Colle Maggio is a very pretty stone farmhouse in 8 hectares of land, which dates from the end of the 19th century when it would have been home to tenant farmers. Today, it is an idyllic retreat offering complete privacy and tranquillity. The accommodation is spacious and comfortable and the east facing terrace and gazebo overlooking the pool on the south side provide additional space for eating “al fresco” or simply chilling out.
There are three bedrooms; two double and one single. The single currently has a bunk bed and is suitable for 2 children. An additional single bed can be provided, and the living room has a comfortable sofa-bed. A cot and high chair can also be provided at no extra charge.
The breakfasting kitchen is modern and well equipped and the French doors give access to the covered terrace – just perfect for taking that cappuccino in the morning sunshine.
The large living room has a formal dining area and two sofas for curling up in front of the fire with a good book on cooler evenings.
The swimming pool area (described by guests as the cleanest EVER), is completely fenced and complies with all current safety regulations. The pool is 11 x 5 metres with a depth of 1.5m, so is ideal for children.
Behind the house, there is the “smallholding” housing sheep, chickens, ducks, rabbits – a favourite area for children to explore. The owners, Giuseppe and Maria visit very early each morning to see to the animals, clean the pool and water the gardens. You won’t know that they’ve been there except for the basket of produce they’ll leave you.
Colle Maggio is just 3kms from Valfabbrica, a small town with banks, post office, supermarkets, bakers, restaurants and bars. There is a weekly market on Fridays, and a "festa" in August/September each year. Assisi, Gubbio, Perugia and many other historic towns are within easy reach.
It's unusual to find a property of this size - perfect for families - which is totally private and independent. The house is surrounded by farmland and is fenced and gated, making it very secure for children. You will be undisturbed by traffic noise, you are not overlooked by neighbours, but a short drive will take you to some of Umbria's most splendid historic towns. Susan Bowhay-Pringle has lived in Umbria since 1995. She managed Collemaggio for Giuseppe and Maria Comodi (pictured) from 1998 to 2008, and has recently taken over management of the lettings again. Since Giuseppe and Maria are essential to the success of Collemaggio, here's a little about them:
Collemaggio was purchased by the Comodi family in 1951, and became an Agriturismo in 1998, under the ownership of Giuseppe Comodi. The land is still farmed by him, with cereals, olives, vines, and fruit trees. The smallholding provides food for the family (and guests at Collemaggio) with its well-stocked vegetable garden, hens, pigeons and rabbits. Giuseppe knows the land well, and is an expert in finding truffles and porcini, as well as hunting hare and boar in the woodlands that surround the property.
Collemaggio is unique in providing a real taste of Umbrian rural life, in complete privacy, yet with the luxury of a private swimming pool. Every guest comments on the cleanliness of the house, pool and gardens. The house is furnished in the typical style of Umbrian "contadini" - simple, but with all you need for everyday comfort. At Collemaggio it is impossible NOT to relax!
The owners of Colle Maggio, Giuseppe and Maria are known for their kindness and thoughtfulness. They will not intrude on your holiday experience, but will go out of their way to be sure you have everything you need. You will be welcomed with a basket of their own and other local produce, providing you with your first taste of the generosity that comes naturally in rural Umbria.
We had a fabulous time at Collemaggio. It's the most stunning place and honesty we wouldn't change a thing.
Giuseppe and Maria are a delight and it was so luxurious that they cleaned the pool every morning and dropped vegetables and fruit on the table.
We are very seriously considering a return in 2017 so will look at diaries.
I know people have mentioned the lack of wifi but actually it was wonderful to digitally detox for a week. We all read a few books! I did actually get a 3G signal for the occasional peek online.
One tiny tip would be to put together a folder of leaflets about local amenities and attractions. We knew about the obvious places etc but we may have missed some others. And we only discovered the excellent supermarket on the road towards Assisi towards the end of the week. We found the Coop and Conad a bit limited.
But really, the house and pool are perfect for the price. Please send out thanks to Giuseppe and Maria and we hope to be back next year.
