Amazing beach, swimming and snorkelling on the reef just out the door!

Relax and enjoy the spirit of Mexico in a fully furnished 1bdrm, 2 full bath, recently rennovated ocean front condo. Spend every day of your holiday watching the sun rise and set from the comfort of your condo couch or pool, both overlooking the white sand and ocean.

The spacious bedroom with ensuite bathroom can accommodate 4 guests with a king size bed and double/single bunk bed.

The kitchen is fully functional and includes gas stove, oven, microwave, fridge, coffee maker, pots, pans, cutlery and dishes. A small supermart or larger grocery store within a 15 minute drive makes preparing meals at home very easy. However, the condo is also conveniently located right beside an all inclusive resort where our guests can purchase day passes to the hotel if they want a break from the kitchen.

If you choose to venture away from the beautifully maintained beach and coral reef easily accessed from the shore by snorkel, the condo is within driving distance to all of the wonderful ecoparks, zip lines, night life and cenotes that the beautiful Riviera Maya has to offer. A rental car would help access these tourist attractions.

Perfect oceanfront condo with pools and snorkling

My family (husband and boys 4 and 6) spent 9 days of a recent 14 day trip to Mexico in this condo, and loved it. There were amazing ocean front views and great snorkeling right outside the door. This condo is truly ocean front, with multiple balconies overlooking the sea. The entire front side is a sliding glass door. We opened it each day, and enjoyed the view of the ocean and the cross breeze. If you prefer AC, you might keep the door closed, but we loved the view, the sound, the smell and moisture of the ocean air. The beach in front of the condo is beautiful and expansive. If you are a runner, the stretch of beach that you can access is likely 1 to 1.5 miles, so you could actually exercise by running on the beach. There will likely be some sea grass on the beach, which we also saw in Playa Del Carmen, but the beach is pretty well maintained, and sea grass is a natural bi-product of the ocean. You are sharing this beach front with the Tulum Oasis resort (a very fancy all inclusive on one side), some private homes, and another fancy all inclusive the Bahia Precipice on the other end. I snorkeled in front of the condo every day, and if you go far enough out directly in front of the condo, you will find coral and a small reef. This is the best snorkeling on the entire beach. Throughout the days, I made sure to snorkel across the entire mile or so beachfront, and I found coral in front of this condo and a teeny -tiny amount of coral in front of the Bahia precipice hotel way at the other end. We saw sergeant majors and other colorful fish right in front. Likely not as many as if you were to go on a snorkel trip or a day trip to a snorkel trip, but I actually saw more interesting fish here than in our day in Cozumel. If you are looking to snorkel, Isla Mujueres, an island off Cancun also has great snorkeling.

The owners were helpful and kind. We had two hiccups during our stay, as often happens when traveling outside of the US, and the owners were very helpful resolving the issue. If you have a car, there are all sorts of other great things to see, places to eat, things to do. We drove to Tulum 2 days (to see the ruins, shop, and check out the beach there). We drive to Akumal bay most days to have dinner in nice restaurants. We spent 2 days at cenotes (an underground and above ground cave and river system) to snorkel, sunbath, and cliff jump.

Can not recommend this highly enough

My husband and I stayed at this fantastic condo. Just can't say enough about it. The location was the main highlight, amongst many. The condo is right on the beach with a large balcony facing the ocean - beautiful sunrises to enjoy over coffee. The condo itself is not "fancy" nor would you want it to be in this comfortable laid-back setting. It has everything you need including two washrooms, a washing machine, a well stocked kitchen a comfy living/dining/kitchen open concept area. It also has a large balcony off the bedroom with a great view of the ocean as well since this is a corner condo. The owners were fantastic to book with and they went above and beyond to provide us with lots of info for us to maximize our stay in this area. We have already booked to go back next year.

As Good as the Other Reviews say

Our family of 3 thoroughly enjoyed our stay in this condo. Pictures and descriptions are accurate. Breanna is great at responding and providing information. Our 6-year old enjoyed all the toys available. The condo is very spacious, quiet and comfortable and had everything we needed. I won't add much to what the other review already mentioned but will add these tips that may be helpful:

-We found having a car to be much more convenient, especially with a young child

-the cave and zip lining at nearby Aktun Chen was fun and very safe for a young child

-the Chedraui supermarket in Tulum (on the Coba road towards Tulum beach) is the best supermarket we found and has most of the main bank ATMs inside (check which one is affiliated with your bank). The Super Chomak market in Akumal has a good Selection too.

