With an industrial kitchen, hot tub, pool room, projector screen, and wraparound picture windows, you and your group will feel right at home enjoying the woodland splendor of Vermont. Great for large groups, this house sleeps 10* comfortably, but more in a pinch. It is Bromley, Stratton, and Magic Mountain adjacent, but nearby to many other Vermont-esque activities like leaf peeping, antiquing, snowshoeing, x-country skiing, hiking (of course), and swimming/kayaking in the summer. Directly beyond the brook behind the house is a state forest with trails.
On the first floor of the house, you will enter into an open concept kitchen to the right with a large island surrounded by bar stools, a 6-burner stove top with two ovens and a free standing griddle. There are kitchen appliances aplenty and many basics to chef up the perfect meal without having to buy your own flour, etc.
To the left is the living room: gigantic picture windows lined with happy houseplants, a projector screen for movie watching and video gaming (on many systems), and cheeky blue walls to remind you that you aren't in Kansas anymore. A 1/2 bath is conveniently located off the living room. Head into the sunroom to play some cards, board games, strum the guitar, or gaze out at the Flood Brook babbling serenely below, as you are situated in a tree house like atmosphere 60' above the bank.
When you get tired, retire upstairs to the mystical Dragon Room and it's lifelike murals to guard over your dreams while you sleep in one of the rooms two twin beds. Across the hall a large room sleeps two on a queen (with plenty of floor space + mattress to share). A full and bathroom with laundry is also located upstairs.
A full bedroom with a queen bed and private bath is located downstairs, as is the pool room with a full sized pool table - a great place to crank the tunes and hang out. Of course, you will want to go out back and take a soak in the 7-person hot tub. Alternative sleeping spaces include a queen bed on the landing, a futon in the basement, a pull out sofa, and hammock. Floor space throughout the house is plentiful and great for air mattresses (BYO air mattress, please!).
When our location is not buried under four feet of powder, you will find a green lawn usually set with corn hole and badminton, a tidy vegetable garden, a basketball hoop, picnic tables, charcoal and propane grills, and rustic steps down to the very cold brook (which is still good for a dunk!). We are rural enough so you are protected from the prying eyes of our very few neighbors, but close enough to make it to the grocery store, bar, and many restaurants and tourist attractions in minutes. This is the perfect place to bring your crew and relax in style. We should know, we do it all the time!
*Our house sleeps 10 but fits up to 15 (or more), additional guests will be charged $20 per person per night.

No where else in New England can you be so close to cities (Boston, Albany, NYC, Burlington, AND Montreal) while still stepping out of your backdoor and into a state forest lined with seldom used trails. Our village sits in a very quiet and unique part of southern Vermont, filled with lightly used second homes, which allows us privacy yet amazing access to natural resources. And no traffic - ever.

My friends and I enjoyed our stay at this property very much! The house is exactly what you see in the pictures nothing fancy but perfect for our needs. There was a total of 9 adults and there was plenty of room for everyone to sleep as long as people don't mind sharing rooms. I will suggest you bring firewood for the fireplace in the awesome kitchen as we liked to keep it going but the supply they give you complimentary is not enough. There is firewood there but you are not allowed to take it. The kitchen is an awesome place to hang out with friends and we also took advantage of the pool table and hot tub! Really if I had to complain about anything I wish that it had been a little cleaner. Overall we were very comfortable and happy there and you are still very close to grocery stores and restaurants if you wanted to do that.
We couldn't have had a better weekend at Anderson and Katie's place. The house is lovely down to the last detail, and Anderson and Kate made sure we had everything we needed! The location is beautiful and close to great skiing. Love the kitchen, hot tub, pool table, and creek in the background especially! Would go back tomorrow.
Kate and Anderson were very easy to work with and responded quickly to all questions we had before our stay and during our stay. The house was very cute and clean and in the perfect location to go skiing at Stratton, Magic, or Bromley. We traveled with 8 people and there was plenty of room for all of us. The open floor plan made it easy for everyone to hang out and the big open kitchen was good for cooking Sunday brunch! The hot tub was nice and hot and ready for us when we got there, and the decor was homey and inviting. This was my first homeaway experience and it was definitely positive. I would recommend Kate and Anderson's house to anyone. Thanks for the hospitality!
Our group of nine adults spent a very comfortable and relaxing long weekend in this home. Plenty of space to spread out. Kitchen was spacious and made it easy for us to cook and socialize together as a group. The fireplace in the kitchen was a huge plus! The built in griddle made breakfast prep fast for a large group. Easy access to hiking, downhill and x-country skiing. Grocery store was minutes away. Overall, the home was clean and cozy with plenty of necessary cooking tools, linens and towels. The owners were readily accessible when needed, but provided plenty of instructions regarding the use of the home making it easy to enjoy the home immediately upon arrival. Our group of friends have been renting together for a number of years and declared this our best trip yet!
Sherwood Forest is located within an hour of FIVE major ski areas (Stratton, Bromley, Magic, Okemo, and Killington) and deeply situated in pristine natural wilderness.
Our village, Londonderry, is very small and not very tourist-y, which is a blessing considering how near we are to ski areas. However, many restaurants, state parks, recreational/hiking opportunities, and secluded wilderness areas are extremely local to us.

Damage deposit: we reserve the right to keep the entire amount or deduct the appropriate amount from the deposit at our discretion if we find damage to the property or furnishings; theft; dirt, water damage, or other mess requiring excessive cleaning; costs incurred due to the guest’s stay including but not limited to inappropriate propane or firewood usage (see Rental Agreement); and violations of the Rental Agreement, Rental Rules, or this Guest Manual.
