Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting. The three houses at Outlot 201 include:

House 1 (Parker House, property no. 3961685)

House 2 (Pfiester House, property no. 3961691)

House 3 (Smith House, property no. 3961692)

Outlot 201 (group listing: to book all three, property no. 4018349)

Pfiester House at Outlot 201 features a comfy, king size pencil post bed with luxury linens and plenty of pillows. The bedroom is also equipped with a DOHM White Noise Machine, for those who are serious about their sleep! The adjacent bathroom is spacious and brightly lit, with a double vanity, beautiful soaking tub and spacious shower. The bathroom has a toilet closet, for additional privacy.

You’ll find the separate living area (with queen sleeper sofa) a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.

Upon arrival, you're pantry will be stocked with homemade quick breads and granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.

Out the back door, you'll find a charming rock patio overlooking the pasture, with our horse and sheep grazing in the distance. The patio offers a relaxing outdoor shower and (easy to use) clean-burning firepit.

Pfiester House has everything you need to make your stay comfortable, including Thymes toiletries, a hair dryer, iron and ironing board.

If you're interested in booking more than one house and would like to expedite the booking process, please feel free to contact the owner directly so we can block the houses for you and arrange for one payment to save you time.

We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property. And lastly, Outlot 201 is a non-smoking property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.

About Darla + Mike Smith

We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little four year old who has been a champ as we've built these guest houses!

Why Darla + Mike Smith chose Texas Hill Country

Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.

In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.

When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!

What makes this cottage unique

Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've enjoyed sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes! :-) We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.

Quiet, beautiful, and very clean getaway

This little house is great. It is well thought out and is stocked with everything we could need. It is bright, light, and airy. The bathroom is huge and beautiful and extremely clean! We stayed with our children and had a wonderful time. We loved stitting on the patio and the kids played in the grass and watched the fire flies. The house is very quiet and relaxing. Darla and Mike made us feel so welcome and Darla makes the most amazing banana bread! It was really a wonderful stay and our kids didn't want to leave. We hope to stay again in the future!

Amazing "country setting" -- 7 minutes from Fredericksburg, TX

My wife and I visited Fredericksburg this past weekend with our best-friend "travel buddies" and stayed at Outlot 201 -- it was amazing! These one-couple cabins (800SF) are two years old and beautifully constructed, with high-end furnishings, lovely accents, a fridge, condiments and Darla's home-baked banana bread... WOW! The cabins also have totally comfortable king sized beds and a spacious/beautiful en-suite. There is also a sitting room with TV, comfortable couch and chairs and a small table for meals... unless you'd prefer to eat on the patio outside, by the fire pit, gazing at Darla & Mike's horses and goats in the pasture just 50 yards away. SO PEACEFUL! We and our travel buddies wondered why anyone would choose to stay at a B&B in Fredericksburg when "country" and fresh air were just seven minutes away! We travel around the US frequently and would rate Outlot 201 as one of our very best experiences! (Two single-couple cabins and one double-couple cabin... all were immaculate and wonderful!)

beautiful peaceful stay!

We loved our stay. From the beautiful scene to the bright open farmhouse and cozy outdoor seating, it was perfect. We found everything to be clean, very comfortable and well thought out. The fire pit (very easy to use) was a nice touch since it was a chilly spring evening. The bathroom is equipped with nice linens and soaps. Loved the banana bread and coffee and all the little touches Darla and Mike include with your stay. The hosts are very warm and make sure to touch base to answer any questions. We will be back!

Perfect

We will be back! We went for one weekend (two nights) for my husband's birthday, with our six month old baby. We stayed in the smallest of the three farmhouses. It's a clean, beautiful, bright... lovely house! The owners are kind, courteous, and thoughtful. There's a stash of goodies (homemade banana bread, coffee, milk, granola, yogurt..) waiting for you in the fridge, the linens are uber(!) soft, and the night sky is so clear that you can see all of the stars. The location was ideal. It's not right on the main road -- so there is peace and quiet, not to mention a friendly horse and goats in the backyard! -- and it's just a five minute drive to Main Street. We LOVED our visit! Thank you!!

Beautiful Property and Gracious Hosts

We stayed in the farmhouse located in the middle of the property. The location is perfect - a mile or two from downtown. There is plenty of privacy to enjoy a glass of wine on the back patio after going into town or wine tasting. The patio faces farmland where the animals roam. The house itself is beautifully built. Darla and Mike are great hosts and will make sure you are taken care of.

In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out.
