River Lookout's Highlights above, here's some details.


The River Lookout is an elevated house. It's all new, comfortable & surprisingly contemporary house. It's open floor plan offers a large kitchen, dinning, & living area. Great for every one to gather in one place.

Inside you will find a great layout, with 4 bedrooms, 2 full baths, 7 Full size to King size beds, 4 Flat screen TVs, large fully equipped kitchen, wireless Internet, & laundry room with washer & dryer.

The Master bedroom has a King Size bed & flat Screen TV. Down a short hall, only accessible from the Master bedroom is a closet and full bathroom. The bathroom has a double vanity, shower & separate tub area. This Bedroom, is to the East side of the house, with some awesome room darkening curtains; for those who enjoy sleeping in on their vacation.

Towards the west side of the house, is a hallway, off of which you will find the laundry room, another full bath, a 2nd bedroom with a King size bed, a 3rd bedroom with a queen size bed, and a 4th bedroom with two, Full over Full size bunk beds. This one bunk room, can sleep up to 6 (2 in each of the bottom bunks & 1 in each of the top). These bunk beds are NOT the flimsy bunk beds you may imagine, but extremely sturdy, lots of clearance between bottom & top bunk beds. If you are with a Man's Golfer Group, you need not be concerned if these beds are adequate. They are very comfortable, sturdy, & designed to sleep a Large Man, even on the top bunk.

The interior is coordinated, newly decorated, & well laid out. There are no futons, beds built into closets, bedrooms over stuffed with multiple beds, that you have to almost climb over to get out of the room. The windows have mini-blinds & room darkening curtains. The count of 12 in 7 beds, allows for 5 couples, sleeping in 2 full beds, 1 queen bed, and 2 king beds. The 2 full bunks (in one large room) also have a full size bed above them for 1 additional person in each of the top beds. While we try to limit the top count to 12 people, depending on your groups desired sleeping arrangements, there are also 2 sofas in the living room, which are okay for people to sleep on, although we don't provide additional bedding for that.



It's really pretty cool - Any Season!

On the River, people love their outside spaces. At home, you may stay inside your home, but vacation here & you'll want the views, the quiet atmosphere, river, & all the River Lookout has to offer.

There is a very large elevated deck, just off the front door. It's has a grill, some shaded areas, large umbrella's, lounge chairs, tables and chairs. Enough for the whole group to have an awesome dining & relaxing experience.

Plus Great views of the Biloxi River!

The house & grounds are on a unique piece of property. The entire back yard is elevated and supported by a concrete wall. It's a cool barrier to the river, keeping the River Lookout property private while not blocking views of the river.


A brief walk away from the house, down some stairs & a concrete path will lead you to the Beach and Pavilion area. Offering access to, depending on River Levels, a small beach at low tide; a nice sandbar at high tide. There is also a covered Pavilion with a couple of picnic tables, benches, & grill, right next to the river.


This area is called 'Common area' because the guests of another Vacation Rental (4 lots over) & sometimes by the owners, their family & friends, who occasionally stay 3 lots over, on a lot separated from the River Lookout by 2 lots, covered with trees and a small pond. Neither the other vacation rental or where the owners may stay, is visible from the River Lookout House.

The Wooded Path, is on an adjacent property my family owns that we allow Vacationers to enjoy. There a concrete path that runs parallel to the river through about 400' of woods. ½ way through this area is a covered out door 'room.' With benches and swings for guests enjoy a great place to visit, share secrets and getaway from the hectic electronic world.

At the end of this path, is a large dock. Perfect for fishing (if you bring your pole and bait), for visiting, or if you brought your boat, you can dock it here. We ask that children be supervised in this Common Area. It is not as maintained as the House & Grounds you are renting, owner's of the property may be using it (they don't mind sharing it), and these Common Area's are also shared with a 2nd Vacation Rental we have.

This is a quiet rural residential neighborhood. We ask that our guests respect that and the surrounding community.


From mid-Spring to Early Fall, the river is a very popular to swim, float, or just relax. The sandy beach & sand bar just under the water, near the shore is usually Perfect for toddlers to sit waist deep while trying to catch minnows or build sand castles. The river gets gradually deeper, to close to the center of the river, where its about neck deep. A small current keeps the water fresh. This same current also makes our deck, on an adjacent property, just north of the river beach (the swimming beach is right behind the River Lookout), perfect to walk down the concrete path (about 400') & take tubes and floats to get in the river. The current will float you to the beach . . . . a fun lazy river experience. Kids of all ages love this and it provides hours of Summer fun.

