Sunset Ledge is 400 feet away from the ocean (Skilling's River). A grassy path will take you to a beach, where you can swim, hunt for seaglass, sun bathe, or launch your kayak. Kayak delivery service is available in this area. Sunset Ledge is filled with everything you would need on your vacation to make you feel right at home. The kitchen has a gas stove, dishwasher, microwave, and a fridge. There is a laundry room with a utility sink, washer and dryer. There is a patio fire pit area outside and chairs to take to your very own beach.
Sunset Ledge is provided with linens, cookware, dining ware, etc. Guests will need to bring personal consumable items like napkins, toilet tissue, paper towels, personal soap and shampoo. Smoking is not permitted at Sunset Ledge.
Maine State Sales/Lodging Tax
On 1/1/2016, the Maine State sales/lodging tax increased from 8% to 9%. All rentals for 2016 will incur the new tax rate.
50% deposit of the total rental amount (rental fee + sales tax + property damage protection) is due at the time of reservation. The balance is due 15 days prior to reservation date. Feel free to pay online through the rental website, or directly send a check or money order.
Check-In, Check-Out Times
Sunset Ledge requires check out time to be at 9 a.m. and check in 3 p.m. As the time period between check-out and check-in is relatively short for the cleaning/changeover, guests are asked to adhere to these times, by not arriving prior to the check-in time and departing the cottage no later than the check-out time. Guests departing later than the check-out time will be subject to a $50/hour charge.

We, Ryan and Ellen Sprague, built this beautiful home on Ledge Lane in 2011. We started clearing the land in 2010, and by May of 2011 we had blasted the ledge and poured concrete. Our builder Brad Hamor, started building our 30x50 ranch styled house the first of July. Four months later, the house was complete, the septic system was finished after that and we moved in on Thanksgiving day in 2011. We were so pleased it took such a short time. We hope you enjoy our dream home as much as we do.

This property is for you because it is private and secluded, but only 15-20 miles from Bar Harbor, Schoodic Point, Downtown Ellsworth Shopping, and even closer to many great places to eat.
At Sunset Ledge, you can bike, hike, and kayak at any time. Lounging at the private beach, sitting at the patio, grilling on the porch, whatever you wish, it is possible.
At Sunset Ledge you have your own private driveway to walk, run, or ride your bike on. There is a beautiful grassy path to the shore, where you can sit on the ledge or lay on the beach. It is easy to launch your kayak from and you have the whole Skilling's River to explore.

This property is as described. The pictures are 100% accurate. It is very well maintained and has everything you need. Ellen and Ryan were excellent hosts. We knew we could contact them if we had any issues and they would respond quickly and appropriately. I would recommend this property to anyone who enjoys a home away from home when vacationing. The only caution I would give is when looking at the map you get a sense that you're not that far from the Bar Harbor area. You are about 30 miles away and it took us about 50 minutes of travel time each way. For us that was not a problem we enjoyed the peace and slower pace of being at the house. Wal Mart was only about 15 minutes away and was a bonus since we prepared many of our meals at the house. Bottom line this is a great place to stay when visiting this area of Maine.
Perfect, Fully Equipped Cottage, Lovely Secluded Water Front Location!
We had a perfect week in Maine! The house is clean, lovely and has everything you need. The location is great for just hanging around the water front, star gazing, etc. It's not far from Acadia National Park, or Bar Harbor, not too mention the many other lovely harbors and parks nearby. Sweet owners, who are so helpful - you can't go wrong with this one!
This was by far the best rental we have stayed at in our 8 years of visiting Maine during the summer. The house was immaculate and had everything we needed. Ellen is nearby and very helpful but respected our privacy. The private beach down a short path behind the house was perfect for us and our 4 and 6 year old to explore and swim. We brought wet suits for the frigid Maine water and they were worth every penny. We found all kinds of sea creatures including star fish, crabs, snails, and even a sand dollar. The large driveway was great for our kids to ride their bikes, and the house is one of a couple on a back road so it was very peaceful. We hope to return!
Wow! What can we say?...our expectations were neutral (first-time HomeAway users), however, from the slow, beautiful approach to Sunset Ledge via the lovely gravel drive, we knew we had a winner! Where to start? First of all Ellen and Ryan are fantastic hosts; close-by, helpful, and want you to enjoy the house and property. Second, the HOUSE. Wow, lovely recent construction, clean, neat, well appointed and fully equipped. Third, the property, views, space, and BEACH (Yes Virginia, there is a Beach!). Explore the property, walk, amble down to the Beach and collect shells and sea glass. Finally, you MUST get outdoors after dark on a clear night and look up! You will see a night sky sans the common-place light pollution that clouds this amazing view in most of the US. You will see stars, planets, Satellites, and the Milky Way Galaxy (and if you are lucky, tons of awesome lightning bugs too!). We would encourage anyone who is a lover of nature and Maine to stay with Ellen and Ryan at this special, unique and lovely property. We will certainly stay with them again. Cheers!
