Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting. The three houses at Outlot 201 include:

Smith House at Outlot 201 features two bedrooms, each with a comfy, king size pencil post bed with luxury linens and plenty of pillows. The bedrooms are also equipped with DOHM White Noise Machines, for those who are serious about their sleep! The bathroom is spacious and brightly lit, with a double vanity and large walk-in shower which includes a relaxing rain shower overhead. The bath includes a toilet closet for additional privacy.
You’ll find the separate living area a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a Bunn coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.
Upon arrival, you're pantry will be stocked with homemade quick breads and granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.
Out the back door, you'll find a spacious outdoor living space overlooking the pasture, with our horse and sheep grazing in the distance. French doors lead to a charming alcove with a table perfect for dining or late night card games. Just down the steps, you'll find a clean-burning fire pit surrounded by cozy chairs on the patio -- the perfect spot after a long day of shopping or wine tasting!
Smith House has everything you need to make your stay comfortable, including Thymes toiletries, a hair dryer, iron and ironing board.

We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property. And lastly, Outlot 201 is a non-smoking property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.
We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little four year old who has been a champ as we've built these guest houses!
Darla + Mike Smith purchased this cottage in 1999
Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.
In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.
When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!
Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've loved sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes :-)! We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.
We rented the Smith house for my 30th birthday and had an amazing time! The house was beautiful with lots of great details. You can tell a lot of heart and soul went into designing the guest houses. Mike and Darla were wonderful hosts - and the homemade bread was amazing! We would definitely stay again and will recommend this property to our friends!
This is our second stay at the cabins - it will not be our last. We love that the cabins are close to town but far enough away to feel like you are in the country and can relax. Nights spent in the quiet, reading around the fire pit with family cannot be beat! Darla spoils you with delicious homemade granola and breads for breakfast.
The Smith House was a perfect country Christmas getaway. From the moment we drove up from the street, front porch lights on with a sweet Christmas greeting of fresh green wreaths and trees, to the delicious fresh baked breads and drinks in the fridge and fresh fruit on the table. Our kids loved having space to run and explore, and petting the neighbor's horse was icing on the cake. The beds were SO comfortable, even our kids slept in each morning. Darla, thank you for this cute Outlot; we are so glad we stayed here. We will be back!!
My husband and I treated my parents to a weekend in Fredericksburg visiting the shops and touring wineries. We stayed for two nights and thoroughly enjoyed our time at the farmhouse. The owners provided everything we needed for a wonderful stay, and the house itself was beautifully and tastefully decorated. The clean burning fire pit in the backyard was perfect for a cold December night, and the location five minutes from the city center was perfect for stargazing. I would enthusiastically recommend the farmhouse to friends, and I would stay there again in a heartbeat.
I planned a girl trip down to Fredericksburg and when my friend and I ran across this adorable little farmhouse we knew we had to stay there. The farmhouse is even more adorable in person. Mike and Darla were great hosts and made us feel so welcome. They both gave excellent suggestions for places to eat and good wineries to visit. I will definitely go back and stay there! Plus I am craving Darla's delicious morning breads
This place is incredible! As soon as you turn down the country road that leads to the property, you know you've picked a winner. You came to Fredericksburg to drink wine in the the country, right? Well you couldn't find a prettier place to do it than here.
The farmhouses are gorgeous, and far enough apart to feel private. We stayed in the two bedroom which had a spacious back deck with a few different fun areas to hang out, and an expansive view of the pasture with its friendly sheep and horse. The fire pit area was our favorite -- my rock nerd husband and kiddo loved exploring the pretty rocks during the day, and then we enjoyed the stars and the crickets while we sat by the fire at night.
The house itself was modern, clean, and super comfortable. Great beds, great furnishings, gorgeous bathroom, and everything you could possibly dream of needing. Darla and Mike are truly wonderful hosts. In advance of our stay I think I emailed them nine or ten times with questions (all toddler related because: traveling with toddler), and they were prompt and thoughtful and never made me feel like the crazy person I was being. They obviously have put a lot of heart and soul into these cottages, and we hope to get to visit them again very soon!
You won't be disappointed with this rental. It is even better in person than it looks in these gorgeous photos! Good luck going home though -- you're gonna want to redecorate.

If your travel plans change and you must cancel your reservation, please call us at least 30 days* prior to your arrival date to cancel your reservation less a $25 processing fee per room.
In the unlikely event that you must cancel with less than 30 days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund may be made.
Rates/policies are subject to change and vary during high impact periods and special requests. *A 60 day cancellation notice is required for some holidays and special events.
We can not confirm a reservation until payment is received. Two Night Minimum stay required on weekends & holidays.

Additional guests will be considered at a rate of $25 per guest beyond double occupancy. This is the event you are wanting someone to sleep on the sofa, or you'd like to bring a small child that will sleep in a "pack n' play" or are wanting to put up to two additional people on an air mattress. We are happy to consider these requests.
All rates subject to 13.00% state and local hotel tax.
In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out.