Since I've been in my 20's I've owned rental property and been involved with a national franchise, Fantastic Sams. I'm involved with Franchise Sales working from both our Louisiana and Mississippi Regional Offices; as well owning multiple salon locations. I'm frequently out of town, often traveling in conjunction with my Franchise Sales duties. This works very well for the unique on-line aspect of vacation rentals. A professional cleaning service is used at the vacation homes. 2 part-time maintance fellows are used in-house to insure your stay is perfect. They handle cleaning the swimming pool, hot tub, yard, minor repairs, etc.

For years, I've considered doing a vacation rental. I liked the idea of sharing my piece of paradise on the River. From my past knowledge of the Vacation Rental Industry, we knew that the vast majority of prospective renters would be people, like myself, wanting more than a hotel could offer & respectful of the Vacation Home they rented.

Being from the service industry, I pride myself on offering a clean, comfortable, as advertised, Vacation Rental. From the feedback I recieve from guests, I know I've met or exceeded expectations.

As for me, my personality is down to earth, blue-collar, roll up the sleeves & 'er done. I solicit my guests for suggestions on what I can do to improve their stay in the future. So far, I've implemented just about every suggestion, that didn't present a liability issue.

Since 1996, I've enjoyed many weekends out here on the Biloxi River. Swam at the very beach you might decide to at the River Lookout. Because a previous owner had built up the land, this was about the only house sitting right on the ground. After Katrina, the City wanted me to tear it down. Thanks to a very creative Contractor, who suggested raising the roof and building the new house on the brick walls, I not only gained some much needed storage (the old house is now a garage), but was able to completely redo the house's layout. I also added a large deck that offers a great view of the River. A view I could only dreamed of before Katrina.

In 2015, a 14 ft x 30 ft in-ground swimming Pool and Hot Tub was added. Also above the massive upper deck, a 18 ft x 60 ft roof was added. This roof is a great cover for the upper deck and under that deck (ground level). Under the covered roof, I put a pool table, lighting, and ceiling fans. So even when the weather is poor, it's a fun place to hang out with friends and family. Another nice thing about being under cover, but not inside, is that smokers can enjoy a game of billiards, in the large outdoor room.

This Vacation Rental is situated in a rural area, close to I-10, perfect for the Vacationer who is headed off to Golf Courses, Shopping, Casinos, the Gulf of Mexico Beaches, or one of the 100's of other fun things to do on the Gulf Coast.

What makes this house unique

One thing I think is pretty unique, the River Lookout looks kind of modest from the street. This is a serious case of 'Don't Judge the Book by the Cover'. The River Lookout is elevated, but because the ground was previously built up, it's not as many steps as other River Front property. There is a large covered upper deck, right out the front door, with patio furniture, ceiling fans, and a pool table. This deck offers a really great view of the River. The River is just out back down a concrete path. The River, it's sandbar, beach (at most low-tides), and even the short path through the woods (on an adjacent property my family owns) to the covered swing and bench area, guests of River Lookout often enjoy. Further down the path, is a large dock on this adjacent property. If you bring a boat, we allow guests of River Lookout to dock it there.

As a 4 bedroom, 2 full bath House, on the River, this is also a bit unique. Most River front property is very small, often being just a single large room, or having one or two bedrooms and a bathroom. The expense associated with building a Home so far above the ground, often restricts it's size. This house is a unique find on the River.

Now with the swimming pool, at a vacation rental in Gulfport, it's a rare find. I know of no other vacation rental on the Mississippi gulf coast that offers so much. Swimming pool, hot tub/spa, on the River, private River beach, scenic path through the woods, pavilion at rivers edge, sleeps a dozen (up to 16 if both folding beds are used, and a couple kids are sleeping on the sofas), access to dock if you wish to being a boat. Less than 8 miles from the Gulf of Mexico beaches.

Perfect Get Away!

We needed a house big enough to blend 3 families and this was it! Patricia was wonderful to work with and made the stay easy and enjoyable. We were able to swim and fish all day long while still having easy access to the coast. The house was very clean and the neighborhood was quiet. We will definitely be back!

The owner of the house was great and easily accessible. The house overall is great. Plenty of space for multiple people and the outdoor space is great. The kitchen stove is a bit dated and tough to cook on but useable.

