House: 4 Bedrooms, 2 Baths - lots of room indoors and outdoors
This historic home, built for Sim and Ruby Cooper in 1906, is located near downtown Bryan and is only a short drive to Texas A&M University (6 miles to Kyle Field). The home was the personal residence of an Architect for 15 years and it has been completely restored and updated.
The house has approximately 3,300 square feet of living space with high ceilings, large arches, and many large functioning windows. It has a large well-equipped kitchen, a large family room with an HD TV, a formal dining room, a breakfast area, a parlor and a formal living room. All of the floors are hardwood and many of the furnishings are antiques.
All of the bedrooms are located on the second floor, but there is queen sofa-sleeper on the first floor. Upstairs, one bedroom has twin beds, the master has a queen bed, and the other has a double bed and built-in office/workspace. An additional room upstairs off the master bedroom can be used as a dressing area, playroom or additional bedroom; it is furnished with a twin day bed. This room does not have direct access from the hallway and can only be entered through the master bedroom or another bedroom. The office/workspace has a built-in workstation (computer not provided) and lots of natural light from the windows on three sides. Downstairs in the original living room (which can be easily closed off from the rest of the house) is a queen sleeper sofa.
There is one bathroom upstairs and one bathroom downstairs. Each bathroom has a tub and shower. The bedrooms do not have private bathrooms. The bathrooms are not handicap accessible.
The large fenced yard includes a 6-8 person hot-tub, large patio and a covered porch. There is off-street parking for up to four cars and on street parking on a wide street in front.
Pets will be considered on a case by case basis.
The home is well designed for entertaining and social events. It can be rented for retreats, parties, reunions, etc. Additional charges may apply for these events.
We request that you notify us in advance if you will be entertaining more than 10 people while you are there.
Please keep in mind that this home was built before modern air conditioning and insulation were available. Although it has been fitted with two central air-conditioning units (one for each floor), when the temperature rises above 100 degrees for an extended time - the upstairs unit may not keep that area at the temperature you are used to. It works fine other than that.

Why Elise Winchester chose Downtown
This home was our personal residence for 15 years. Shortly after completing the last of the restoration and landscaping, we purchased another home and moved. This is a very comfortable house and we loved living here. We miss the convenience of walking to the farmer's market, shops, entertainment and restaurants in downtown Bryan.
What makes this House unique
Downtown Bryan is just a few blocks away. There you can find local restaurants, shopping, live theater, live music, and bars. Check the City of Bryan calendar for festivals and First Friday events. On Saturday mornings you can visit the Brazos Valley Farmers Market in downtown Bryan. Just two blocks away is Sue Haswell Memorial Park with tennis courts, a playground, 3 pavilions that can be rented from the City of Bryan, horseshoe courts, volleyball court, basketball court, and other amenities.

Loved staying here for the second time. I am a big fan of this gorgeous home!
Everything was perfect, Lots of towels, Hot water for multiple showers, Comfy Beds with lots of extra linen, Well equipped kitchen with gas cooking. The Big fenced yard with the huge hot tub was super nice the nights we used it.
All questions were promptly addressed and communication was fantastic. Love This home and the owners! Thank you again for accommodating us for our Aussie Specialty. You have allowed us to make so many fantastic memories in your home.
This is the Nicest property in Bryan, TX for a large family. We Highly recommend this home!
Lots of space close to downtown Bryant
The neighborhood looks bad but it's quiet and we felt safe the entire time. Lots of folks in the area, however, leave their dogs outside so if you want to sleep in - it'll be tough. Lots of room, places to sleep, and sit. Great place for a football or baseball weekend rental.
Fantastic location in Bryan!
Stayed here for a wedding in nearby College Station, house was amazing and only a short walk to Downtown Bryan. Close to everything and very well kept, great overall experience!
Thank you so much! I'm so glad it worked out for you guys.
Lovely, Elegant, and Spacious
The house invokes the old world charm of Texas – like a bygone era. The downstairs is so beautiful-wood floors, moldings, archways – even better in person. The bedrooms were spacious. The beds were comfortable. The house easily accommodated our contingent. The grounds were lovely and we spent some time out in the garden. I was concerned with only 2 baths, and one only on the second floor but it all seemed to work out. We happened to be there during the storm of the century, and the house held up well, and the grounds drained so we could go outside. The owner checked up on us afterwards to be sure we were ok and we were. Kitchen was fully appointed with everything you need, also there were lots of bath towels. Highly recommend the place. Loved it!
Thanks Barabara - I hope you have an opporunity to come back when the weather is nicer - maybe in October or April of some year. Thanks for taking care of our home.
