Recently built 4 double bedrooms, 2 with en suite, one other shower room .Large lounge/ kitchen dinner over looking the sea.Wood floors, Individual air con, DVD, WiFi, dishwasher,wraparound veranda steps to the sea, sun decking,deserted islands walkable at low tide, safe swimming and snorkeling, right on the bone fish flats,quiet location. Bore-hole water supply not potable. 10 min drive to George Town, short drive to public beaches.Two 2/3 seat kayaks for your use.

We are 3 Adult couples, all over 60 y/o stayed here from March 9 - 18 2017...The location is what has been described , tough roads getting there but nice spot to travel from and enjoy the great views . We got to the house at approx 330 pm. People wanted to use the bathrooms-NO TOILET PAPER. 3 BATHROOMS-NO TOILET PAPER. In my room, closest to the well pump the shower was heavily dripping water and no lights were working via the switch-had to use one of the table lamps and put it on the flush to use the bathroom ...My wife looked in the refrigerator and worked for approx 20 - 30 minutes looking for cleaner and attempting to clean the refrigerator, especially the freezer ...We find out the next day that 2 of the 3 showers did not work--we saw a man in the street with a dog and asked are you MICK, he said yes, and we explained about the showers and he sent a man over with 2 handfuls of tools and he repaired both - clogged up showerheads with salt ..and he showed me that the shower would not drip if I kept the handle at 6 oclock position rather than the tight position - it worked !! He asked for $50.00 and we said, see Mick .. The 3rd shower in the hallway pumped out great water BUT, due to someone not wanting to fix it properly they circumvented the mixing valve for an on/off valve at the showerhead--so my friend tried it and it came out great, except for the scalding hot temperature..The other ensuite bedroom bathroom had a septic odor after you used it - both people who used it complained about it ..Back to the kitchen >>I never saw it, but my friends described the oven as being very dirty ..The cabinets were very dirty inside and the silverware as you can imagine with salt water in the plumbing pipes were very rusty ...The cooking pans were scratched and chipped- teflon type .. The cabinets were hand made crudely..A lady from down the street came over, and she could not believe what we told her and she saw the condition of the cabinets and showers and especially the non toilet paper...She even told us the minimum toilet paper for renters is 2 rolls per bathroom ..I wrote to the owner, he was very apologetic and explained he rented the house to non VRBO people who were carpenters and they were supposed to set up the house for us ...THEN, he talks to those same people and they denied everything ..Of course they did ! I have rented 2 other times through VRBO and we were delighted with both. I have pics of all our concerns. Choose another place.
Great place! Perfect location to fish the flats and if you just want to hang out infront of the water. The house is on the leeward side of the island which is protected from the brutal winds at time. The house has everything you need kitchen wise. The tv has 4 stations and we brought tons of DVDs to watch at night. Bring bug spray as the bugs are bad in winter. I had stayed in Exuma before so I never ventured out. We took cabs instead of renting a car as the roads are quite bad. It was much much cheaper option. 35.00 with Venice Balsound(new Yukon xl cab) from the airport and 40.00 USD for a round trip to town.
When I return to exuma I will most definitely recommend this place.

We stayed at Three LIttle Birds from January 1-8, 2017. The house is large and has a wonderful deck around it. There were six adults, my husband and myself and our four adult children. Plenty of room for all of us.
The house has lots of potential and for the price it is a good deal. I would suggest bringing some extra towels with you as there was only 4 bath towels for the 6 of us. If you are planning on having meals at the house the kitchen is not particularly well stocked. I had to buy glassware. There is a frying pan though so you can make breakfast.
The locations of the house by the water is beautiful. We walked to the island in front of the house ... I had read that people had done this and was somewhat surprised you could as we had stayed not too far from Three Little Birds last year and knew of the island. My husband had boated to it ... so he was anxious for us to see it. It is worth the walk and go through to the far side of the island .. a lovely beach that we snorkeled at and hung out on floating chairs in the water.
Go to Tropic of Cancer Beach ... we had dolphins swim right up to us, and to Hoopers Bay Beach where there are sea turtles. Very quiet beach.
All in all ... a very nice family vacation.
The house had overall very positive things!
The location is perfect, near to georgetown (center) and right over the sea!
Is a very big house with comfortable sitting, dinning ans sleeping location. We were 8 adults.
It has air conditioner so the house was cool.
Everything in the kitchen worked well.
The only big problem that the water is really salt water, so we could not remove the salt after the beach. We had to buy many gallons of water to bathe with jugs. Tony should really adress this issue by placing some tanks to collect rain water as every house nearby has. For us this was a really big problem.
Besides this the house was great!
We loved our stay at 3 little birds. The view is even better than the pictures. House was very comfortable for 6 of us and that gave the kids their own beds so it could easily have a party of 8 to 10 without trouble.
Island food was unbelievably expensive so having a kitchen helped because we took a whole suitcase of food. There are pots and pans but we also built fires in the outdoor grill. Mosquitoes are bad though and we were glad we brought spray and coils to burn out there.
The guestbook in the house is very helpful. Read it when you arrive.
As mentioned shower is saltwater. Be aware. It helps to rinse with a bottle of fresh but still you want to know that going in.
Overall loved the stay and would return. :)
Our stay at Three Little Birds was wonderful. We spent most of our time reading and sun bathing on the incredible porch overlooking the Bone Fish Flats, and kayaking around to the deserted islands. We had one fisherman in our group who managed to catch a few different types of fish, including a 30lb barracuda, right off of our dock . The house was conveniently located just a short distance from downtown George Town for supplies, and only a 20 minute drive from the unbelievably beautiful Tropic of Cancer Beach. Tony left lots of useful information at the house on where to go for food / entertainment. The water in the house is saltwater, but you get used to it. I really hope we get to Exuma and to Three Little Birds again!
The house is located on the quiet side of the Island not isolated (other properties along the road) blue holes for diving (hire in George Town) bone fishing, sport fishing, water taxi to Stocking Island,swimming pigs, plenty of uncrowded beaches, tropic of cancer, and others on Little Exuma, (short drive) Santanas restaurant (Little Exuma) Many more restaurants ,Catch a fire, Peace and Plenty (Thursday BBQ) lots more.Golf Course, boat hire.etc. There is a short video of the property on you tube, if you put in Three Little Birds Exuma you can see the location.
