ACCOMMODATION AND SLEEPING ARRANGEMENTS
Maximum 9 guests including children. 3 guests in the mini suite; 3 guests in the attic room; 2 in the ocre room. Beds can be separated. Sofa bed in the living room. Cot/crib available. The apartment is on the first floor (one floor up from ground floor). A flight of stairs at the entrance, unsuitable for persons with impaired mobility, please see picture of stairs on the listing.
THE LIVING ROOM
There are 3 large sofas (1 is a sofa bed), an armchair, Satellite TV, AC. A beautiful 17th century candelabrum and large contemporary paintings ornate the room and the walls.
THE DINING ROOM
Dining room has two windows and a glass entrance door (see pictures); there is a table for up to 10 and a fully appointed kitchen with stove, oven, fridge, dishwasher, sink, a very large closet. Powerful AC.
The bedroom has a kingsize bed that can be separated into twins, bed tables, padded bedhead, window with shadows, satellite TV, AC; the adjoining suite has a sofabed, cupboards, an antique desk with chair, window with shadows. The bathroom has three windows, a separate shower, enclosed WC.
The Ocre Room includes a kingsize bed that can be separated into twins, bed tables, padded bedhead, window with shadows, satellite TV, AC. The ensuite bathroom has a huge steamshower.
The Attic Room includes a kingsize bed (cannot be separated), bed tables, padded bedhead, a single bed, two skykights with shadows, cupboard, satellite TV, AC; the ensuite bathroom has a bathtub and a separate enclosed shower.
Powerful and quiet A/C in all rooms; independent heating; free broadband internet WiFi; sat TV in all rooms and living room; washer, separate dryer in the kitchen/dining room, drying rack, iron and ironing board available. Palace doorman during daytime.
Very comfortable, extralarge beds (birds and yellow room 180 cm; pink room 160 cm). The 3 ensuite bathrooms are smart and roomy; large and comfortable shower boxes; broad US-style shower heads with plenty of hot water. We provide hairdryer, shampoo and soap. One free set of 3 towels per guest. Extra towels available at € 5.00 per set.

We care about your comfort: the best beds we could get, spacious, welcoming bathrooms, showers with plenty of hot water, ample living room, lots of TVs, fast internet, plenty of light and ventilation, efficient heating/AC. Furniture and interior design are a combination of traditional and contemporary.
Within 100 m: foodstore, wineshop, 24 hrs bakery, tobacco shop, international newsstand, barber shop (remember Julia Roberts in Eat, Pray, Love? THAT barber shop!); several restaurants, Laganà, Fiammetta, La Campana, Alfredo (my preference is in that order) all serving good roman food; a taxi station 50 m away and two bus stops.
Subway is 700 m, 10 min away.
Try Pizzeria del Leoncino, Via del Leoncino, or La Sagrestia, Via del Seminario (Pantheon).
Campo di fiori, Piazza Farnese and surrounding area: plenty of bars and restaurants!

Grand Orsetto is at the center of Rome and a very quiet, brightly lit, airy apartment. Most tourist locations are within walking distance: in 15 to 20 minutes on foot you may reach the vatican, the spanish steps, the trevi fountain
This lovely, airy, quiet apartment in the back of a courtyard was perfectly located just a few blocks from the Piazza Navona. We were able to walk virtually everywhere. The apartment is huge, with high ceilings and large common areas. My son loved the attic bedroom with its sloping ceilings. Thoughtful amenities including little packets of shampoo and soap, nice to have when you first arrive. Iryna was responsive and made arrival easy. Be sure to pop into the Portuguese church down the street, which is amazing inside. We would stay here again!
We have rented apartments in Italy before but never have we enjoyed the size luxury and location as much as this one. On a typical Roman small street only a two minute walk to Piazza Navona you unlock the front door from the street and enter a quaint courtyard facing the building in which the apartment is located. We had learned not to trust the pictures of rental apartments but you can trust these. Thank you for a great time in Rome
This apartment was a perfect blend of old Roman atmosphere and updated everything! We were three couples and the apartment was big enough that each couple had plenty of privacy but also a huge living room and kitchen to encourage togetherness. The beds were extremely comfortable--as long as you like firm! There were televisions everywhere and very good wifi. The kitchen was fully equipped although we never cooked at home. It was extremely quiet since there was a courtyard and we did not hear any street noise. It was also very safe, with a locked door to the courtyard as well as a locked door to the outside stairs of the apartment and then another locked door to the apartment itself. It was in a perfect location and we were able to walk everywhere. The only time we took a cab was from and to the train station. There were many restaurants and cafes within easy walking distance.
Filippo, the owner, was very responsive during the entire booking process and Iryna, our on site contact was also very good and gave us all the information we needed to make our stay easy.
The only drawback could be if you had any mobility issues because there is a flight of stone stairs to get to the front door. One of the bedrooms was also situated up a flight of steep stairs. One of the couples is in their seventies and they had no problems with the outside stairs so it does not have to be an issue unless you really can't climb stairs at all.
I would recommend this apartment without reservation to everyone.
