2BR, 1 bath, Sleep 4, with incredible water and island views!

This two-story, two bedroom, one bath home (downstairs being renovated) has incredible views of the Nassau River, Intracoastal Waterway, and Amelia Island. It's set on Black Hammock Island in Northeast Jacksonville in the midst of scenic natural beauty. Within a few miles are four national, state, and local parks and preserves with hiking trails, horseback riding, canoe and boat launches and incredible beauty - Florida as it was hundreds of years ago. The house is in a very quiet, peaceful area. While you are a little over a mile from the beach as a crow flies, it's actually a 30 minute trip to get out to some fabulous beaches - fair warning. We've done a lot of work on the house drywalling, painting, cleaning carpets, equipping the kitchen etc, but it is still a little rough around the edges. Great for the adventurous type, but if you're overly fastidious, this probably isn't the place for you. Also, a few of our guests have complained of allergy problems. You are on a marsh and it is a coastal area, so typically quite humid - if someone in your party has asthma or sensitive allergies, we're also not a good fit (although we will lend you an air purifier on request). The home is on well and septic, so we advise people to bring their own drinking water. There is a water softener system and aerator on site. There are books, games, a color television with local channels, and a DVD player for your entertainment. There is a tidal creek that comes up close to the property, but you have to wade through the marsh to get to the creek. Two bedrooms have large comfortable king beds (one an Italian adjustable) and the other has twin beds. Comfy couches, too!

Note: This is a Non-smoking house. Any guests who smoke inside the property will be responsible for all costs of removing the smell from the home.

Don't Bother waste of time and money

I was quite aware that the house was a "Fixer upper" and was not the fancies . Was not aware of the nightmare to come . First off I get to the house the lock box on the door was already open . The house it self was a disappointment . The air conditioning is non existing, two little window units did not cut the heat at all .Thermostat register 90 degrees at 8pm at night .This required us to get up early and leave and not come home late. Had to go by fans just to make tolerable at night time. Cooking at the house was hindered related to the fact of the heat. The house has mold that can be spelt from the moment you open the door, related to the fact the house has flooded several times. The water is in a tank attached to the house which smells so horrible showering was unbearable. It literally took your breathe to smell to walk in the bathroom after someone had showered. Was told from the beginning the water was not safe for drinking. Went one whole night with no water because of problems with the water pump. The infestation of the Palomino bugs the size of your hand is unacceptable. Killed over 20 during our stay. Was told by the handyman " if you think the bugs are big I will not tell you about the wild hog population that we have around here". Dishwasher leaks moldy water constantly .Garbage disposal was broken and stunk of rotten food . With the dishwasher leaking water everywhere , had to wash dish all week by hand ,no that not torture but when your on vacation you shouldn't have to deal with extra cleaning. Dry wall missing and half hung up still taped no paint on some walls crack so big between the walls we could watch the bugs crawl through. The trash piled up at the end od the road all week no trash service at all. Lastly before the property gets on here and states I am only angry because he kept my security deposit because he said my party smoke in his property. Then he accused my party of stealing his towels which are at the house under the dishwasher catching the moldy water . He threaten to call the cops on myself and was making a claim against my additional insurance that was purchase. Now, I told him we would gladly pay for anything that was damaged but the smoking in the house is a total fabricated excuse .His handyman came into the property On Saturday day 5 of my stay .Never said a word to me or the owner about smelling smoke, waited until I was home and could not dispute the allegations.

Owner's Response: This review is from someone who chose to treat our property very poorly as well as take towels and small appliances with them with they left as well as smoked in our home. This "review' apparently is in response to our claiming the security deposit and filing an insurance claim against them. We have been renting this home for a year and a half and never before has anything been taken or has anyone had the audacity to smell up our home. I do admit that with the temperatures outside exceeding 100 degrees that the window units that cool the place 99% of the time were under a considerable strain, although I highly doubt that it was 90 degrees inside the home. We will consider adding another unit for the remainder of the summer to keep everyone cool!

Nearly unlivable house

My field team (of 4) arrived to stay at the house for a month. Upon arriving, they discovered the dishwasher was not draining and dryer was not vented. They also washed all the sheets because they appeared unclean. The next day the landlord was contacted. The repairmen did not arrive until Wednesday night and was unable to repair anything as he needed parts. the next morning, the shower and washing machine flooded the basement and was told it was a problem with the septic system. Today I was told it was a bad pump and that would be replaced today and the basement cleaned. it is 5pm and neither is finished apparently, although something has happened with the septic system. There are numerous other issues (including what appears to be a very bad mold problem), but those a major enough that we should get a refund for every night with non functioning systems. So far the landlord is not offering any refund and is refusing to address any of the other concerns. So here is my review so I can escalate the lack of refund and lack of concern for the people staying in the house. We are moving out and finding another house.

Owner's Response: We bent over backwards to try to handle the issues this corporate guest experienced. Most of the minor issues were handled immediately on the first night the guest notified us. Our maintenance man and cleaning crew made four or five trips to the house in two days to try to make this guest comfortable. Unfortunately, we discovered that a sump pump had burned out and we quickly replaced it (we were delayed one day by a torrential rain storm), and even offered to have the guests stay in a hotel while we remedied the issue and then return to resume their stay, which they refused. I note that this review was submitted BEFORE we even had a chance to fix the septic issue, which is now 100% in working order. We constantly strive to improve our property, and to the extent any issues are actually true (not entirely the case here), we fix them as soon as humanly possible. I also note that this guest was called out for having too many people staying on site, when their reservation was for four people.

Rented for Family Thanksgiving

We rented this house for Thanksgiving to share with family. This house was described as a little rough, no problem; however the mud hole leading into the yard with no designated driveway (thankfully we had a 4 wheel drive), rotten steps leading into the mildew house; missing panel in storm door, broken spindles in hand rails, filthy refrigerator with leftover condiments, freezer contained plastic bags of "something" as well as frozen spills, inside oven was rusted and disgustingly filthy, dishwasher had standing water (health concerns), cobwebs on window in kitchen, heavy dust on lint filter in kitchen, nasty kitchen trashcan, half used bars of soap, half used bottles of hand soap, worn linens that looked as if they came from a thrift shop, worn disgusting carpet, couches also picked up at thrift store, just to mention a few. While we are not fastidious and would not have rented this house if we had been, filth and disgust are unacceptable. The rental was inexpensive and presumed it was offseason and location. We were forced to stay the night we arrived as it was late and dark and left as soon as the sun came up the following morning. Owner was rude and tacky when we made him aware that we were vacating his property. We paid for 3 nights as well as a deposit; this completely disrupted our family vacation and we were forced to make other arrangements. We will agree that the view is nice but that is all you can say in support of this house. This house is totally misrepresented and work in progress has not begun; I would not recommend it to anyone who doesn't enjoy filth and disrepair. A bulldozer would benefit this property!

Owner's Response: As the owner of this property, I feel this person's "review" is utterly ridiculous. We had had plenty of people stay in our property and they have thoroughly enjoyed it. We scrub toilets and bathtubs, we sweep and mop all tile floors, we vacuum all carpeted floors, and we provide freshly laundered linens and towels for each of our guests. We even try to provide condiments, coffee, paper towels and the like. The entire interior of the property has been painted within the past three months. A wide variety of cosmetic repairs have been made and continue to be made over time. While we certainly take any feedback into consideration, and will work continuously to improve our property, you can rest assured that your stay will be comfortable, if you are open to the experience. That said, if you are overly fastidious, this is not the home for you, as it wasn't for this person.