-the La Buena Vida beach restaurant in Akumal on way to Yal-ku lagoon is a great place for lunch and dinner-great atmosphere

-pizzara Leo in the village of Chemuyil is great

-we enjoyed our visits to Akumal beach snorkeling for sea turtles, Coba ruins early and rented bikes to climb the pyramid, and a visit to the "cave" snorkeling at Grand Cenote just outside Tulum.

-if time allows make trips to snorkel at national reef park at Puerto Morelos for amazing coral and fish (we used Wetset Diving), chichen itza, and Ik-Kil cenote.

-the wifi connection through Oasis was fast and was $30 for 5 days

Excellent Spot to stay

This was an absolutely awesome experience. The condo has an amazing location!!! The patio looks directly out over the ocean and is amazing for sitting and watching the sunrise! At night sitting in a chair with the ocean breeze is truly an experience to remember. The condo was very well kept and close to so many activities. Whether you want an authentic Mexican town experience or the resort atmosphere, each is within a very close proximity. Great restaurants nearby as well as many Cenotes and the beach! Whether you want to swim in a pool or in the ocean, they are both right in front of the condo. The owners were extremely helpful and caring and made sure that my stay was perfect. I would rent this exact location again and again since I didn't even get a chance to do half of what that region has to offer. One week is definitely not enough time to spend in this amazing location!

This was our first experience renting a condo while on vacation. The owner was very thorough with directions, tips on where to eat, places to visit and we had an amazing time. The deck on the condo looks right onto the beautiful ocean front, a great place to have some home made guacamole and a cerveza! The condo was immaculate, well appointed and the bed was amazing ! There is security for the condos and parking area and the guards were very nice and helpful with directions and day trip ideas as well. I couldn't believe how quiet it was given that it is close to a resort. Being able to walk right out and swim in front of your vacation home is an amazing benefit! My morning walks included not only the beach but down the road from the condo where I was able to see amazing birds, flowers and wildlife. It is truly a paradise and the owners made sure we felt welcome and safe. Would highly recommend this unit to any one. We didn't want to leave when our week was up!

Stayed in this condo for 3 weeks, and met an American who could not believe it was my first time in Mexico and I had elected to stay on this particular beach. He told me he has been to Mexico a total of 19 times and has now bought property there, and out of all the coastlines he has visited, Pacific and Caribbean side, there is no finer beach anywhere in Mexico for swimming/snorkeling than the beach this condo is situated on. You are so close to EVERYTHING and there are countless places to see and things to do in the IMMEDIATE area. The condo was exceptionally clean when I arrived, the large lanai has the most fantastic view, kitchen is very well equipped. Shopping in the nearby supermarkets is about half the cost of groceries in Alberta, Canada. The unit owners are extremely caring, checked in with me more than once to ensure I was enjoying my stay. Arranged for water to be delivered right to my condo when they found out I didn't have a rental car. The walk to the highway through the Oasis Tulum next door is a beautiful 10 min. walk, and colectivos which stop for you on the highway about every 2 min. will take you to the Chedraui in Puerta Aventuras for $2. (U.S.) - GREAT supermarket - or the town of Akumal where the HUGE sea turtles swim in Akumal Bay for $2.50. You can explore 5th Ave. at night in Playa del Carmen (do your souvenir shopping here! great prices!) by taking the colectivo into town, for $3. And from there, walk 2 blocks and catch a beautiful coachline bus with a/c and a movie playing for $13. and tour Cancun! Highly recommend Xplor if you like ziplining - went on 28 ziplines in one day, some go up to 30 km/hr and are quite high - VERY safe. And highly recommend snorkeling in Hilario's Well in Hidden World's cenote, a quick ride down the highway - an experience you will never forget - $30. for an hr. of snorkeling in a phenomenal uncrowded cenote, including a bat cave. Of all the dolphin swims, Dolphinarius in Puerta Aventuras ranks #1 and you can swim with & feed a manatee family, and get private time with the sea lion and his handler, not to mention the fantastic buffet which is open all day long (barter on the price of the pictures, they will come way down, we started at $79., and ended at $44.) Quite often, there was a school of all kinds of fish numbering 100 - 200 right in FRONT OF THE CONDO in water that was thigh high. You will see the odd stingray in front as well. Beach bar an easy walk too. Felt VERY safe!!!
