Hard to beat location

The River Lane Condos are located within a stones throw to Casino Niagara, the beautiful US Falls itself, Hard Rock Café, the Bird Kingdom, Restaurants, Clifton Hill and more.

Hard to beat location, no car needed to Falls/Attractions so no need to look for parking, just walk a minute or two and be part of the action. Located on the end of John Street, the River Lane Condos allow you to watch the fireworks from your front porch and to your left, is river road and the beautiful gorge (Niagara River). Great hiking and biking trails on top of it all.

The Space

This is an older home (100 + years) that has three separate and private apartments in it. The apartments themselves have updated décor. The exterior of the house and lobby are a work-in progress and (still need work). Windows are very old.

There are three units in the building, this is the two of three that is ready for guests to stay at.

Apartments #1 & #3 are ready. Each pic specifies if it is apartment #1 or #3. Please contact me about availability or request the specific unit when you book and I will let you know if it is open.

Linens, Towels and every kitchen item you need to cook a meal is all there for you! Professionally cleaned between each guest can gives you the peace of mind of a hotel plus all the benefits of staying at an apartment. If anything is missing, please let me know and I will call the cleaning company.

Getting Around

Free, dedicated parking space for each condo, directly beside the house.

Other Things to Note

Please note: Exterior of building under renovation (older home - working to get the exterior to match interior). Windows are very old and will be replaced in 2018. TV has Netflix only though Roku.

Don't decorate before the basics are right

This review is for third floor Apartment 3.

Most positive reviews of this property list improvements that the owner should make to complete the apartment. Since those reviews are mostly over a year old there has been time for improvements, but none have been made. Sheet cleanliness was an issue.

There are decorator touches but they appear to have been put in before the basic renovation was complete and renovation was never finished . Cleaning service seems to have been hired out to the lowest bidder.

A property can be a work in progress, but this rental is not being improved. The apartments have potential, the price (for Niagara Falls) is ok, but unfortunately, at least until the owner completes the needed fixes, this isn't quite a great VRBO.

PRO: Great location, walk to the falls, good floor space, full sized refrigerator, range, decent internet, felt safe.

CON: No refund policy. Incomplete apartment renovation. Questionable sheets. Slow HomeAway damage deposit refund.

- The linens had black specks and a human hair. No way to know for sure, but we seriously wondered if the sheets were changed after the previous guests. Hair in bedroom 1 sheets, a speckled part of the bedroom 2 sheets (foot area) when we pulled the covers back. Not good.

- Kitchen is pretty, but so short on cabinets that the dishes are stored under the sink.

- Bathroom was clean but has zero counter space, available shelving, or anywhere else to put toiletries.

- No window or air vent in bedroom 2. Awesome if your kids like small, windowless caves.

- No screen on bedroom 1 window. Other windows that won't open.

- The living room air conditioner works, but extra trim and insulation pieces were abandoned in a pile next to it.

- A broken window was fixed using layers of clear packing tape to cover up a medium 3" hole.

- Many other unfinished details, e.g. loose hot water handle in shower, missing handle trim, broken blinds, ceiling "panels" literally tacked in place. Poor fit and finish in multiple areas.

- Somewhat crusty microwave interior. Not terrible.

- Very weak info binder. No instructions for checkout, trash, recycling, etc.

The no-refund policy says it all. This is not someone's home, it's a semi-dilapidated house that underwent partial renovation and is now being used as short term rental units.

3 stars. It has some positives. Just don't expect too much.

Great Location

The first floor apartment was very roomy and well appointed. When we had an issue, we were able to communicate with the owner by email fairly quickly. He seemed very friendly and eager to please. It was obvious that they tried hard to make this apartment comfortable for it's guests.

You can't beat the location. We kept our car parked at the free parking space and walked everywhere. We were at the falls for a wedding and had other family staying at a hotel close to the falls. We had no problem meeting up with them frequently.

Great Location

This little condo/apartment is in a perfect location. We stayed in condo #1 on the first floor. We walked to downtown and to the falls several different times and even walked down to the whirlpool from there (about 4 miles round trip). The bed was comfy and other furniture was well appointed. There is a pack-and-play available for couples with young children along with child-friendly dishes, cups, etc. WiFi worked great and TV was nice too, although we didn't spend too much time inside.

