Freshly built, Outlot 201 Guest Houses offer relaxing hill country views less than five minutes from Fredericksburg's historic Main Street. Nestled in a grove of trees, the guest houses are the perfect place to retreat in a refined, yet relaxed, setting. The three houses at Outlot 201 include:

House 1 (Parker House, property no. 3961685)

House 2 (Pfiester House, property no. 3961691)

House 3 (Smith House, property no. 3961692)

Outlot 201 (group listing: to book all three, property no. 4018349)

Parker House at Outlot 201 features a comfy, king size pencil post bed with luxury linens and plenty of pillows. The bedroom is also equipped with a DOHM White Noise Machine, for those who are serious about their sleep! The adjacent bathroom is spacious and brightly lit, with a double vanity and large walk-in shower which includes a relaxing rain shower overhead. The bathroom has a toilet closet, for additional privacy.

You’ll find the separate living area a comfortable place to relax, with a flat screen television and free flowing Wi-Fi. The area also includes a small dining table and well-equipped (armoire) butler's pantry, with a microwave, refrigerator, sink, and electric tea kettle, as well as a coffee maker to brew locally roasted coffees from our friends at Ranch Road Roasters.

Upon arrival, you're pantry will be stocked with homemade quick breads and granola, fresh fruit, yogurt, milk, juice and bottled water. You'll also find plenty of coffee and tea on hand.

Out the back door, you'll find a charming brick patio overlooking the pasture, with our horse and sheep grazing in the distance. The patio provides beautiful sunset views -- the perfect spot after a long day of shopping or wine tasting! There is also a small, clean-burning fire column on the patio.

Parker House has everything you need to make your stay comfortable, including Thymes toiletries, a hair dryer, iron and ironing board.

If you're interested in booking more than one house and would like to expedite the booking process, please feel free to contact the owner directly so we can block the houses for you and arrange for one payment to save you time.

We welcome children, with the simple request that they don't roam too far from your sight. We are not able to allow pets due to the livestock and other animals on the property. And lastly, Outlot 201 is a non-smoking property and we very much appreciate your support of our commitment to a smoke-free environment for our guests.

About Darla + Mike Smith

We are Mike and Darla Smith, and we live nearby in the property's 50's farm house. Both of our families live in and around Fredericksburg, and we feel incredibly blessed to call this place home! We have four children -- three grown kids and a fun little six year old who has been a champ as we've built these guest houses!

Why Darla + Mike Smith chose Fredericksburg

Mike bought the property in 1999 from the Pfiester family, who were one of the original German families to settle Fredericksburg. As families arrived to the area in the mid-1800s, the German Emigration Company gave them a "townlot" and an "outlot" (just outside of town) which they could farm. As you've probably guessed, our property was Outlot 201. Mike was lured by the property's tranquil setting and convenient access to town. He also loved that the property was still surrounded by other member's the Pfiester family.

In January 2010, we were married; and that December, we welcomed our young son, Parker (Darla's maiden name). Though Darla had a charming 1920's cottage in town, there was no question that this was going to be our home -- we both loved it so much.

When we decided to add the guest houses, we knew we wanted to celebrate all of the families who've enjoyed living on Outlot 201 through the years. So, each house has been named accordingly -- Pfiester, Smith and Parker!

What makes this cottage unique

Every day, we feel thankful to live in Fredericksburg. It truly is a charmed life, and we know we are blessed to call this place home. Over the years, we've enjoyed sharing our home with family and friends, largely because the property offers such a pretty pastoral setting. We love how we feel a world away from it all -- yet we can hit the bank, the post office AND pick up a gallon of milk, then be back home in 20 minutes! :-) We felt visitors to the guest houses would really appreciate having the best of both worlds as well -- a quiet, country setting just minutes away from all Fredericksburg has to offer.

Fantastic property!

Charming, impeccably decorated, spic and span clean; could not have been nicer. Mike and Darla were awesome with dinner suggestions and "things to do in Fredericksburg". Situated 5 minutes from downtown, we had a wonderful country atmosphere with pasture views of horses, goats, and a longhorn too. We sat out on the patio to enjoy our morning breakfasts and late afternoon wine. We'll definitely be back and will recommend this property to anyone looking for that perfect place to stay!

Farmhouse chic!

We loved our brief stay! Very peaceful surroundings with sheep grazing in nearby pasture. House was quaint and cute. Banana chocolate chip loaf was delicious! Thanks for having us!

Beautiful, charming property!

My husband and I along with our 2 year old stayed in Parker House - it was absolutely perfect for what we needed during Oktoberfest. The little farmhouse was clean, comfortable and well decorated, everything was great! We really enjoyed the back patio in the evening to watch the sunset and enjoy the peace and quiet, and our little boy loved seeing the goats in the morning! The property is beautiful and it's only a few minutes from the heart of town. The hosts were wonderful and we can't wait to visit again!!

Thank you Darla and Mike for making this such a memorable weekend - our son is still talking about the horses and goats! And we hope to see you in Breckenridge!

Perfect Getaway!

We absolutely loved our stay at the farmhouse cottage! It was clean, beautifully decorated, and in a convenient location. Darla and Mike are the epitome of hospitality and pay attention to the details in order to make their guests feel comfortable. We will definitely be back!

We can not confirm a reservation until payment is received. Two Night Minimum stay required on weekends & holidays.

Additional guests will be considered at a rate of $25 per guest beyond double occupancy. This is the event you are wanting someone to sleep on the sofa, or you'd like to bring a small child that will sleep in a "pack n' play" or are wanting to put up to two additional people on an air mattress. All rates subject to 13.00% state and local hotel tax.

In the unlikely event that damages occur in a room, the guest will be responsible for the repair or replacement of any breakage, loss or damage to the property and furnishings and will have to pay before departure or we reserve the right to charge this to your credit/debit card. Additionally, guests leaving a guesthouse overtly dirty will be charged an additional cleaning fee of $50.00 upon check out.

No Pets, please call for help in boarding your pet locally.
Outlot 201 reserves the right to refuse booking anytime.

Owner's Cancellation Policy

  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