This is a very nice well managed apartment with walking distance to all Rome attractions. The management was very accommodating and helpful with lots of information about the area. Booking and arrival information was excellent. We had three couples and the 29 year old daughter of one couple. The kitchen is spacious and has a long table ideal for sitting. The living room area has two large couches and a love seat and is comfortable with cable TV. The main floor bedrooms are large with king beds each with their own bathroom. The other couples in our group stayed in them and were very happy with the rooms and baths. One of the main floor bedrooms has a separate room sitting area with a day bed where the 29 yr old slept. Candidly the day bed was not comfortable for an adult I was told but could be suitable for a younger person. The third bedroom is in the attic up a very steep flight of stairs. My wife and I (both in our 50's) stayed there. I'm 6'3". We are both very flexible and easily accommodated. While they have done a nice job with it, en suite bathroom etc, the roof slopes significantly and I was ducking most of the time when moving about the room. (never bumped my head once in 5 nights). The queen bed was comfortable. The attic bathroom was cramped but had a shower and a tub. There is an additional single bed in the attic room that would have to be moved to a location away from the sloped roof for someone to sleep in. The attic room is nicely done but is truly more appropriate for kids and teens or easily accommodated (i.e low maintenance) adults. The building itself is in a great location and is very nice with a street entrance through double doors to an inside courtyard with a number of apartments. We felt very safe. There is a flight of stairs from the courtyard to the apartment. If you have ambulatory issues that could be an issue for you but wasn't for us. No elevator. Many fine restaurants nearby and a bar directly across the street for a late night adult beverage. The Vatican is 20 minutes walk. The Colosseum is a 30 minute walk, Piazza Navona is two streets away and the Pantheon is next to that. We walked everywhere never once using public transportation. Highly recommend and we'd rent again.
As I expected from reading the prior reviews, the apartment was large, clean, well-maintained and in an absolute perfect location (about 2 blocks from the top of Piazza Navonna, less than 10 minute walk to Spanish Steps/Trevi area, could even walk to Colosseum or Vatican, though we took taxis there because Rome was so hot during our time there). Surrounded by good restaurants, great sights and all kinds of history. We were a group of 5 - my wife, me, and 3 older teenagers, 19, 17, and 15 and we are all tall/big people. My son loved the upstairs room to come back to when he was tired from the day and the girls had more than enough space in the other bedroom/bathroom.
The apartment is set back from the street in a courtyard and was incredibly quiet. Three sets of keys, and the property manager, Irina, met us precisely at the appointed time and was very responsive the next day when we had one drain that didn't drain well - was fixed before we got back from our day of touring. She was also kind enough to give us keys to another then-vacant apartment she also manages in the complex while the Internet connection was being fixed (not their fault - the service provider's) so I could get a bit of work done that I needed to finish. We once accidentally ran almost all of the room air conditioners (that is the norm in Europe) at one time (it was over 95 degrees F in Rome the whole time!) and it popped a circuit breaker (but Irina had warned us it might and showed us how to fix it as part of the initial walk-through) so it was no big deal. The owner, Fillippo, provided a great recommendation for a tour guide of the Vatican and the historical/archeological sites - Carolina's fees were reasonable in the context to others we looked at and she was a font of information in both places - unbelievably helpful in navigating those daunting tourist sites and she was even willing to set up reservations for us at a winery on the day trip we were taking up to Florence.
We would definitely recommend the apartment to others looking to see Rome on foot - pretty much every night we were there (five), we walked back down to the Piazza or to Campo de Fiori and had a late night drink or sat and people watched on an alley. Thanks to Fillipo and Irina for the excellent stay.
We were two families (7 total) who recently stayed at Grand Orsetto. The property is as advertised - beautiful, large, bright and very quiet. It is centrally located and is within easy walking distance to many sights, monuments, cafes, restaurants and shops. I would highly recommend this property and should I return to Rome, would rent again in a heartbeat.
PIAZZA NAVONA is one of the grandest piazzas in Rome, a triumph of baroque art, where Bernini and Borromini challenged each other with their formidable masterpieces. The fountain of the four rivers by Bernini faces the great church of St. Agnes, by Borromini. Nearby, in Corso Rinascimento, Borromini built one of the finest examples of Baroque, the magnificent church of St. Yves, inside the National Archives Palace. Don't miss it!
Piazza Navona is busy all day, except in the early morning, its best time.
VIA DELL'ORSO is a characteristic street of old medieval Rome, prior to the baroque period. It is a limited traffic street, very quiet, and yet very close to most visiting sites.
From there you can easily reach your destinations, all within walking distance: Piazza Navona (150 m), Pantheon (600 m), Trevi fountain (1 km, 10 min), Campo di Fiori (800 m), Saint Peter (2 km), Castel Sant'Angelo (800 m, 9), Spanish Steps (1 km), Tiberina Island (1.7), the Ghetto (1,2 km), Capitol (1.6 km, 20), Colosseo (2,1 km, 25), Ara Pacis (700 m).
Taxis to/from airport have fixed rate (7.00am-11.00pm); at night the rate is by the meter.
Private pick up service to/from airport to Orsetto (3 to 8 people) is in the range of € 50/75.
Train from the airport to Rome costs € 14/person.
Taxi from station to Orsetto costs about € 15.
