Sightseeing in one of the world's busiest cities means that location is everything - traveling on the Tokyo train system is fun but also time consuming and can take a little time to master.
Starting your day as close as possible to a big hub like Shinjuku will save you time and confusion.
This modern and clean high-rise apartment is located between the Washington and Park Hyatt Hotels and in the shadow of the Tokyo Metropolitan Buildings. Easy access with underground walkways through to Shinjuku Station West exit or for a quieter commute, just a few minutes from the Oedo subway (Tochomae Stn).
Bonus features of this quiet and comfortable apartment is the location just minutes from multiple transportation options, a variety of interesting restaurants and major landmarks.
This is a large one bedroom apartment also has a large living and dining area with separate kitchen. Most apartments in Tokyo are small studios but this space allows for room to comfortably relax.
It's ideal for a couple, two couples or family with small children.

Full sized futons can be arranged for 2 more adults or children.
A portable cot/crib is also available for toddlers or babies.
There is large closet space for luggage and plenty of room to stretch out after a long day of sightseeing. There is a full kitchen, family dining table, washing machine, washlet toilet and balcony.
The kitchen is equipped with a gas burner, microwave/oven, toaster, rice cooker, full-sized fridge, kettle, pans, cooking utensils, plus crockery and cutlery. We include complimentary coffee and tea.
All essentials like soap, shampoo & conditioner, toilet paper, towels and linens are also included. All you need to bring is your clothes and personal items.
High-speed internet is inside the apartment and a portable WiFi unit is also available for you to carry around town and DVD player with a selection of DVDs are included.
AppleTV is included so you can easily stream from your smart phone or laptop over WiFi through the TV. Or log into your own iTunes or Hulu account and watch on-demand TV and movies.
** Services & Amenities **
You will have full private use of the apartment and this is professionally cleaned between guests. There are always plenty of clean linens and towels inside the apartment. If you would like a cleaning and linen service mid-stay, let us know and we can arrange this for a fee.
Interaction with Guests
If traveling with children, we can also recommend a wonderful English speaking babysitter who can take care of your little ones in the apartment while you experience the bright lights of the big city or romantic dinner.
We love living in this area and our own apartment is just a few minutes away. We will personally meet and greet you and show you the apartment and how to use everything.

The apartment is so close to everything that Shinjuku has to offer - shopping, nightlife, restaurants.
Central Park is a quiet green oasis just moments from the door. A stroll through the park will take you to the Park Hyatt or the Tokyo Metropolitan Government Buildings where you can view all of Tokyo from the top of the towers or visit the tourist office in the lobby for assistance in many languages for booking tours or planning day trips.
On days when you want to stick close to home, the neighbourhood bustles with restaurants, cafes, bars, shops and other amenities. There is a grocery store nearby perfect for stocking breakfast and for snacks, we suggest any of the nearby convenience stores which are open 24 hours.
We've drawn up a neighborhood map to help you find what you need.
We have also included a selection of novels and travel brochures, walking maps and a Lonely Planet for you to use during your stay. We are happy to recommend out of the way places and local knowledge of our combined 20 years living in Tokyo.
It is unlikely that you will find a more convenient location for your stay.
Walk less than 15 minutes to Shinjuku Station and you can catch a train for any of these locations:
Shibuya: 5 minutes
Roppongi: 7 minutes
Ginza: 17 minutes
Akihabara: 17 minutes
Ueno: 24 minutes
Tsukiji: 26 minutes
Asakusa: 26 minutes
Two other stations within walking distance, Tochomae (8 minutes) and Hatsuday (8 minutes) will send you on adventures to the west and south. Plus there are buses to Shinjuku within minutes of the front door if you don't feel like walking.
The Japan Sword Museum is a nearby and worth a visit if you are interested in weapons, history, or smithing. There are some truly beautiful blades on display.
** Getting Here **
After you have confirmed your booking, a PDF will be emailed to you with all of the best options for getting into Tokyo from either airport or from other cities around Japan.
From Narita airport, take a limousine bus or Narita Express train to Shinjuku and it is a 700 yen taxi ride from there if you have lots of luggage. If you travel light, walk from the station or hop on the Oedo local line for two stops to Tochomae for 150.
Alternatively, you can take the Airport Limousine bus right to the Washington Hotel and the apartment is less than a minute walk from there.
Other Things to Note
Check in is after 5pm and check out is 10 am. But we can help you out if you have requests outside of these times if availability allows.
When you make the booking, we will send you a welcome pack with lots of transport information and confirm a convenient meeting time and location to ensure you will be able to settle in quickly.

