This 2 bedroom property is on a very small farm with shared games room, tennis court and summerhouse above tennis court.

The accommodation is on ground floor level only with wifi in the living area. At one end of the building, with views south to the River Tay, you will find the master bedroom with its en suite shower room with shower and toilet. The beds can be a superking (6 foot wide) or the beds can be separated to form 2 singles.

Next door is the second bedroom which is smaller but the beds are the same. There are 2 zip and link singles that can be put together to form a superking bed. The view here is of the rolling countryside to the east.

Next door to the second bedroom you will find the main bathroom which has a large separate shower, bath and toilet.

Then you move into the kitchen/living/dining area with large patio doors onto west facing patio where you can see our new wind turbine.

About the property

Cottages at Outfield Farm

On site we have 3 properties, all with wi-fi in the living areas. The sandstone steading building is in an L shape with the long part of the 'L' housing the 3 bedroom property, Outfield, and the shorter part of the 'L' housing the 2 bedroom property, Pitmiddle. These properties are therefore semi-detached and these 2 properties can be used as one large property when the interconnecting door is unlocked (this gives you a large 5 bedroom cottage called Pitfield).

Also on site backing on to Pitmiddle you have the detached 1 bedroom cottage Honeysuckle.

All guests are able to have shared use of the on site tennis court and games room. The surrounding garden area around Pitmiddle Outfield and Honeysuckle is not fenced. The properties are on a very small farm accessed via a farm road.

We have tried to be as environmentally friendly as we can with our holiday houses. When we converted Pitmiddle and Outfield from farm buildings into accommodation we kept the same footprint so some stables are now bedrooms! We have used reclaimed wooden flooring and the houses are powered by a geothermal ground source heat pump. Our water supply comes off the hill and is filtered in our water treatment area before going to the houses. All our fixtures and fittings are sourced locally.

In order to increase our green credentials even more we are now excited to announce that we have just put up a small 18 m wind turbine on the hill behind the holiday houses. It is only an 11 kw turbine but we hope that after its first year we will have generated enough kw hours to cover our on site electrical needs.

I live on site with my family in The Farmhouse. I was born and brought up in Scotland. Property is my business and these holiday rentals are part of that business. Why Suki Stobbs chose Perthshire

We moved to this location from Fife as it was half way between Perth and Dundee where we had business interests We wanted great views and country location. In fact the location is a winner for most people who come here - some want proximity to Dundee, others want easy access to Edinburgh and others want to be able to get to St. Andrews and all of the golf courses over in Fife. We took a few years to convert an old farm steading into the holiday cottages called Pitmiddle and Outfield. We are delighted with the result and opened for business way back in 2005, can't believe it is that long ago. Honeysuckle always existed as a little bothy so we decorated it in the same colours and promoted it from a long term rental to a holiday let.

We have tried to cover every eventuality offering a 1 bedroom cottage, 2 bedroom cottage, 3 bedroom cottage or the 2 joined together to give a 5 bedroom cottage.

What makes this cottage unique

As you walk around up here you have the most fantastic views towards Abernyte village, The River Tay and King's Seat. You feel on top of the world - almost alpine (especially in the snow!). All guests can use the summer house above the tennis court and take in the rolling countryside around us. We are however only 20 minutes by car to either Dundee or Perth city centres.

We are trying hard to be green - you will spot our new wind turbine which we hope will cover our electricity costs - it's only a little one but we have high hopes! All properties have reclaimed wooden flooring and use a soak away drainage system. We also have our own private water supply with its water treatment room where the water is constantly filtered and backwashed daily. Pitmiddle and Outfield also benefit from underfloor heating powered by the ground source heat pump in Outfield.

We hope too you will enjoy the animals round about. We have our own alpacas and hens and in the summer our neighbouring farmer puts some of his sheep in 1 of our fields. We do also provide satellite wifi for our guests which is now something I believe people come to expect. Help yourselves to logs, they all come from here.

Nightly price is relevant for short breaks of 3 nights only (3 x nightly price) - for other lengths of stay under a week please ask for a quote.

Friday changoever wherever possible but we can be flexible except less flexibility in July and August. This year in July/August we are offering a Friday or Monday changeover if at all possible - we can be a bit more flexible at beginning of July and end of August.

For Christmas this property is only available as a 5 bedroom, 4 bathroom house as we interconnect it with Outfield.

This house has an interconnecting door that can be unlocked giving access to the 3 bedroom cottage adjacent to create a 5 bedroom property. Suitable for guests with limited mobility, just move rugs out of way and you have wooden flooring throughout. Private water supply which goes through a high tech filter system although bottled water is available free of charge if preferred.

Super accommodation. Friendly greeting but not intrusive. Great location. Dogs loved the walks on site & fabulous views over the estuary. Well presented, clean and homely . We use cottages frequently and this one will be hard to beat!

Beautiful scenery, comfy beds with nice sheets, walks right out side the front door, lovely house owners, well stocked kitchen. Overall great experience. I'll definitely be coming back.

Sehr sauberes, schön renoviertes Cottage. Ruhige, idyllische Lage. Ansprechende, gemütliche Einrichtung; gehobene Ausstattung (z. B. Geschirrspüler, Thermostaten an Duschen, Fussbodenheizung). Beschäftigungsmöglichkeiten für Teenager: Tenniscourt, Fussballwiese, Tischtennis, Billard, DVD Ausleihe. Zentraler Ausgangspunkt für vielfältige Touren. Wir kommen gerne wieder!

Great place to stay

Very nice house. Lots of space, beautiful view. The children loved the new tennis court.

Perfectly situated in the quit contryside yet close to the highway to Edinburg, Perth and Dundee.

I strongly recommend this place.

La détente au milieu des moutons !

Séjour super en pleine nature. Le gîte est spacieux, douillet, avec tout le confort, au niveau propreté tout était nickel. Nous n'avons pas eu de problèmes pour trouver l'adresse avec un bon Gps , une carte et les mails de Suki la propriétaire. Conseils super de sa part pour les visites notamment ST Andrews à voir. Pour ceux qui n'ont jamais conduis à gauche ; louer un véhicule avec boite automatique, ça limite le stress!! Merci à Suki pour son accueil et l'envoi des cartes postales que nous avions oublié sur la table! Nous reviendrons pour d'autres visites. Pays très beau et bien frais pour des filles du sud de la France !

This property is on a small farm in The Carse of Gowrie only a mile from Abernyte. We are 20 minutes from Dundee city centre and 20 minutes (by car) from Perth city centre. Although rural we are about 7 minutes by car to the dual carriageway and then it is an hour to Edinburgh or an hour and a bit to the outskirts of Glasgow or within an hour you are up in the Highlands. Golf in Blairgowrie is 20 minutes away or golf in St. Andrews is 40 minutes away. Fishing in nearby lochs or on The River Tay is all within easy reach.

Other Activities: Shared table tennis and pool table on site as will as tennis court and walking

Golf: Blairgowrie golf course is within a 20 minute drive, it has the superb Rosemount and Landsdowne courses as well as the Wee Course. Visitor rates can be found on their website.

There is also golfing at Piperdam resort and then 40 minutes away you have all the courses of St. Andrews.

Ski: Just over an hour away you have the slopes of Glenshee. Or the far side of Edinburgh you have the artificial ski slope at Hillend.
