3 Guesthouses with privacy and great views. Great for couples, or larger groups!

Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting. The three houses at Outlot 201 include:

House 1 (Parker House, property no. 3961685)

House 2 (Pfiester House, property no. 3961691)

House 3 (Smith House, property no. 3961692)

Smith House at Outlot 201 features two bedrooms, each with a comfy, king size pencil post bed with luxury linens and plenty of pillows. The bedrooms are also equipped with DOHM White Noise Machines, for those who are serious about their sleep! The bathroom is spacious and brightly lit, with a double vanity and large walk-in shower which includes a relaxing rain shower overhead. The bath includes a toilet closet for additional privacy.

You’ll find the separate living area a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a Bunn coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.

Upon arrival, you're pantry will be stocked with homemade quick breads and granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.

Out the back door, you'll find a spacious outdoor living space overlooking the pasture, with our horse and sheep grazing in the distance. French doors lead to a charming alcove with a table perfect for dining or late night card games. Just down the steps, you'll find a clean-burning fire pit surrounded by cozy chairs on the patio -- the perfect spot after a long day of shopping or wine tasting!

Smith House has everything you need to make your stay comfortable, including Thymes toiletries, a hair dryer, iron and ironing board.

If you're interested in booking more than one house and would like to expedite the booking process, please feel free to contact the owner directly so we can block the houses for you and arrange for one payment to save you time.

We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property. And lastly, Outlot 201 is a non-smoking property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.

About Darla + Mike Smith

We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little four year old who has been a champ as we've built these guest houses!

Why Darla + Mike Smith chose Fredericksburg

Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.

In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.

When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!

What makes this cottage unique

Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've loved sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes :-)! We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.

Farmhouse perfection

My husband and I stayed here (the 2 bedroom farmhouse) the last week of July and it was a wonderful experience! The farmhouse is so fabulous...the inside as well as the outside! Very clean and beautifully decorated right down to the lovely fresh flowers in the kitchen. I wouldn't have changed a thing! We had the pleasure of meeting the very sweet Darla and receiving some of her banana bread. It was delicious, as well as the granola, orange juice and yogurt left for us in the fridge. She has thought of everything! We loved sitting outside in morning and evening and watching (and listening) to the sheep and horse. It was so picturesque! Truly, everything we had hoped it would be. We had the luxury of being in the country and all of the wonderful, relaxing benefits that come with that, but were only 5 minutes from anything you could want in town. The best of both worlds! We look forward to a return trip to this charming farmhouse!

PERFECTION.

I could not have dreamt up a better stay! These homes are gorgeous, clean, functional and Mrs. Darla is one of the kindest people! So grateful for the weekend and I will definitely come back and tell all of my family and friends to visit as well!!

Adorable and spacious!

From the moment you drive up you are impressed with all the details that make this place your temporary home. We went for Octoberfest weekend with some friends. The front porch had pumpkins and wreaths that welcomed us. The living room is very spacious and comfortable. The 2 bedrooms had king size and very comfortable beds which was great for us. The bathroom had all the necessities and again was very spacious. The kitchen was supplied with milk, juice, banana nut bread, granola and yogurt. Plenty for 2 days. We got to enjoy the outside patio with the fire pit. And the best part was that it was nice and quite but close enough to town. Highly recommend!!

The modern farmhouse was beautifully decorated, relaxing, peaceful, and happy!

This modern farmhouse was a perfect place to stay! It was beautifully renovated and decorated to perfection. It was such a bright happy place to stay where you enjoyed the indoors with all its natural light and views as well as the outdoor living spaces. It was nice to stay a little outside Fredericksburg to feel like you were out of the crowds but you were only five minutes away from town, which made it so easy!. The house was impeccably clean and well taken care of and gorgeous! Sometimes when I think of Fredericksburg cabins I feel they can be cheesy and dark and a little kitschy! This place was the exact opposite of that! Darla did a great job on the design and decorating, was truly a great place to get away! We stayed at our house much more than we planned to, just becuase we enjoyed our house so much. We would go back to this place in a heart beat! Thank you so much for this place, it is what made our vacation!

Amazing and peaceful

Darla is a get host. Met us at the door and dropped of some wonderful homemade banana bread. The house was beautiful and simple. The beds were comfortable and the the fire pit was great.

We can not confirm a reservation until payment is received. Two Night Minimum stay required on weekends & holidays.

Additional guests will be considered at a rate of $25 per guest beyond double occupancy. This is the event you are wanting someone to sleep on the sofa, or you'd like to bring a small child that will sleep in a "pack n' play" or are wanting to put up to two additional people on an air mattress. All rates subject to 13.00% state and local hotel tax.

In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out.
