Located at third street directly on the boardwalk with oceanfront views from every balcony. If you want to be in the center of fun, this is your spot. Each one bedroom, one bath unit is equipped with a full kitchen, fabulous view from the living room, and central air. Some units provide a washer and dryer and all units have access to the building's central laundry room. The building is equipped with an elevator and one car parking is provided. Some units are NON-SMOKING.

I thought the TV was too small and I would get another chair for the living room no one wants to sit 3 on a couch and I would get another dresser there were four of us and the people that stayed in the living room had no where to put their clothes- great location

When we were packing up and getting ready to leave my fiancé pulled our suite case out of the closet and found our belongings covered with bugs the size of sand pebbles. Once I saw that I started inspecting the bed, clothes in drawers, storage containers, coolers, coach purse, etc. Basically all of my personal belonging were just covered in bugs and after packing everything up in trash bags we were too. We ended up having to leave all the remaining food we didn't use since all of our storage containers and coolers had bugs all over them and I didn't want bring the infestation into my own home. I also had to go to a Laundromat to clean my clothes and use bug spray on my luggage and scrub them down. What a lovely end to what was supposed to be a fun a stress relieving trip to my favorite vacation spot which turned into far more work and aggravation then it was worth. I expect a full refund and to be contact accordingly. As I have sent three emails already with no response even after not having a return phone call.

Owner's Response: Thank you for your review. We apologize for any issues you experienced. The guest was given a sizeable rebate for the issue and a discount off a future rental. An exterminator was dispatched the morning following the call from he guest and treated the unit.

While the location was nice, that was the only thing going for this property. This property appears to not have been touched since its purchase in 1986. While I knew this was not the most updated property - it was far worse than the photos represent. At the end of the day, I didn't even want to return to the condo because it was so uncomfortable (which you would never see in the photos). The couch in the living room, you literally sunk through the pillows to the bars underneath which made sitting unbearable. The bed was literally the most uncomfortable beds I have slept on in 31 years and you also sunk through it and it felt like sleeping on egg-crate material. We thought maybe the pull out couch would be better than the bed however it was not. I would never imagine sleeping on that pull out as it was like literally laying on springs. In addition to this, the window in the bedroom had a gap between the frame and the window and it sounded as If we were sleeping on Coastal Highway and added coldness to the room. We wanted to offset the coldness however turning on the heat made it smell like you were burning toast. Lastly the bathroom fan had about two inches of dust on it. Also, we did not like the property management company as much as the other ones in the OC area. Very slow to respond to all communication from the onset - sending agreement, confirmations, and follow up to our issues are still unresolved.

Owner's Response: Thank you for providing your feedback. We appreciate all feedback as it allows us to review and improve our services. I am a bit puzzled by your report of slow communication. We received your reservation in our system 10/17/16. On 10/18/16 we left you a voicemail to confirm your reservation and answer any questions. According to our notes you returned our call, we answered your questions and confirmed your reservation. On 10/19/16 we received an email that you did not receive the system generated rental agreement so a second copy was emailed to you the same day. I apologize if you experienced issues in the unit. Each of our rental properties is independently owned and the upgrades to each unit vary by owner. Holiday maintains a maintenance staff and extensive vendor list to address guest concerns. We received your email noting the items above and replied asking if you wanted them addressed during your stay or after you departed. No reply was received so we assumed you wished to have them resolved once you were gone. In the future if you have an issue you may want to contact us via phone. Our office is open 7 days a week. A technician was dispatched to explore the issues you reported and we are working to resolve the window issues. No problem was found with either the sleep sofa or the pillow top mattress-both of which have been replaced within the last 5 years. It is important to note that during an entire season of rentals no other reports of these issues were received. I do apologize the cleaners missed the dust on the ceiling fan which has since been cleaned. I am confident you were the first person to turn on the heat this season since it has been quite warm in our area and the odor is normal when an electric heater is used for the first time in the season-dust accumulates on the elements and will create an odor when used for the first time. Typically it goes away quickly and will not reoccur. Our goal is for each guest to experience a problem free vacation so they may relax and enjoy their time away from home. I understand any issue, no matter how small, can be an inconvenience. We sincerely appreciate your feedback and will be happy to extend you a 10% discount on a future stay. Thank you.
