Anyone with an appreciation for beautiful countryside, wine, and historic sites will love this rustic farmhouse in Southern Tuscany. Formerly a mill, this holiday rental near Montalcino provides privacy and seclusion, yet is very close to one of the jewels of Tuscany, the Abbey of San Antimo. People come from all over to hear the Gregorian Chants performed in this historic abbey. There is even a small village nearby, while Montalcino is only 9km away.
(5 hectares) The beautiful independent farmhouse is a restored grain mill dating back to 1606. It reflects typical Tuscan architectural styles and has wood beamed ceilings, terracotta floors and stone walls. It features a private swimming pool for relaxing during the hot Italian afternoons. The mill stream runs close by and can be viewed from a glass inset in the floor of the living room. The property is partially fenced in to afford privacy and has olive groves, fruit trees and woodlands. The access to the villa is via an unpaved road (just before the parking area for the Abbey) of about 500 meters. There is a paved covered terrace off of the kitchen that is furnished with table and chairs and a BBQ. The unheated pool is (10 m x 7 m) and was set in the original mill course. It is open from mid-May to Mid-October. There is plenty of parking on the property.
The villa has three levels with the ground level having steps from one room to another. It is beautifully furnished and features stone walls, deep windows, terracotta floors and exposed wood beam ceilings.
Ground Floor: The main entrance is down a short flight of stone steps, through a paved furnished terrace and directly into a living/dining room with a large fireplace and satellite TV. Columns divide the living area from the dining area. The living room floor has a glass inset that overlooks the stream of the mill below. Next to the living room fireplace is a door that leads two steps up into the spacious, modern kitchen. The kitchen is fully equipped with a gas cook top, electric oven, dishwasher, microwave, and toaster and pantry room. To the left of the kitchen is a door leading outside to the paved, covered terrace. The terrace has a table and chairs for up to 12 people and BBQ and is ideal for dining al fresco or enjoying a morning coffee. The pantry room leads into a bathroom with shower and to the utilities room with washing machine, clothes dryer and washbasin.
First Floor: A brick staircase located in the dining area leads to the first floor. It opens directly into a second living room that also has a fireplace. At one end of the living room is a door to a double bedroom with a queen-size (160 cm mattress) bed and an en-suite bathroom with shower. Another door at the opposite end of the living room opens into a spacious bathroom with toilet, sink, and shower. A third door off the living room leads down steps to a double bedroom with a queen-size (160 cm mattress) bed. This bedroom opens outside onto a wooden ramp leading to the lawn next to the pool.
Second Floor: Next to the brick staircase is a second set of stairs (steep) that lead up to the second floor landing. Two bedrooms are located off of the landing. One is a double bedroom with a queen-size (160 cm mattress) bed. The other bedroom has two twin (90 cm mattress) beds than can be pushed together to form a large queen bed – upon prior request. There is a baby bed available to put in one of these bedrooms.
