What makes this House unique
we love the intimacy of the place. It is near everything night life and really quiet at the same time. we have restaurants and wild animal at the same time. it is really lovely to enjoy both life. We are near ruins, city like Tulum but we can realx also in the complexe where there is everything. Children also have their own activities without charge for you.

the property was adequate
it was well stocked in the kitchen, I think it was advertised as sleeping 6 but it slept 4 plus we had a 3 year old who slept on the couch so if was fine for us but it did not sleep 6 adults
Best place to stay in the area!
Of all rentals and hotels from Cancun to Tulum and in between we've stayed in, this was by far our best choice in terms of comfort, amenities and location. We rent a car and explore towns and sites all over the coast and interior. So much to do and see in Riviera Maya, I can't imagine staying secluded at a resort; this property gives you the best of both worlds at a fraction of the cost. The place is every bit as pictured and described. This is not how most Mexicans live--it is an intentionally designed vacationer's paradise. Grounds are immaculately kept, home is gorgeous, clean, well air-conditioned, has Wi-fi, modern appliances, including washer/dryer. You get hotel-like maid service, linens and toiletries! The Jacuzzi wouldn't stay full of water, so gave up trying. A few minor conveniences were missing (coffee, sugar, laundry detergent, napkins), but you can stock up at a Chedraui grocery store in Playa del Carmen on your way in, or the one north of Tulum, south of the rental. The property is a little over an hour's drive from the airport. You'll see an enormous stone archway with a beautiful fountain in front of it and the name Bahia Principe on a large stone sign. It is located 5 km (~3 miles) south of the town of Akumal, which is a gem worth exploring, and has amazing snorkeling. I'll point out that not all beaches along this coast are created equal: Akumal Bay attracts fish and turtles because it is rocky. The beach directly in front of the Bahia hotels is also rocky in spots. For unobstructed beach swimming, check out a public beach and cenote called X'acel and X'acelito about 7 km south of the property that mostly locals frequent. 20 pesos per car gets you in. Open 9-5 pm. The signage is not great, so ask a gatekeeper or local how to find it. It is 2-3 overpasses drive southbound, then U-turn. From here you are 20 minutes from Tulum and a dozen nature eco parks and cenotes in between. Recommendations: Aktun-Chen Park, literally behind the golf course, but you have to drive southbound, then through the jungle road to get there; Dos Ojos cenote, also south; the town, public beach and ruins of Tulum (great restaurants), an excursion to Sian Ka'an biosphere with Italian guys at Itour Mexico in Tulum. Rental gives you access to pools at several BH hotels, gym, golf, & discounted all-inclusive meals you can buy one meal at a time. "24-hr Snack bar" was a bargain, full-on buffet with unlimited food and drinks; purchase in clubhouse.
Owner does not stick to her word
Let me start by saying that we enjoyed our stay at Bahia. The property is nice and had everything we needed. The other reviews that talked about the furniture being uncomfortable and the hot tub not usable are true. And, you need a car because the resort is so expansive. I would stay there again but not at this property because if anything goes wrong, the owner will not stick to her word.
When we arrived at the clubhouse on the first night (January 6th) to get the key to the unit, the management company was closed despite the fact that the owner told us is would be open until 11 p.m. We spent several hours trying to find someone who could get us into the unit but after midnight, we gave up hope and got a hotel room.
The next day the clubhouse was open but we were told that they had never heard of the owner and had no record of our reservation. It appeared that there was a mix up with Bahia, the management company, and our reservation was under her husband's name, not hers. We only knew her name and it took until 5 p.m. on January 7th before they figured it out and we were able to get into the unit. We spent the first 24 hours of our vacation trying to get into the unit.
I emailed the owner the play by play of everything we did to get into the unit. When I was finally able to speak to her on the phone, she was apologetic and asked me to text a picture of the receipt for the hotel for the 1st night to her husband's cell phone and she said she would reimburse us.
However, she never reimbursed for that first night. Despite me reminding her several times that she owed us a refund, she put me off for 4 months. Finally, after all of that time, she refunded 1/3 of the cost of the hotel. When I asked her for the rest of the refund she wrote:
“I do understand your frustration, but this has nothing to do with me.