Our second enjoyable stay at River Lookout

When researching for our second family vacation in the Gulfport area, we looked at a number of other homes but decided to return to the River Lookout. That's simply because River Lookout has everything we need, and the upgrades since our last visit - pool, new hot tub, pool table, etc. made it even more attractive. Once again we had a very enjoyable time, and in spite of some very wet weather we were able to get out and enjoy the restaurants, beach, Beauvoir, and New Orleans. Thanks, Patricia, for maintaining such an excellent property!

The River Lookout is located in the city limits of Gulfport, a few minutes North of I-10, Exit 38, on the Biloxi River. The Biloxi River is the dividing line for much of Biloxi & Gulfport north of I-10, to give you an idea how close Biloxi is.


The Gulf of Mexico beaches are almost straight south, less than 8 miles away, on a 4 lane (2 headed north/2 headed south) lightly traveled road, with few lights. Except for a few minutes, around 5 PM when Gulfport experiences some rush hour, you will most likely be slowed down by the few traffic lights instead of other vehicles.


I know if you are asking, this is an important factor to you and I want to point out that staying at a vacation house near the beach will still involve a walk across busy Highway 90; if you have small children or plan to take more than a towel, will not be fun. Where if you drive, there is plenty of easy parking south of 90, so when you exit your car, you are right on the beach. By driving, you can also choose to park where it is best suited for you and your group, either close to public showers and rest rooms, or perhaps near food, or even in a more secluded area.




Also, if you are considering a stay, in a Vacation House, close to the beaches, before signing on the dotted line of any rental agreement, I recommend seeing how close the house is to the rail road tracks. The trains run quite frequently, some nights as much as every hour, blowing their horns as they go. Often when people choose to return to Gulfport for a vacation, they mention this as the main factor for why they are not returning to the same vacation house they previously stayed.


After extensive research on the trends in the Vacation Rental Industry, the overwhelming consensus is not only to NOT give out the Vacation property address; but also not to give its subdivision or general location. This is especially true if the Vacation Home is unique and easily identified from the exterior. Especially when you consider on-line calendars are posted saying exactly when the house will be vacant, when occupied & all the photos telling what can be found in the house and which room it is located in.

The Risk to the Vacation Home, its contents, the guest's safety, and the guest's peaceful enjoyment of the Great Escape River House can not be outweighed by the possible benefits of disclosing it's location to everyone who sends in an inquiry. This house received over 400 inquiries a year. Mostly from good folks who are "Just Looking," many who do book, and I'm sure a few with less than honorable intentions.

Of course we would never expect someone to book a house they didn't know the address. If you like the quote and are serious about booking, please submit the answers to questions at the bottom of email quote. The answers are used to fill in the blanks of the Rental Documents. Those documents will then be sent to you with the property address. At that time, Please check out the address on an map quest / google type search. If this location is not suitable for your stay, please let us know and we'll make the dates available for another group.

At the River Lookout's unique website, on its location page has mileage markers to popular destinations, allowing guests to see if the River Lookout is located just perfect to where they plan to travel while on vacation.

The Mississippi Gulf Coast has so much to offer. All the activities indicated can be done on the coast. Most within a few minutes of the River Lookout. Some you will want to bring your own gear, such as for photography, bring your camera, fishing in the back of the River Lookout, your fishing gear, golf your clubs. Of course if you pay to go deep sea fishing or parasailing, the operator will provide that gear.

No matter what you choose to do on the coast or at the River Lookout, you'll have a great time. It's a unique area and you'll be at one of the most unique houses on the coast.

While staying at the River Lookout, if you wish to bring a boat, let us know and we can give you the in's & out's of the River. Our boat is 24' but that's about as big as we would recommend bringing to the River. If its small enough or truck is strong enough, you may even be able to launch up the road at a little neighborhood launch.

  • King size beds (2) There are 2 King Size Beds. One is in the Master Bedroom, with it's own Bathroom; the other is in a private bedroom. Both King Size beds have new mattresses & bedding as of June 2012., Queen size Beds (1) The only Queen size bed is located in it's own bedroom. This queen bed have a new mattress & new bedding as of June 2012., Bunk Beds (2) There are two FULL top & two FULL bottom bunk beds, for a total of 4 Full size beds. These are not flimsy kiddie beds. They are VERY sturdy well made beds, with new mattresses and comfortable bedding. Even though 2 could probably sleep in each of the top beds, there is certainly enough room, we have counted on only one person in each of the top bunks, and two in the bottom.
