This beautiful home is located in Philadelphia's Bella Vista neighborhood. The neighborhood boasts plenty of food options, parks, and is close walking distance to many more attractions. About a 15 minute walk from Rittenhouse Square and Washington Square, it's central location makes it extremely convenient to stay in quiet and comfort but still be accessible to the city and surrounding areas.

The home itself is 5-stories tall. Granite countertops and stainless steel appliances adorn the kitchen located on the 2nd floor. The 2nd floor also has a dining table (seats 4 but expandable to 10) and the living room to form a nice spacious living area. On the third floor you'll find the master bedroom with walk-in closet, double sink and walk-in shower featuring 2 showerheads. Relax in a king-sized bed with tempurpedic mattress for one of the best nights of sleep you'll find.

The 4th floor features 2 more bedrooms and another bath / laundry room. Guest room 1 includes a queen sized tempurpedic mattress and guest room 2 features a full sized pillow-top mattress.

The basement is finished and features a pull down, queen sized bed with a tempurpedic topper on it. There is room throughout the house to include several air mattresses for extra accommodation, and the couch in the living room could easily sleep 2 people on it (no pull-out).

The final gem of this house is the spacious roof deck with beautiful 360 degree views. Sitting higher than any of the other houses around, one can see downtown, the river, south Philadelphia and often features stunning sunsets. The deck has a dining table, grill, and a 13-piece furniture configuration that can comfortably seat up to 20 people or more.

There are 3 cameras in total, 2 located on the exterior of the house covering the front and rear door, and 1 located in the kitchen covering the common area floor. This property is spacious, bright, and modern. Built in 2007 it features all hardwood floors, high ceilings, new appliances, and a beautiful roof deck. The location is walkable to all areas of center city, the Italian Market, South Street, and Old City. Restaurants, brunch spots, and bars are all easily accessible within a few minutes walk, including one of the top brunch places in the city directly across the street.

The house is comfortably furnished with plenty of space to relax. 2-zone HVAC systems keep the house warm in the winter and cool in the summer. The street is quiet and clean and the neighbors are friendly.

Poorly Maintained with Difficult Attitude

The house from every perspective was filthy....floors, kitchen, bathrooms, refrigerator, etc. Fridg full of food, hairs in bathtub, sheets not clean, floors filthy, etc. And the attitude was quite difficult with the basic view..."take it or leave it" Which is very difficult when in a city you don't know. So bad the first night my wife, sister in law and daughter booked a hotel, compounding my expenses. And illegal as the tenancy agreement doe snot allow VRBO to be used. As If the Owner Forgot Someone Was Renting His Home

My wife and I along with our two daughters rented this home for 4 days/3 nights. The Owner was not particularly responsive during the initial rental discussions and that should have served as a tip that he wasn't focused on renting his home. We arrived and it was as if the Owner had departed about 15 minutes ahead of us. The refrigerator was so full there was no room for us to place our items. There was no coffee maker, there were no closets available so no shelves/hanging places in any bedroom for our clothes, the bed in the master bedroom appeared slightly askew and couldn't be fixed by us, dirty carpets and generally a feeling that the Owner was doing us a big favor renting to us. As we were paying top dollar, disappointing. I would not recommend it for the price. Location was ok, though a long walk or short UBER ride to most tourist attractions.

Owner's Response: David - I appreciate you sharing your response and I'm sorry your stay didn't live up to your expectations. I think there may have been some miscommunication as it was your daughter who made the booking and with whom I spoke exclusively through the process. I did explain to her, as I do all travelers, that this property is my primary residence and that it is not set up as a full-time vacation property. When I do rent it, it is on a case-by-case basis and only when it can work for both parties. In this instance, it was not the most convenient for me to rent it, but I did so to accommodate your family and stay. To address a few points you mentioned: 1) Food in the refrigerator - I was indeed rushed as my job had me quite busy at the time. I had intended to clean out the fridge before leaving and as it was out of sight it got missed. I remembered this before you guys arrived and I had sent a note to your daughter who's contact was the only one I had saying I had forgotten and would stop by and clean it out that evening or the next morning, whenever was convenient to you as my renters and I was happy to accommodate a time you would have been out of the house. She responded saying it was OK and that she didn't intend to use the fridge for the weekend. 2) Coffee maker - this was not asked for prior to the stay. When it is, I let renters know that I am not a coffee drinker and that there are plenty of coffee shops within a 2-3 block walk. I'm always happy to make recommendations when asked. 3) Shelf space/closets - The master bedroom closet is locked for owner storage, but the 4th floor bedrooms both had ample hanging and shelf space in them and are open for renters use. I am sorry you felt I wasn't responsive leading up to your stay. It was a busier than normal week for me. The access information to the property had been provided, and most of the other information provided could have been found in the welcome email and hospitality center information that is posted on the listing. I didn't understand your urgency to have the information as it was being requested and this probably could have all been solved with a simple phone call. I generally try to touch base with a phone call the week leading up to a rental to ensure the property is all set-up to best suit my renters' needs. I did speak with your daughter and it all seemed very straight forward with your rental.

Excellent location

Our time in this lovely apartment exceeded our expectations. We came to Philly for a wedding and each couple had their own cozy space. The rainy weather dampened our time on the amazing roof deck.... but, the city views were spectacular.

A few amenities were missing, we bought an inexpensive coffee maker... otherwise, a perfect visit.

Our host was the best. He answered all our inquiries promptly.

Great location and space

Had a great time in Philly. There was a group of 8 of us in town for a long weekend and would definitely recommend this place. Good location and the rooftop was awesome. Brian was great to work with and everything was exactly as described expected.
