs as the shop is about 33% more expensive than even Homebase. Plenty to do even in late autumn, biking, walking, swimming, log fire watching. View from lounge and 1st floor is one of the best on the lake, never been woken up by quacking ducks before! Local pub about 20 mins walk away in virtually a straight line, good basic food, couple of Autumn Watch moments, rabbits being chased by Stoats, thankfully not caught. Over all great.

Lovely house in a great location, ideal for a relaxing get away.

We stayed in this lovely house in September just after the summer holidays. The house is comfortable with a lovely terrace overlooking the lake which is perfect for sunset G&Ts. The kitchen is really well equipped so perfect for cooking meals in. We had our 3 month son with us so a travel cot had been set up in the master bedroom and it was in good condition and very clean.

The indoor and outdoor pool within the estate are lovely and it was really quiet as we were outside of school holidays. We even had the pool to ourselves on one day.

We also tested out the 2 pubs recommended and the food was good in both so worth a visit.

Would definitely recommend this house for a family holiday in the Cotswolds.

Excellent Location!!!

We spent one week at Hoopoe Cottage with a family of 7 and had an amazing time visiting the Cotswolds!

The community of Lower Mills is perfectly located for day trips to so many places such as Stratford upon Avon, Oxford, Bath, Blenheim Palace, Stonehenge etc

The whole community is like a piece of paradise, with the small lakes and the nice houses...the large patio right on the lake is extremely relaxing, you can see the fish in the water and the ducks that sometimes came to visit, looking for treats...

The spa is another great perk especially if you go with kids, we enjoyed the pools and the hammocks in the more private area.

I would definitely recommend this house for a big family or a group of friends!

Lovely retreat that appeals to all ages

We were two families with teenagers wanting to explore the Cotswolds and this property was an excellent choice for us. Whether you want to read a book on the deck overlooking the lake or enjoy outdoor sports nearby, the property offered all the conveniences for everyone to appreciate. The instructions to access the property were very clear and the information book on site was very detailed to help us understand how everything worked. We arrived fairly late on the first day and had difficulties finding an open grocer nearby, so plan your food purchases ahead of arrival. We enjoyed the large Waitrose roughly 12km from the property to provide ready-made meals in keeping with the no-fuss experience we wanted. The beds were very comfortable and the kitchen was very well equipped (including a double oven) - we wish we had had more time to fully appreciate what the place had to offer!
