Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting. The three houses at Outlot 201 include:

House 1 (Parker House, property no. 3961685)

House 2 (Pfiester House, property no. 3961691)

House 3 (Smith House, property no. 3961692)

Pfiester House at Outlot 201 features a comfy, king size pencil post bed with luxury linens and plenty of pillows. The bedroom is also equipped with a DOHM White Noise Machine, for those who are serious about their sleep! The adjacent bathroom is spacious and brightly lit, with a double vanity, beautiful soaking tub and spacious shower. The bathroom has a toilet closet, for additional privacy.

You’ll find the separate living area (with queen sleeper sofa) a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.

Upon arrival, you're pantry will be stocked with homemade quick breads and granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.

Out the back door, you'll find a charming rock patio overlooking the pasture, with our horse and sheep grazing in the distance. The patio offers a relaxing outdoor shower and (easy to use) clean-burning firepit.

Pfiester House has everything you need to make your stay comfortable, including Thymes toiletries, a hair dryer, iron and ironing board.

If you're interested in booking more than one house and would like to expedite the booking process, please feel free to contact the owner directly so we can block the houses for you and arrange for one payment to save you time.

We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property. And lastly, Outlot 201 is a non-smoking property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.

About Darla + Mike Smith

We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little four year old who has been a champ as we've built these guest houses!

Why Darla + Mike Smith chose Fredericksburg

Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.

In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.

When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!

What makes this cottage unique

Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've enjoyed sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes! :-) We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.

Perfect Getaway

My husband and I visited Fredericksburg for a two day getaway and couldn't have been more pleased with our stay at this quaint yet emmaculate farmhouse about 5 minutes from Main Street. Darla and Mike greeted us and were extremely accommodating. We arrived to homemade banana bread and granola and a fridge stocked with milk, yougurt, orange juice and waters. The attention to detail in this home was amazing from the oversized clean bathroom, crisp white linens, lovely fresh flowers, sound machine (although we never needed it) and well thought out kitchen nook. The outdoor fire pit was perfect for a cool night and glass of wine. I would definitely recommend this place for a quiet, comfortable, relaxing stay. We can't wait to come back!

We completely enjoyed our two nights stay.

What you see on the pictures is exactly what you get and even more. Beautiful cozy cabin (inside and outside), extremely clean, relaxing ambiance, beautiful decor, perfect patio with fire pit, breakfast (delicious banana bread, granola, milk, orange juice and coffee/tea), just minutes away from Main St. and the owners very friendly and welcoming. I could keep adding and adding...

We will be back for sure!!!

We loved it.

The farmhouse was perfect for our weekend stay. You can tell that the owners put a lot of thought into making sure guests have everything they need to relax and enjoy themselves. Very nicely furnished and decorated, and very convenient for Fredericksburg. We will be recommending it to friends. Thanks!

Awesome! Perfect getaway.

We loved our stay at this cute modern farmhouse. It was perfect for our family of 4 (kids 6 and 4). Super cute decor and beautiful setting. Kids loved looking at the sheep next door and the fire pit was a plus! We were welcomed with some breakfast treats for the next morning. Mike stopped by to introduce himself and show us around the house. Less than 5 minute drive to town. Highly recommend.

This property is FANTASTIC!!!

We couldn't have been more delighted! My husband and I have been coming to Fredericksburg for many, many years. Every year we stay on a different B&B property (they have all been great) but we decided this was the best. The casita interior and outdoor space are wonderful and very cozy. We enjoyed the firepit and the most amazing sunsets every night! Darla had waiting for us homemade banana bread and granola along with a stocked pantry and refrig. Even though there wasn't really a kitchen, the armoire is set up for light meal preparation. With the accessiblilty being so close to town, one night we picked up a nice dinner and enjoyed it at home. While there we also had the opportunity to talk with Mike and he shared some interesting facts about the property. I would definatley recommend just don't try to book it when we want it!!!

Very nicely done

I knew it would be nice, but the house exceeded our expectations. Would have loved to meet Darla as well but Mike stopped by to make sure everything was up to snuff before we settled in and showed us how to work the fire pit, coffee maker, and where the outdoor light switch was hidden behind the sliding door. He also gave us ideas of where to eat in town and nearby. Great guy; very nice and very helpful. We loved the banana bread, clementines, orange juice and the locally roasted coffee they provided. Very cozy, clean and comfortable place and got to warm up next to that fire with coffee and tea in the mornings. And even with farm animals roaming 50 feet from your back door, Main Street is a very, very short drive away so you still have easy access to the wineries and restaurants.

If your travel plans change and you must cancel your reservation, please call us at least 30 days* prior to your arrival date to cancel your reservation less a $25 processing fee per room.

In the unlikely event that you must cancel with less than 30 days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund may be made.

We can not confirm a reservation until payment is received. Two Night Minimum stay required on weekends & holidays.

In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out.
