2 Bedrooms, 1 Bathroom, Sleeps 6 - Large Living Room with 60" TV and all cable

Guest House - It has a kitchen , bath (downstairs) and living room down stairs and 2 bedrooms up stairs. About 1500 sq feet. It has 3 beds and a sofa. Sleeps up to 6 . Lots of space. It is located in Henrico County. - The 3 beds are a king and 2 queens. The kitchen has fridge with icemaker, there is a dishwasher, Keurig coffee maker and stove. - we have full cable with HBO. - Dog crate is available - dog(s) may be required to be crated when owner is not home - please discuss in advance. 10 min to museum district, 15 to short pump, 10 min to Carytown and 10 min to downtown. My main house is also available - it has 4.5 bedrooms and sleeps 8 (or more).

I provide coffee, tea, sugar, creamer and many spices for cooking.

This is a comfortable place - I spent a lot on the beds, I've found that some people can be hard on furniture and I do not have elegant appointments. The kitchen is nice but no granite - it's more of a country kitchen with most everything to be functional. If you are looking for high end you need to probably look elsewhere and pay more.

Why Bill Rogers chose Richmond

I bought this property because of it's central location and easy access to Interstate 64 and I-95 and to the fan and downtown Richmond. As it turns out it's a great place for guests for the same reason. This place is quiet and secluded but within minutes to Downtown, the fan, the west end, to Glen Allen or even to south side. It's a great jumping off point.

What makes this cottage unique

This place is set up generically without my personal stuff in the house. It's purely a functional place to stay without too many frills. I do leave Coffee and Tea. I have populated this place to be comfortable and useful. It has some luxuries like full cable and 50 gig WIFI. There is plenty of parking. I love a comfortable bed and I think I've put nice stuff where it counts. Central air and heat works extremely well.

Excellent Host. Excellent Cottage. Excellent Stay.

This space was perfect for what we needed. There was plenty of parking space, plenty of space within the cottage, and Bill makes sure the cottage provides literally all of your essentials that make this place feel like your own home. Bill is always available if you are to need him for anything during your stay. The home is extremely well kept and is within short driving distance to all shops and attractions one could want. Would definitely recommend this property to anyone in need of place to stay while in the Richmond area.

Spacious and reasonable, a few issues

Our stay at this location was during Christmas week. We were in town visiting relatives.

The great:

(1) Location - very convenient location close to Interstate 64 in a quiet neighborhood

(2) We could bring our dog and they even have a fenced yard, although we didn't let our dog off leash but once due to the cold weather.

The good:

(1) There was plenty of space, with an eat-in kitchen, living/dining area and two bedrooms.

(2) Having a TV in the living room and in the upstairs king bedroom was nice.

(3) Laundry and supplies so we didn't have to return home with bags of dirty clothes.

(4) Kitchen had most of the equipment you would need, although they could stand to purchase some additional glassware and silverware.

(5) Shower had a strong water flow.

(6) Keurig coffeemaker and coffee was provided and some pantry items & spices.

The inconvenient:

(1) There is one bathroom, and it is located downstairs, so if you get up in the middle of the night, you must go downstairs to use the bathroom.

(2) There are no clothes closets in either of the bedrooms, so you are living out of your suitcases.

(3) There is no hook on the back of the tiny bathroom door and no place to put your clothes. or even a robe.

(4) The front door is difficult to lock, especially the deadbolt.

Also, the TV could stand to have some written instructions regarding use. My husband is a techie and he had trouble locating the TV guide selections, available channels and trouble using the remote.

The uncomfortable:

The temperature in the home is difficult to regulate, because there is, I am guessing, a ten degree or more difference in the temperature between the upstairs and the downstairs. To get the downstairs to a comfortable temperature means you are roasting upstairs and it is too hot to sleep.

On balance, you can tell that the good outweighed the bad and with a few improvements, this would be a more comfortable place to stay. The house is old, not exactly immaculate and could use a major renovation. But for a short stay of a weekend or less than a week, you probably cannot find a place that accepts pets for less money.

Owner's Response: This person choose to write a review with some "inconveniences" that I would like to address: 1) There is a closet in one of the bedrooms and a closet outside the other bedroom - not sure what house she was staying in 2) The TV has a separate sound bar that has a separate control - otherwise it is a normal comcast remote (soon to be Verizon Fios) - however after these comments I'm removing the sound bar and only the TV sound will be available. This should make it easier on the Techies. 3) The guest house was built new in 2003. I'm not sure what major renovations she is suggesting but I will not be making major renovations. 4) Glassware - while it's true that much of the glassware is unmatched -there is plenty of glassware - tall glasses, small glasses, coffee and tea cups and enough glassware for 10 people easily. As far as plates - they ARE matching and there are large plates and small plates enough for 6 to 8 people. I will not be putting nice glass ware in the kitchen because some people are a little rough on them and either take them or break them. 5) My cleaner takes offense at the "not exactly immaculate" comment - she spends 4 hours going over the house after every stay and she is very meticulous. I have not had another comment about the place not being "exactly immaculate". 6) The top lock of the door is a little sticky - I have worked it several times and will again. It helps to pull the door to you as you turn the key however I'll fix it further. However I do not consider this to be a topic worth discussion. 7) I have added a hook to the back of the bathroom door. The bathroom is a bit small - and is good for only one person at a time however the shower will accommodate two or three people with one person in the bathroom. 8) The temperature is a bit different upstairs but absolutely not 10 degrees (not sure why she would exaggerate). There are several ways to deal with this.. I have a plug in heater downstairs in the living room that can be used or you can crack a window upstairs but as measured yesterday - the difference is 3 degrees at times. 11) ironically most people leave the place in pretty good shape. She however, left it dirty and with outside debris all over the downstairs so maybe "not exactly immaculate" is a relative term. 12) I've been doing this for 3 years with this guest house - I'm constantly surprised by some of the things that people say. I feel like this is a nice comfortable little house.

Thanks for a great stay

This was the perfect spot for our hobby, which is visiting civil war sites and battlefields. It is very close to Richmond's city center, but still far enough away to be safe and quiet. The fenced in yard is a plus because we could let our little dog out without a leash.

It was just me and my husband staying here, but the home could easily house 6 or 8 people.