The only things keeping me from giving this a 5 star review are:

1) Communication - There were no check-out procedures available and communication with the owner was not very prompt. Some listed check-out procedures would help as we weren't sure what to do with linens, trash, etc. It also took a couple weeks before receiving the security deposit back. Not a problem but would be nice if that was something we could have planned on ahead of time.

2) It's obvious the owners have attempted to make this place very nice but there were just a few small things missing that would really help it be 5 star -- they include: fixing towel racks and loose shelves in the bathroom, having extra light bulbs available as a few were burnt out or missing, providing paper towels or napkins as that was not something we packed since we expected it to be available, fixing the floorboard that came loose, and it could also benefit from some additional bowls. There were only very large and shallow pasta-type bowls but nothing you could have oatmeal or cereal in. We made do, but just a suggestion!

3) The dishwasher also didn't work. While it was only my husband and I, we usually rent properties rather than staying in hotels so we have the availability to cook our own meals. Having the dishwasher was part of what we liked about this place, so that was disappointing.

Given all of that, we would still consider renting this property again since the location was so great and the important stuff was all there!

disappointed with the finish on the interior

We found communication difficult from the start, phone not answered and no quick response to emails, which led to us having problems locating the house when on our holiday ( had to knock doors in the street, no house number given). The interior was poorly finished with kitchen worktop edging coming away from the wall, skirting missing in places and also dirty in places (cutlery,stairs). Bath taps appeared faulty and difficult to use. The condo front door was poorly fitted and made an horrific noise when opened, disturbing others. No instructions left for fire escape or tv, no guides for the area. We accepted that the exterior needed work as we understood the property was being renovated, but was disappointed with the condo however, as we were led to believe that the condo was finished to a high standard. With a little tlc this could be the case.

Owner's Response: Yvonne & Terry & to all Future Guests, I was absolutely shocked when I read your 1 star review. I checked over in detail our exchanges through the 'communication log' in the HomeAway/VRBO system and am confident to say I was prompt and even proactive in the communication including parking details, WIFI password and codes. I also checked my phone logs and voice mails and have no messages from you. When you book (and pay in full) with HomeAway/VRBO system they automatically provide you with my phone number (which you said you had) and the exact address of the property. This happens with every booking and we have never had this issue in the past. I will reach out to HomeAway/VRBO to find out why you didn't receive the address and yet still the phone number. As for the issues you describe with the interior of the house, they included a poorly finished worktop, skirting missing and difficult to use faucets. I'm not quite sure what you mean, so I will certainly go take a look, and I apologize that these issues very much disturbed your stay. In terms of your comments of dirty stairs, that is not acceptable - if you would have told me of your concern I would have had the cleaning company go to the apartment ASAP, so that they could remedy it right away. They are VERY responsive and we don't have any issues with them. Cleanliness is a #1 priority for me. As for the dirty cutlery, sometimes dishwashers miss or harden food to the utensils at the high sanitizing temperatures - this happens at my own home often. I will have the cleaners pay more attention to that. We don't provide directions to the fire escape. In the case of a fire only, you simply open the door and walk down the steps. We should probably get some directions for the TV, thanks for brining that to my attention. As for the guidebook, many months ago I filled out the "Hospitality Manager" as part of the HomeAway/VRBO system. It includes my restaurant recommendations, things to do, places to see, location of grocery store ect.. It was all there for you to access. I also have a binder in the apartment with the map of Niagara Falls and some other take-out restaurants. We hope you were still able to enjoy your time in Niagara, and would encourage you to bring any issues forward when and if they happen, so I (and future owners you rent from) can make sure they are resolved and you have a very nice vacation.

Very nice place and great location.

We really enjoyed our stay here. The place had everything we needed. Great location, walking distance to the falls, and a block away from the WEGO transit line that is super convenient. We highly recommend the 30 minute drive down Niagra Parkway to Niagra on the Lake.
