This house is great for families that want to have relaxing days on the water. The house is situated right on the Llano river. There is a large sand bar, and lots of shallow water for the kids to play in. Easy access for paddle boats, kayaks, canoes, and jet-skis. In addition there is a large fenced yard for the kids and pets to play in.
There is a small deck on the back of the house with a charcoal grill, chairs, and spots to hang wet things. On the water, there is a boat garage with a rooftop deck that faces west over the water, perfect for watching the sunset.
The master bedroom has a king bed and attached full bath.
One guest bedroom has a queen bed, and the other guest has a twin and a futon that is slightly larger than a twin.
The couch in the living room is a full sized pull out.

With two small children and two dogs, we needed to find a place that we could all enjoy. This house has a fenced yard and easy access to the water. The river is very slow moving and shallow. You can wade about 2/3 of the way across before you hit deep water, and a lot of it is shallow enough for a toddler to stand in.
We really enjoyed our stay. The house was conveniently located and we took trips to Marble Falls, Burnet & Llano. The river was perfect for our kids & they loved playing in the water & on the sand bar. The house was nicely updated & beautifully decorated. It's a great family house: lots of toys, games, DVDs and Netflix. We look forward to a return trip!
We loved our time here and I wish we could have stayed longer. It was perfect to get away and relax for the weekend without having to think too hard. I packed in a laundry basket and brought food in an ice chest. Everything else we needed was at the house waiting for us. We grilled and paddled around and our small children enjoyed practicing their fishing skills. Even when the weather wasn't nice to us we were happy and comfortable and enjoyed spending time inside. It's clear the owners have thought of everything, and we would happily return for another family get away in the future!
I would prefer to give 2.5 stars but the Homeaway site doesn't have that option.
Overall, we enjoyed our stay but there are a number of issues that drag the rating down. First, the positives: Good location near town, owners are very good and pleasant to deal with, and if you have smaller children, the shallow sandy bank of the Llano river is perfect. The house is nicely decorated and reasonably sized.
Now, the negatives: Access to the property didn't work and i had to call the owner to get in, Lights over the bar area were missing and burnt out, bugs in the dishes, forget doing in anything in the yard like games - there are stickers everywhere...this was a major nuisance, the dock at the water needs to be ripped out and replaced - there are boards that are loose and pop up when you step on them with loose nails etc, the grass had been mowed but there were 3 foot tall weeds growing through the dock; The shower in the master bath is hand held only with the hose being connected at the bottom where the water turn on valve is located - this is a hassle in and of itself but a bigger issue was that I am 6'2'' and had to bend over to wash my hair; There is no AC vent in the master bath so it tends to get and stay hot and muggy in there, There are no blinds in 2 of the bedrooms and the master only had a sheer curtain so light comes in early in the morning and there is no way to block out the light, T-moulding from the master bedroom to the master bath was just laid down without glue or screws and we both stubbed our toe on it. The AC is clearly undersized for the house. It always had a hard time keeping the temperature during the hot day.
As the review is titled....we enjoyed our stay but would not go back or recommend it for the price we paid.
I think the best recommendation I can give any place is to answer this question: Would I pay money to stay at this place again? The answer is a strong yes. The house is well kept, clean and in a very quiet spot on the river. A nice place to kick back and relax, leaving the cares of the world behind.
If you're looking for a special riverfront get away, this is it! The home has a nice layout and is a single story. It is very clean and has everything you need. The view from the back porch is breathtaking! Sunsets are beautiful and the large open water just makes you relax and feel at ease. The owner's are prompt to reply to emails and any questions. The sandy river bottom is nice to walk on and not mushy like some other parts of the lake. If you have kayaks and canoes bring them! This is the perfect spot for them! It is awesome that part of the yard is fenced for the kiddos and dogs. I would highly recommend this property for families, couples, seniors, guys/gals getaways and pet-lovers!
