Great weekend getaway!

This is the second time we have stayed at 164 Water Street. Love it even more! Stroll the streets of Newburyport, enjoy seafood by the water, sip wine on the deck of this gem. Thanks for the perfect spot!

Great little Newburyport location with a lot of charm and character. Loved the ability to walk to town and make a quick run down to the beach....and the sunsets from the deck off the living room were awesome.

Perfect location, incredible house!

We had a fabulous stay in this perfectly located house. We spend great time with our 3 teenagers at Salisbury Beach (10 min by car) and Boston (1 hour drive). We enjoyed Newburyport's restaurants and boutiques at a walking-distance from the house. The upper deck is a great spot to have a glass of wine while looking at the sunset colored sky. We just left and we already want to go back! We also enjoyed the historic district walking tour we made with the help of the guides we found in the living room! Thanks for that too!

Unique home that made our month in Newburyport very special.

We spent the month of June at 164 Water Street and are still swooning!The home sits on the south end of this charming port town and it is an easy walk to everything including great restaurants, shops and the river walk. This house gives you a great home base for all the activities of Newburyport.

But don't think it is only about Newburyport or the beaches of Plum Island. This home is a step back into history and is very special. First, the deck! Starting the day with coffee watching the sun rise from the deck is spectacular. Late afternoons, our favorite entertaining always started on the deck overlooking the water. Cool breezes were almost always there to refresh us. Our next favorite spot, the courtyard! Always provided a great spot to BBQ and enjoy dinner when we took a break from eating out. The gourmet kitchen brings a high level of sophistication to the home and we loved cooking inside too!

The owner responded to any questions in a flash. Even told us the home's history which added to our appreciation of this home.

We already booked our next trip to Newburyport and love knowing we will be back at our favorite spot on Water Street in October!

Newburyport summary

Overall ok; very rustic which was not indicated in the website photos. We arrived during a hot spell and the room AC were loud and generally not very efficient making for some stuffy nights. One of the bed mattresses were not up to standard. Overall, ok. The venue is truly worthwhile, the town is charming and the week was worth repeating

Owner's Response: Hi George, Thank you for the feedback. For sure the 300 year old house was there before Washington was President! So the flooring is rustic and centuries of settline have left some sloping and dips in the post and beams...we've shown that 'character' best we could in the photos. Sorry to hear the mattress was uncomfortable, we've upgraded the mattresses based on your feedback, easy fix so thank you for highlighting. As an antique post and beam, it's not practical to have central air, hence the room AC's. Typically they do fine (expecially with the house open to the water) but I am sorry to hear during the hot spell you found it still stuffy. Perfect location, rain or shine...

Enjoyed our stay immensely. Plenty of things to do in town and a 5 minute scenic drive to Plum Island beaches and

wildlife refuge. Good lobsters and a fabulous kitchen to cook them in...very cool wine "cellar" under the stairs. Patio was great for al fresco dining and upper deck for catching the view and a breeze.

We had a bit of a difficult time figuring out how to light the infrared grille and had to call the owner for assistance.

He responded within 10 minutes even though he was on a sailboat in Maine.
