Located centrally, just steps from the heart of old Charlottetown, our legal luxury triplex is a former traditional centre-hall shingled house (originally built circa 1880) nestled on a professionally designed recently landscaped lot gently shaded by a stately century-old white ash tree.

Lovingly renovated in 2012, our main-floor 'Garden Suite' has a secluded 'get-away-from-it-all' feel that's rare to find in proximity to downtown. Inside, our freshly re-imagined airy and open-concept space features it's own private marble-tiled entrance, private cedar decked garden, three comfortable bedrooms (our comfy and efficient home office easily converts to accommodate 1 or 2 additional persons) with one queen and two full beds, featuring fresh, quality linens) each with it's own access to full bath or water closet. The suite features an L-shaped Great Room with a handsomely furnished dining and living area featuring hand-hewn beams, wide-plank flooring, art work by noted island artists, and a light-filled vaulted ceiling with operable skylight. The fully-fitted and equipped contemporary kitchen has 4 quality stainless steel appliances and a butcher block island. There is a separate laundry/storage room, a two-piece and an indulgent four-piece washroom with rain shower and deep soaking tub.

The property is situated on Upper Hillsborough Street, and is a brief ten-minute walk to Charlottetown Harbour, and the shops and restaurants of Water Street, Peakes Quay, Queen Street and Victoria Row. It's a few blocks to historic Great George Street and Province House, and an easy stroll to the waterfront boardwalk of 100+ acre Victoria Park with it's walking trails, sport fields, tennis courts and outdoor swimming pool. And we can't resist recommending our favorite independent coffee location, Receiver Coffee, on Water Street!

About James Ormston

I own Upper Hillsborough with my long-time friend and business associate, Steven. We're both Realtors with Bosley Real Estate Brokerage in Toronto, Ontario. Steven, who operates his urbaneer division, has been with Bosley for many years, and myself, many fewer! We've been fast and fabulous friends since meeting while attending the University of Victoria.

I'm originally from Summerland, British Columbia, having moved to Toronto in 1988 to pursue my education and my career as an orchestral musician. In the time since, I've performed with many of Canada's finest ensembles including the Toronto Symphony, the National Ballet of Canada and the Canadian Opera Company, and played music in places as far flung and varied as Charlottetown, Hong Kong, and Edinburgh.

Since 1999, I've been lucky enough to call Charlottetown home during the summer months thanks to my long involvement as a musician at the Charlottetown Festival.

Having the comforts of home here in PEI were greatly appreciated... from the fluffy comforters to the coffee mugs to the washer and dryer! The location is spectacular, being so central to everything. I'm sure we'll be finding sand in our shoes + suits for months! :-)



We loved the beaches here and thanks for making our welcome so hospitable! We're sad to leave but go with happy hearts and a toddler that will forever be a beach bum! Thanks!

Awesome !well maintained !

Well ! Stayed on all levels. And found the garden suite best for my family ! Would have loved to stay forever ! Property is excellent, well maintained. Kitchen was well stocked for home cooking! The house is aesthetically done up, modern and it was a pleasure staying at the Black House !!

Beautiful and very charming house

When we saw the Black House on Home Away, we knew that it will be perfect for us. We were a party of 4 adults and 3 children planning to stay 1 week in Charlottetown, PEI, in August. When we arrived and saw the house, it was ``WOW`` for everyone! The house was exactly like in the pictures, beautifully decorated and very clean. The rooms are spacious enough, very cozy, and there was plenty of sunlight in the house because of the big windows. We found everything we needed and the kitchen is very well equipped. We just wish to have a couple of towel hangers in the powder room.

We particularly appreciated the special attentions from the owners when we arrived: there were 2 bottles of wine, jam and biscuits, grapes and cheese, bottles of water, milk and cream in the fridge. It was extras that we didn't expected!

The house is so comfortable and relaxing that even on a rainy day, it was pleasant to just stay home. The house is very close to Downtown Charlottetown and to all the shops and supermarkets so it's perfect if you want to stay close to the city. You can walk to Downtown. We also appreciated very much to have the pass to National Parks that we could use.

We had the chance to meet and talk to the owners, James and Steven. They are very nice.

We had a great vacation in PEI and we are sure that the Black House made it more enjoyable. We surely recommend this house to our friends and family. We will for sure come back to PEI in the future and will definitely consider to stay again at the Black House.

Unbelievable! James went out of his way each day to ensure we had everything we needed!!!!

We are a family with two small kids and the suite was perfect! The backyard was the perfect space to relax and bbq and run around!

The kitchen was gorgeous! Well stocked with lots of special goodies - wines, fresh scones, fruit and cheese waiting for us when we arrived!

Honestly this was heaven!!!!

This was a nice location within walking distance to queen st shoppes and restaurants! And a playground close by. Plus a 2 min drive to the wharf for fish and chips! Sobeys was also just a 2 min drive away!

Perfect vacation destination!

Thanks James for making our trip wonderful!!!' We felt right at home!

The amazing BLACK HOUSE

At first glance, I wasn't sure of this listing. The outside picture doesn't seem to capture the identity of the house. Once inside however, all the pleasures of home surround you. Well stocked kitchen and open area. Bedrooms and bathrooms were great as well. Proximity to the downtown was also very nice. Our travelling companions are already talking about booking it again, in the near future. Thanks James for making it home.

Beautiful house!

The house is lovely and very centrally located. It was very easy to walk to everything in downtown Charlottetown. The owners seem to have thought of everything! There was even fresh scones and wine waiting upon arrival!

Perfect Place in PEI

We really enjoyed our stay in the Garden Suite of The Black House. Four of us comfortably stayed in this house for a week and found it an ideal location for touring central Charlottetown and the rest of the island. The home has been thoroughly remodeled with great attention to detail, and the little touches provided by the owners and caretaker such as the fresh-baked biscuits and bottles of wine, extra fridge provisions, the beach bag loaded with towels and pails, etc, were very welcoming and much appreciated. The information and recommendations provided by James just prior to our arrival were also very useful. I'm sure we would have loved our time on the island no matter where we stayed, but The Black House was really the icing on the cake and we hope to return there sometime soon.
