The Boathouse is a fantastic, period boathouse from about 1900 that has been updated to include a great chef's kitchen and new master bathroom while keeping the charm and feel of a true lake house. There are 3 bedrooms and two sleeping porches to accommodate up to 8 people. The master bedroom has an en suite bathroom and King sized bed, while the guest room has a queen and a full sized bed. The third bedroom has a single with a trundle as well. There is a cozy living room, dining room and two large sleeping porches with a full sized bed in each porch as well. The outside has a second floor deck with a breakfast table which is perfect for Sunday morning brunch over the water. On the lower level there is a 600 sf dock which has a large (12') picnic table on the water. Below the house is the original inside docks, and another deck on the water with a large sleeping hammock.
As one of only 7 remaining original boathouses on Lake Sunapee, the house is as unique as it is just a wonderful place to relax and enjoy the view and clear warm lake water.

We arrived to NO COLD WATER in the kitchen - a note from the real estate agent told us to NOT TURN ON COLD WATER, RATHER TO USE ICE CUBES IN FREEZER!! The cold water had been turned off, apparently due to a long-standing leak, as evidenced by standing water and MOLD under kitchen sink. Next morning, SEPTIC SYSTEM ERUPTED, spewing human waste across the house's front entrance! Stench was horrific, resulting in 2 lengthy visits from Steve (nice guy!) the septic tank emptier and days later, repairer of the broken pump. We had to step over POWDERED LIE he applied at house entrance to kill the stench/germs brought to the surface. Eleven (11) light bulbs were out in the house, with virtually no light, upon our arrival. Had to have the real estate agent bring light bulbs and potable water, within the first 24 hours of our arrival. Took DAYS TILL WE HAD COLD WATER repaired and BROKEN KITCHEN FAUCET REPLACED. Tom the plumber was at the house twice! The FURNITURE WAS FILTHY - we had to cover the couches with slipcovers we purchased from Wall Mart. There was NO KITCHEN TRASHCAN - we had to buy one, and NO EXTERNAL TRASH CANS until we called real estate agent (again!) to have one brought to the house. The OVEN was BROKEN and 3 of 5 STOVE TOP BURNERS WERE BROKEN or not functioning properly. Stove repairman had to come out, but could only re-calibrate oven. BURNERS were not fixable during our stay! Had to eat cold meals for nearly two weeks. GAS GRILL WAS RUSTED OUT and could not be used till we had grate replaced Main MICROWAVE (above stove) was BROKEN as were all lights over stove. A mini-microwave was provided, but it was so small a dinner plate would not fit in it. There was only one wine glass in the house and NO DINNER FORKS - it had a dozen+ dessert forks. BED COVERS were ALL DIRTY - I had to wash them all. Master bed linens were so bad I BOUGHT A NEW BED SPREAD and left it there upon our departure - along with kitchen trash can and many basic utensils the house was missing. There are only a few window curtains and MANY BROKEN/EXPOSED CURTAIN RODS scattered throughout, particularly in the master bedroom. Two Adirondack chairs on deck were broken. I spent two weeks cleaning this place and dealing with filthy repair jobs. We asked Coldwell Banker be moved and they did not accommodate our request. I have pictures of all of this and my many, surreal text exchanges with the real estate agent who thought none of this was upsetting!