I did reimburse you the night you did not stay in my house because of Bahia. The rest is with Bahia. As I told you they ask me your email adress to contact you and deal with you directly.
I cannot reimburse you the money you gave to Bahia. I am really sorry about that and I hope yhey will contact you soon”
I gave the owner one more chance to make things right but that has been met with silence. I do not expect to hear from Bahia either. She was waiting to get reimbursed by Bahia before she would pay me. Obviously, she was unable to get reimbursed by them so I'm not expecting that I will either.
I'm escalating this issue to VRBO
I am really sorry that you were not completely happy with your stay. You could not stay in my house the first night so you went in a 5 stars hotel for this night. I try to speak with the hotel to get you a discount or somenthing else however I CANNOT oblige any HOTEL to reimburse your stay and I am sorry that you cannot understand this.
I did reimburse you the night of your stay you did not stay in my house. I am sorry this price did not match the one you pay in the 5 stars hotel.
I try to find a solution suitable for everyone until you begin to threaten me.
Great place to stay with the family!
Quiet, safe, clean, convenient but not comfortable
The home was near Akumal where we spent almost all our time. It was just a 2 mile drive to town. The home was kept clean and had everything needed but furniture was uncomfortable to sit on for long. We didnt spend much time at the house so it wasnt a big problem.
I was very disappointed with the roof top bathtub. I was lead to believe it was a hot tub and was one of the primary reasons I rented the home. I was very upset the first day we arrived. After traveling for 12 hours I really looked forward to a long soak but the tub was empty. Because it took hours to fill and did not heat the water we only tried once more to use it and never got in because by the time it was full it was late.
The resort is very nice and has lots to do for an extra fee. The meals were overpriced compared to town. All three of us had a meal and drinks in Akumal for what one meal would be at the resort. I'll be back to Akumal but probably stay in town.
Clean and well maintained Akumal property
Overall this property is clean and well maintained and the pictures accurately describe the property. If you don't have a car when renting this property you will be doing a lot of walking to get various places around the resort. There is a free shuttle that leaves from the Sian Kaan hotel reception area very regularly to get you to the beaches, pools and other attractions on the Bahia resort. This condo is on the golf course and it is a 10 min or more walk away from the Sian Kaan hotel. We had rented a car and so we usually took the car down to where we could get the shuttle. There is plenty of free parking around. The shuttle that goes right by the condo only runs a few times during the day so it is not a reliable way yo move around this large resort.
There are lots of good restaurants in Tulum (15/20 minute drive) and there are good dive shops in Akumal (5 min drive) for scuba diving. The Turtle Bay Cafe in Akumal had very good food and free wifi. There is no wifi with this condo and no where to get it on the Bahia resort unless you have a reservation code with Bahia. They have free wifi for Bahia guests but if you are not a guest who reserved with them, there is no way to get wifi. Even when we paid the $70/person/day for all inclusive access to the Bahia restaurants and bars there was seemingly no way for us to have wifi. The Bahia restaurants and bars are excellent.
The real estate staff were friendly and helpful and the Bahia staff at Sian Kaan reception where we were to pick up the key was also very helpful.
The main negative with this property is that it is quite a ways to the beach and main beach front pools. The Bahia resort is very large and so it takes a long time to get down there. I found the condo to be a reasonable value and more spacious compared to staying directly at Sian Kaan, but a bit farther out of the way than I thought it would be based on the description.
Riviera Maya, is a very popular vacation destination for people from all over the globe. The beaches are ranked among the best in the world, the jungle cenotes (underground rivers and swimming holes) are numerous, the only coastal Mayan ruin is nearby at Tulum and a day trip can take you to other Mayan sites. There are many great restaurants and markets for fantastic fresh and healthy food.
There are parks such as Xel- Ha, Xcaret, Xplor and others that provide a nice experience for the family.
The easiest and efficient way to get around is to have a car.
Go to explore nearby cenotes, underground rivers,visit secluded beaches. If you don't want to rent a car, you can take a public transport literally just few minutes’ walk away from the house. Also, you can hire a taxi to get places as well.
