Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting.
Smith House at Outlot 201 features two bedrooms, each with a comfy, king size pencil post bed with luxury linens and plenty of pillows. The bedrooms are also equipped with DOHM White Noise Machines, for those who are serious about their sleep! The bathroom is spacious and brightly lit, with a double vanity and large walk-in shower which includes a relaxing rain shower overhead. The bath includes a toilet closet for additional privacy.
You’ll find the separate living area a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a Bunn coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.
Upon arrival, you're pantry will be stocked with homemade banana nut breads as well as yummy granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.
Out the back door, you'll find a spacious outdoor living space overlooking the pasture, with our horse and sheep grazing in the distance. French doors lead to a charming alcove with a table perfect for dining or late night card games. Just down the steps, you'll find a clean-burning fire pit surrounded by cozy chairs on the patio -- the perfect spot after a long day of shopping or wine tasting!
Smith House has everything you need to make your stay comfortable, including Roam toiletries, a hair dryer, iron and ironing board.
If you're interested in booking more than one house and would like to expedite the booking process, please feel free to contact the owner directly so we can block the houses for you and arrange for one payment to save you time.
We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property. And lastly, Outlot 201 is a non-smoking property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.

About Darla + Mike Smith
We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little four year old who has been a champ as we've built these guest houses!

Why Darla + Mike Smith chose Fredericksburg
Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family. In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much. When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!
What makes this Cottage unique
Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've loved sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes :-)! We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.

Comfy, thoughtfully designed farmhouse retreat
We had a wonderful weekend stay at this lovely and very thoughtfully designed farmhouse. It is located on a quiet road which has a great country feel but is just a quick zip from town. The beds are comfy and there is a large bathroom. Details from the homemade banana bread and fruit to the multiple outside seating options make it a serene retreat. We will definitely return.
Far surpassed all of our expectations
We can not stress enough how much we enjoyed our recent trip to Fredericksburg and our lodging at Outlot 201 Smith House. The serenity of the environment coupled with all of the well thought out amenities of Outlot 201 were definitely one of the highlights of our trip. We were just a few minutes from the hustle and bustle of town but just far enough to enjoy the peaceful nights overlooking the pasture while visiting around the fire-pit. No detail went un-noticed in these farm houses. From the wonderful rainforest shower in our unit to the amazing bed linens and super comfy mattresses, to the fresh banana bread, OJ and yummy home-made granola, we were delighted by all the small details. We will definitely be returning!! Just hoping word doesn't get out too much before we can get back!!

I have nothing but good things to say about this location and the owners, Darla and Mike! Our home was very clean and stocked with everything we’d need. It’s country living 2 minutes from Main Street, the perfect mix of the two. I’ve already recommended this place to my friends and family. If you need a place to stay, this is where you want to be!

Absolutely loved the Farmhouse. Beautiful views, Quiet and peaceful, Very Clean, Delicious Bread and Granola, Kind & Helpful Owners, Extremely comfy beds, and super cute decor. Loved every detail. Location is perfect - feels like you are far off in the country, but you are really only minutes from Main Street. Hope to go there again.

If your travel plans change and you must cancel your reservation, please call us at least 30 days* prior to your arrival date to cancel your reservation less a $25 processing fee per room. In the unlikely event that you must cancel with less than 30 days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund may be made. Rates/policies are subject to change and vary during high impact periods and special requests. *A 60 day cancellation notice is required for some holidays and special events. We can not confirm a reservation until payment is received. Two Night Minimum stay required on weekends & holidays. Check-in: 3:00 PM Check-out: 11:00 AM Additional guests will be considered at a rate of $25 per guest beyond double occupancy. This is the event you are wanting someone to sleep on the sofa, or you'd like to bring a small child that will sleep in a "pack n' play" or are wanting to put up to two additional people on an air mattress. We are happy to consider these requests. All rates subject to 13.00% state and local hotel tax. In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out. No Pets, please call for help in boarding your pet locally.
