Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting. Groups of up to 10 can enjoy vacationing together, but also having the privacy of their own guest house only steps away. Each house is spacious, with separate living and bedroom(s). Each house also has a private outdoor area, so you can enjoy time with (or without;-) your group!

Each house at Outlot 201 features comfy, king size pencil post beds with luxury linens and plenty of pillows. The bedroom(s) are also equipped with a DOHM White Noise Machine, for those who are serious about their sleep! The bathrooms are spacious and brightly lit, with a double vanity and large showers Each bathroom includes a toilet closet for additional privacy.
You’ll find the living areas at Outlot 201 a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. These aresa also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.
Upon arrival, you're pantry will be stocked with homemade quick breads and granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.
Out the back door, you'll find a charming, private patio overlooking the pasture, with our horse and sheep grazing in the distance. The patios provides beautiful sunset views -- the perfect spot after a long day of shopping or wine tasting! Parker House features a hot tub off the back patio (available September 01), and Pfeister House offers a relaxing outdoor shower. Both Pfiester House and Smith House have clean-burning fire pits surrounded by comfortable seating.
Outlot 201 Guest Houses have everything you need to make your stay comfortable, including Thymes toiletries, hair dryers, irons and ironing boards.
We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property.
And lastly, Outlot 201 is a NON-SMOKING property and we very much appreciate your support of our commitment to a smoke-free environment for our guests. We do not allow any smoking (of any type) in the houses or on the property. Since our guests are promised a smoke-free environment, anyone found smoking on property will be asked to leave without refund.
We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little four year old who has been a champ as we've built these guest houses!

Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.
In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.
When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!
Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've loved sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes! We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.
We just returned from a two night stay....we did not want to leave! Darla and her family were a joy to meet, and were available if needed. The houses are spotless, so comfy, and nicely furnished. While only a few minutes from town, you feel the as though you are out in the country. Great outdoor space with great views of the land and animals. We are already planning our next visit! We have stayed in over fifteen B&B's in the area, and this beats them all hands down! Stay here!
We came down with a few other couples and had so much fun staying here and I would recommend it to anyone looking for a cute place with the really comfortable beds and pillows! It's very well decorated and each one has it's own personal touches. Thanks Darla for making such a great VRBO place to stay!
5 of my girlfriends and I rented both the Smith and the Parker house for a girls weekend getaway. The houses were not only so adorable and comfortable, but Darla had fully stocked the place with fresh peaches, orange juice, local coffee, amazing banana bread, granola and yogurt. The beds were SOOOO comfortable, the sheets were so soft. The towels were so soft we looked up the brand to try to buy them later. We enjoyed sitting on the back sitting area playing card games and relaxing with the amazing quiet around us. Darla was extremely helpful and kind and directed us to two fantastic stops on our wine tour: William Chris and Pontotoc. Couldn't have had a better experience. We will definitely stay here again next time we come back to Fredericksburg.
We had a group of 11 girls stay at Darla's for a bachelorette party. Darla was very accommodating and even gave us some recommendations on where to eat and things to do around Fredericksburg. She came to meet us when we first arrived on the property and told us exactly what to expect and be aware of. Could not say enough good things about her or how beautiful these houses were. The houses had definite personality and country charm. The brides favorite part of the weekend was sitting outside and making smores using the gas fire pit area in the back of the house. Hoping to go back in the future!
We could not have been more pleased with the Modern Farmhouses in Fredericksburg! We rented all three houses together for our family of four and both sets of parents. It was the perfect set up for an extended family! We enjoyed all Fredericksburg had to offer from the restaurants to the shopping to the museums to the wildflowers and more. Coming home to the farmhouses was so refreshing that if it had been raining the whole day, we would not have cared. They are precious and so comfortable. Each one of them is unique with its own sense of style... you felt like you had just walked into an episode of Fixer Upper! The town of Fredericksburg is just a short drive away which is nice because it's so close, but you are also lucky to be able to get away to the the serene feel of the country at the farmhouses. Waking up to the farm animals grazing was picturesque just as everything else was. After dinners, we gathered around one of the fire pits and shared stories and lots of laughs. As my father said, the only regret he had was that we had not stayed longer! We will definitely be back!!
A note about the owners - Darla and her son, Parker, greeted us and checked in on us to make sure we had everything we needed. I think Parker may have a budding career! Darla was such a gracious host, so likeable you just wanted to be her friend. My father met Mike and he enjoyed their visit very much! Genuinely, just great people!
We absolutely loved our weekend here! It was the perfect place for us to stay as a group, but still have some privacy! My husband and I, our daughter and her husband, and my son and his wife, were all able to stay in our own cabin and we absolutely loved it. The cabins are beautiful, clean & you feel right at home immediately. Darla & Mike do an excellent job of taking care of their guests. If you are looking for a relaxing group get away (or even if you just want to rent one of the cabins), you have to stay here!

In the unlikely event that you must cancel with less than 30 days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund may be made.
Rates/policies are subject to change and vary during high impact periods and special requests. *A 60 day cancellation notice is required for some holidays and special events.
We can not confirm a reservation until payment is received. Two Night Minimum stay required on weekends & holidays.

Additional guests will be considered at a rate of $25 per guest over eight total occupants in the three combined houses. This is the event you are wanting someone to sleep on the sofa, or you'd like to bring a small child that will sleep in a "pack n' play" or are wanting to put up to two additional people on an air mattress. We are happy to consider these requests.
All rates subject to 13.00% state and local hotel tax.
In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out.
No Pets, please call for help in boarding your pet locally.
Outlot 201 reserves the right to refuse booking anytime.