Nos trois semaines de vacances à Collemaggio ont vraiment été fabuleuses. La maison correspondait parfaitement à la description et aux photos. L'endroit est magnifique et tranquille, avec une vue superbe sur la vallée depuis la (grande) piscine. La maison est à 5 minutes en voiture du village de Valfabbrica, où l'on trouve tous les commerces utiles (boulangerie, deux supermarchés, boucherie...). En moins d'une demi-heure, on est à Pérouse ou Assise. Soit un emplacement idéal pour découvrir les principales villes de la région (Bevagna, Montefalco, Gubbio, Spello, Cascata del Marmore...). Mais surtout, les propriétaires de la maison sont des gens incroyablement charmants et accueillants. Tous les jours, Maria et Giuseppe viennent nettoyer la piscine avec discrétion. Ils répondent à toutes vos questions avec plaisir et courtoisie. Et n'hésitent jamais à vous faire partager les plaisirs des légumes de leur potager. Nous avons emporté des souvenirs incroyables de Collemaggio et espérons y revenir un jour!
We really spent two relaxing weeks during our summer holidays in Valfabricca. The old farm house is situated in a quiet surrounding and nice landscape. It although offers the possibility to start for several sight seeing tours in Umbria or nearby Toscana. Even Rome is easy and fast to reach. The excellent swimming pool is the best refreshment one can get in the very hot summer period of July and August (over 40 °C). Especially our children liked the pool. The house itself is quite comfortable. The size is big enough for six persons. One room only fits for children, because it is quite small and has a bunk bed. The matresses of the parents´ room could be better. The equipment of the kitchen is sufficient. Only thing that is missing is a dish washer (but not absolute necessary).
The owners of the house Guiseppe and Maria are really kind and hospitable, always busy working in the garden and cleaning the pool every day.
All in all the house is one of the best we ever rented for a holiday and we would like to come again!

This is a wonderful place which we have been visiting every summer for the past nine years. The house is situated in a beautiful location overlooking the Umbrian hills and surrounded by olive and fruit trees. The owners keep the pool and spacious terrace areas in impeccable condition every day and frequently bring fruit, vegetables, eggs, etc. from their adjacent small holding to the house guests. The location is very quiet and private while being just five minutes' drive from the village of Valfabbrica where one can find two well stocked supermarkets and other smaller shops and cafes as well as a post office and banks. Perugia, Assisi and Gubbio are easily accessible by car and are all worth a visit.
Colle Maggio is situated 3 km from the small town of Valfabbrica, which is on the SS318, 20 km from Perugia, 15 km from Assisi, 30 km from Gubbio and providing excellent road access from Rome, Ancona and Northern Italy.Valfabbrica is crossed by the famous Sentiero Francescano, a road between Assisi and Gubbio travelled by St. Francis, and now a well-signposted pilgrimage route.
Valfabbrica offers all main services, including banks, pharmacy, emergency medical care, post office, petrol station, 2 supermarkets (one open Sundays), 2 bakers (one open Sunday morning), butcher, fishmonger (Thursday and Friday only), pizzerie and restaurants. You can get a slice of pizza to eat on the go, or spend a few hours enjoying a typically Umbrian lunch at the restaurants offering home made and local produce - fresh pasta with truffles, woodland asparagus, 'torta al testo', wild boar and some excellent wines.

Valfabbrica is well-placed for visiting the capital of Umbria - Perugia, which has antique and craft markets, the National Gallery of Art, churches, museums, Roman remains and "Umbria Jazz" in July each year, not forgetting the Chocolate festival in October - surely the most delicious festival in Italy!
From May to October, there are "feste" or "sagre" in almost every village and town in Umbria. Going to a festa is a great way to experience local life and eat well (and cheaply).
Other towns of interest that are easily accessible include Spello, Gubbio, Citta di Castello, Todi, Spoleto (famous for the Festival dei Due Mondi in June/July) and Umbria's spiritual jewel - Assisi.