1) ARE MY CHOSEN DATES AVAILABLE?
Our calendar is ALWAYS up-to-date. We also have instant book facility so feel free to book immediately. Last-minute bookings are usually not a problem. Please introduce yourself and your group in the first email so we can get to know you and assist you with any special requests.
2) CAN I CHECK IN EARLY AND/OR CHECK OUT LATE?
Check-in time: 3PM or anytime after this. We are fine with late arrivals.
Check-out time: 10am or anytime before.
A courtesy 1-2 hours may be available ONLY if asked within 24 to 72 hours of arrival or departure (that is when we will know). More than 2 hours will require a fee or for you to book another night. We mostly have back-to-back bookings so please consider your travel plans when you make your booking. We are happy to adjust your if availability allows but please plan early as we do book up.
3. DO YOU HAVE LUGGAGE STORAGE?
The short answer is sadly no.
Many of the larger train stations have lockers big enough for a full size suitcase. Shinjuku Station has plenty of large coin lockers.
Alternatively, we recommend you use a baggage shipping service. Japan has a few companies to choose from - just do a web search for "Takkyubin Japan" to find the most commonly used companies. These are very reasonably priced, safe and extremely reliable. If you ship your luggage from the airport, you can move about the city easily and have your luggage delivered directly to the house at a time convenient for you.
3) HOW DO I ACCESS THE APARTMENT?
Our contact details, the house address and excellent walking directions from the nearest train station(s) are provided in your WELCOME PACK. We will send this to you a few weeks before your arrival date. Please print off the Welcome pack in case you dont have internet access when you first arrive.
4) HOW CAN I CHECK IN?
Closer to your arrival we will be in contact to arrange a suitable time and place to meet with you. It will either be one of us or a trusted friend or relative. We will meet you, hand over the keys, run through the facilities of the apartment and also give you a tour of the local area if time allows.
5) CAN I ADD EXTRA PEOPLE / BEDS?
Our houses always have a variety of bedding options but we do not advise trying to squeeze in more than the maximum number of people on the listing. We want you to be comfortable and there are restrictions on the number of people who can sleep for safety reasons.
6) DO YOU CHARGE FOR CHILDREN?

- Age 5 and up are counted as guests.
We have a baby beds or baby futons for your use at no extra charge.
7) WHY IS THE PRICE DIFFERENT THAN I AM CALCULATING?
The total price is composed of three parts:
1. Nightly price x # of nights (plus any nightly charges for extra guests when applicable)
2. Cleaning fee (one-time fee)
3. Service fee (one-time fee set and collected by this website, typically between 6 and 12%)

8) IS THE PLACE CLEANED DURING MY STAY?
It is professionally cleaned prior to your arrival and after you depart. For your privacy, no one enters the house during your stay except for you and your group.

The most wonderful experience staying at Sam’s lovely apartment. Terrific location and great value for money. Spacious by Tokyo standards. Highly recommended. Very attentive hosts who care a lot about every last detail of your stay.
I'd like to start my review by saying that barring a couple of minor things that were not show
I'd like to start my review by saying that barring a couple of minor things that were not show stoppers, I would have given a perfect rating. The apartment itself was super clean, easy to get to, well located, included a well appointed and functional kitchen (the washing machine was helpful). The hosts leave a mobile wifi apparatus with a data plan to use that is extremely handy. The apt is also filled with guides, maps, and resources to plan your stay. The abundance of books was a nice touch - i was able to read to my 5 year old. The bedroom and bed are very comfortable and my two boys were beyond cozy on the futon in the living that converted to a king sized bed. Netflix and Apple TV was available but to be honest we didn't use it. The Washington hotel next door has a small store where we were able to get water, snacks, and stuff. With a 2 minute walk you can catch the local bus to Shinjuku station for less than a buck. Saves you the 15-20 minute walk. Finally, there is a park across the street which frankly we explored too late. There is a splash pool where moms and kids hang out, a small playground, tons of benches, fountains and green. Very serene and relaxing. I highly recommend the Limo bus from the airport - it stops at the Washington Hotel, about 100 yards from this apartment building.
Unfortunately the review has to be balanced with a couple of areas for improvement. Upon arrival, I was communicating via text with the apartment manager (a Brit or Aussie) and assumed he would meet me at the Washington Hotel. However, an Asian man dressed quite casually met me at the hotel. Having spent many years in crime-riddled countries, it made me uneasy to have my family follow a man I didn't know I was meeting up with. He ended up not being an axe murderer but I wished I didn't need to employ my Spidey senses while on holiday in Japan. In the apartment, the bathroom was smelly...similar to when the sewage pipes are refluxing. We thought it would go away but it did not. If I'm not mistaken, there was no fan in the bathroom. If there was, it did not remove the smell. No shower curtain for the shower. Even though there was a drain on the floor, it would be soaked after 4 people showered. Finally, on check-out day, we wanted to get a decent breakfast before travelling for 20+ hours back to Florida and needed an extra 30-45 minutes to avoid having to run or taxi to and from breakfast. I was denied that time despite offering to leave suitcases packed and...

Everything's good, especially the location and we have everything we needed in the apartment, it's clean. If only I may suggest is to:
1. Add a few hanging bars in the shower.
2. Better pillows. Most of the existing pillows for the sofa bed are really flat and we needed to use a few to stack them, which is not really comfortable.

We were met outside the apartment by Masa as we had asked for, and received, an early entry in to the apartment. Masa was very helpful and answered all questions. The apartment is very clean and well equipped and for a city visit having access to washing machines etc. means you do not have to take much luggage. The apartment is very well situated near Shinjuku, although we found going to Tochomae station easier and quieter. There are plenty of local shops along the road, pointed out by Masa, as well as restaurants. Expect to get lost in and around Shinjuku when coming up from the Metro, it is all part of the experience, especially at night. Just remember the large buildings and you will get your bearings. Great visit and great apartment for the holiday.

The guide book, information and maps they provided were a godsend and we explored Toyko with ease. Ash was wonderful and both him and Tracey were available if we needed them. I would not hesitate to recommend this apartment to anyone so much so we are starting to plan another trip and will definitely be staying here again. Ja Mata
