Right in the heart of downtown Santa Barbara! You will love this gorgeous large Penthouse Guest House! It has mountain and city views from all windows. It has full bathroom with Jacuzzi tub, full kitchen fully stocked, queen bed, double bed in small separate bedroom, living room area with cable TV with many channels and dining area with seating for 4. There is Wifi throughout! There is a balcony with 2 chairs and bistro table.

The Guest House is right downtown Santa Barbara, walking distance to everything!! The Downtown Penthouse Guest House sleeps 2 - 4.

The Santa Barbara Downtown Penthouse is large (~600 sf) with Full Kitchen and Full Bathroom. The full kitchen has a medium sized refrigerator, stove, microwave and bar sink.

Just minutes to the 4 Seasons Biltmore and the Montecito Inn where you will pay $700 + per night for a small room!!


The guest house penthouse has private accommodations and is behind the main house with it's own separate entrance.

Ascend the staircase up to The Santa Barbara Downtown Penthouse Guest House which has a queen bed, double bed in the small bedroom, full bathroom with Jacuzzi / tub/shower combo which is fully stocked with toilet paper, shampoo, conditioner, liquid body soap, liquid hand soap, hair dryer, 4 towels sets. The Guest House also has a full kitchen stocked with paper towels, utensils, napkins, drinking glasses, plates and dish settings for 4, pots and pans, bowls, wine glasses, silverware for 4, dish towels, etc.

The Guest House offers wonderful accommodations! Beautiful furnishings with TV which has cable viewing and dvd player. Full kitchen. There is also a coffee maker with all the fixins', mugs and toaster!

Have a great dinner with a glass of wine in the evening or coffee and breakfast in the morning outside on the private balcony with seating for 2.

The bedroom area in the main room offers a queen sized bed with 2 nightstands, 2 lamps and 2 armoires. There is a small separate bedroom with a double sized bed. The beds are fully made with linens, blankets, 4 pillows and a comforter. The living room area consists of a sofa, 3 chairs, coffee table and TV on a stand with cabinet and drawers underneath.

Comfortable and Great location

The downtown penthouse was perfect for me to stay in during my travel occupational therapy contract. It was comfortable and had everything I needed including a garage parking spot. Despite the aesthetics of the old decor, bar sink, and detached stove it was very functional and allowed for easy living. I had multiple visits from friends and was so happy to be able to offer them their OWN bedroom. The penthouse is set up like a studio apartment, but then up the stairs there is a full bedroom. Laundry is in the garage, and it is shared however I had very seldom times when I tried to do laundry and someone else was in there. Dryer does require coins ($1). The parking spot is perfect but it is a tight squeeze so requires careful negotiation, especially with a bigger car. I drive a small compact car. Overall, highly recommend this spot. Landlord is just a text/call away and extremely responsive.

Great location in downtown Santa Barbara

Great location, a few blocks from the many shops and restaurants on State Street. Walking distance to the metro transit center, Amtrak station, beach and harbor. Nicely appointed inside. Our ten-year-old liked having her own little bedroom up the stairs. The owner was responsive when we texted or called about maintenance issues: washer or dryer problems (four times), a bathroom plumbing leak, and a sticky front door lock. We stayed about three months while I worked at UCSB, which is just a half-hour away on the express buses from the transit center.

Wedding Group Enjoys Our Stay

This property met our needs very well with just a few issues worth mentioning.

Parking. Not that we didn't have a parking spot - we did - in a garage attached to the property and it was very safe and secure. However, we drive an extended cab pickup and we couldn't close the garage door and to get in and out took quite a bit of effort (forward a bit, backwards a bit, over and over) because of vehicles parked behind us - one of which wasn't running so it was always right behind our vehicle. Not the property owner's fault - we just weren't prepared to deal with the situation. Also, we had friends joining us who also had a large pickup (we were hauling things for the wedding and reception and needed these vehicles). Parking on the street is first come first serve and very rarely was there an open spot. Adjacent streets were 90 min. parking then you had to move. We dealt with it but it wasn't easy nor fun. It would be helpful to have the parking situation described thoroughly for future renters. Perhaps I should have mentioned the vehicles to the owner - either way, knowing to check on this will be helpful for future renters. I believe the owner indicated she will put this in her property description.

The mattress on the queen bed was too hard for our liking - but that's a personal opinion and for others may not be an issue. The water isn't very tasty so bring your own bottled source (Ralph's grocery is very close by!). There were no wash cloths in the bathroom, but we made do when showering. The TV (which we hardly watched so not a huge deal) is pretty old. There was a large locked storage cabinet that was empty (it has screened windows so you can see inside) - would have been nice to be able to use it for clothing.

On the positive side - the owner was very responsive and helpful. The location is great - we walked to a lot of areas - sometimes because we didn't want to have to give up the street parking spot and have to circle the wagons to find one again - but a little exercise is always good. There is a little balcony for sipping coffee in the morning but only 2 outdoor chairs as it's quite small - leaning on the railing works, though.

This would be an ideal place to stay for up to 4 people if you have only one standard sized vehicle to park. The separate bedroom was great - it was available for privacy purposes when getting dressed if the bathroom was occupied.

Knowing all this, we would stay there again. We recommend you consider it, too!

Owner's Response: I did host this group of 4. They did contact me about parking and the bed. The Penthouse is right in the heart of downtown Santa Barbara! Yes, parking on the street may be a challenge downtown Santa Barbara in the day time during week days. Parking on the street is not a problem in the evenings and on weekends. Mostly my guests who stay at the Downtown Penthouse have 1 car and park in the garage, no problem. This is the 1st I have heard about parking issues. Yes, if you have a large oversized vehicle it may be a challenge to park it in the garage. A standard sized car fits fine. As this group suggested I have posted a parking notice with the directions and check in instructions on the website and I also posted a parking notice in the Penthouse. As far as towels, I do provide 4 towel sets of a bath towel, hand towel and wash cloth. I will check with the cleaning crew on this. There is a cabinet in the Penthouse for storage. It was not locked. Unfortunately, this group did not turn the latch so they could open it. The TV is the large box style but it works well with many channels!
