"The Garden Cottage"

You will love the cosy atmosphere and the big garden of this cottage located only 10 minutes from Old Montreal and downtown, close to the Atwater Market and Lachine Canal.

With its 4 bedrooms and approximately 1800 square feet, the Garden Cottage is perfect for families or large groups. It is ideal for groups of 8 to 10 guests but can accommodate up to 14 guests. Note: if you are a very big group, we also own the building right next to the Garden Cottage so you could take both houses.

The "Garden Cottage" is displayed on three levels and offers:

- 4 spacious closed bedrooms (3 upstairs and 1 downstairs) for a total of 10 guests. 3 bedrooms have comfortable Queen size beds and the ground floor bedroom has a bunk bed with a double-double bunk bed.

- 2 sofa-beds for 4 more guests.

- 2 mattresses to be put on floor.

- 2 bathrooms (1 upstairs with bath and 1 downstairs with shower) and 2 toilets

- a huge BACKYARD with a terrace & BBQ (gaz not included)

- free and easy PARKING on both sides of this calm residential one way street

- a play area for children in the basement and a beautiful playground one corner away.

We tried to mix the best of "old and new" ! The cottage was built in 1870 so it has a lot of character: original wooden floors and brick walls.

The kitchen and dining room are on an open-space concept to maximise natural light. The table seats 8 to 12 guests. A dishwasher, microwave and all you need to cook is provided.

More Outside...

The huge garden with BBQ (gaz not included) and patio set is the perfect place to enjoy a good meal!

The cottage is located on a residential street, so it's very quiet at night.

INCLUDED: Air Conditioning, cable TV, high speed Wi-Fi internet, phone for local calls, washer and dryer, linens and towels for 14 guests, all you need to cook.

NOT INCLUDED: body soap, shampoo, conditioner, toothbrush, toothpaste.NOTE: Summer and Special Events rates vary with every special event. Prices can be anywhere between $500 and $2000 per night depending on the length of stay and the event itself. Most expensive events are: Osheaga Festival, Formula 1 Grand Prix, Jazz Fest, Dragon Boat festival, Mother's Day and Father's Day weekends, Roger's Tennis Cup, Montreal Marathon, Canadian and US Thanksgiving, Christmas and New Years, US President's Day, Family Day Eastern and Western Canada, St-Patrick's weekend, Easter Holidays, Spring break, CAN Victoria Day, US Memorial Day, and more.

Note: the law for tourism residences in the Province of Quebec requires us to charge the following taxes. Québec Lodging Tax of 3.5%. The Provincial Tax (QST 9.975%). The Federal Tax (GST 5%). These taxes apply to the total stay but not to the refundable damage deposit.

MINIMUM STAY: 2 nights unless special arrangement are made with the owner. Should one want to book only for 1 night, a 2-night rate will apply + cleaning fees unless there is already a one night gap in the rental calendar.--- The area---

- METRO: It's a 12 minutes walk to the Charlevoix metro station (green line). From there, on the same metro line, it's only 6 stops to "Place des Arts" station (FESTIVALS) and 7 stops to "St-Laurent" station (nightlife, bars, clubs, restaurants).

- BUS: It is very easy to access down-town by bus: our house is one corner away from a bus stop that takes you down-town in only 10 minutes (line 61 on Wellington street)!

- BIKE & ROLLERBLADE: enjoy the 10 minute ride on the great bike path along the "canal" that brings you to the old montreal, or the beautifull bike and rollerblade path (over 100km long!) along the St-Laurent river that is just 5 minutes bike away from Pointe-Saint-Charles. There is a bike rental shop near the Atwater market and also the BIXI system, the famous Montreal self-access bike rental system.

- PARKING is free and easy on both sides of the one-way street.

NOTE: Snow removal is not included. A snow shovel and salt will be provided inside the house however. It is therefore possible that the access be difficult at times.

If you are a very big group, there is the Triplex on the left that is also ours (it has 1 big apartment on the ground floor) and so you can split up your groups between the "Garden Cottage" and the apartment in the neighbouring Triplex.We ask that our apartments remain SMOKE FREE, PET FREE and we do NOT allow PARTIES that could in any way disturb the other people around. If any of those rules are not followed, we will automatically keep the damage deposit either to remove the smoke smell or pet smell/hair professionally or to compensate a neighbour that could have been disturbed by a party of some kind.
