Your private roof top deck with stunning views

This newly renovated building holds a vacation rental that is the closest you can get to

down town most liked hot spots and at the same time has a huge outdoors roof deck on the Sunny South for your own private gatherings. The deck faces the gorgeous views to the mountains. The famous Sleeping Giant is one of them. Once you are feeling like a King/Queen on top of your rooftop deck, you can go get yourself a pint of award winning cool beer downstairs in the Katabatic Brewery, our immediate downstairs neighbors open from noon till 8 pm in the Summer.

We just opened the Brewery Flats in May 2015 and hold a smile on our faces about the transformation from a cold, dark, dusty, 1890 space to a bright, shiny, intimate and natural materials look. There was a lot going on in the 1880's and this building is one of those creations.

Throughout the rental your feet want to go bare to feel the luxury of wooden floors exiting to the wooden deck.

We managed to get the plaster off a red brick wall and preserve some wooden panelling in the hall way and for wood floor geeks like us, the bathroom, kitchen and bedroom have their original flooring spiffed up.

The bedroom is a quiet private bedroom with a therapetic mattress with anti dust mite protection. The walk-in closet holds your belongings and 2 bath robes for your leisure time. Plus extra pillows.

Extra guests checked in can sleep on the fold out leather couches in the flat. The mattresses are equipped with an Air Flow technology that inflates your spot with the touch of a button. No springs and coils hidden underneath you. We supply the cotton linens and have plenty of warm blankets. Even in the dead of winter without the furnace on the temps in this flat are above 50.

The bathroom is comfortable and includes a washer/dryer set and an utility sink for outdoors stuff that needs cleaning.

The kitchen honors the person cooking: your feng shui cook spot looks out over the dining-, living- and deck space. We have coffee, tea, oil + vinegar, salt + pepper and no doubt the collection of left behinds will grow over the times to come.

Vacation really starts when you do not have to step in your vehicle to get to your "I want it right now" coffee or lunch or dinner or a drink or simply a stroll down town. Just imagine the ease of your two legs when the night falls and your bed is a thought away along with all the music, lights, shows, food, drinks and events.

Downtown Livingston holds a lot of charme.

Starting in June we will have an art walk on the 4th Friday of each Summer month through September. You will feel like a local and enjoy the rendezvous and chatter of your other locals.

About Cappi & Eric Schneider

My husband Eric came to Montana to retire from his scientist career as an oceanographer and director of the NOAA institute. He consequently wrote a well selling book with co- author Dorian Sagan, Carl Sagan's son " Into the Cool" the flow of Thermodynamics. Basically a book about you and your environment.

I come from Europe, the Netherlands, on a discovery journey about Consciousness and Energy and stayed in Montana. And here we are.

The building recently got gutted and renovated and you can experience the results. The building falls under historic architecture of the 1900's just when this town was booming with the railroad.

Why Cappi & Eric Schneider chose Yellowstone

This property was sitting half empty with rental income on the main floor. The business left and this newly available space got transformed into the Katabatic Brewery. What a sweet spot! The owners are very community minded and have a fund raising event every Tuesday. If you are a musician you can jam away every Monday evening from 5:30 till about 8 pm. Or have your own show and sleep upstairs! The Katabatic will be happy to book you on a Saturday night. Way back this building held infamous bars like the Bucket of Blood and the Longbranch saloon.

The flat is situated on the back side of the building away from street traffic.

What makes this apartment unique

The potential of renovating the whole building was what we were interested in. Not only will it endure another couple of hundred years, but right now it is greatly enjoyed by visitors to the brewery downstairs and now the upstairs going as a vacation rental.

The deck on the South side is what draws everybody's attention. Other unique benefits are that we are downtown with all your hot spots at your fingertips. And your bedroom is quiet and answering your need to withdraw into a deep sleep.

Your friends/family sleeping arrangements are taken care of with with an airsystem mattress which allows you to control the firmness with the touch of a button.

The floor was the same as in the bedroom, covered with layers of laminate from the early 1900's and restored to its present fine condition. A rare find in such good condition.

  • Comfortable queen therapedic mattress protected from dust mite. A/C through the flat. A walk-in closet with hangers and shelving. Slip on a bath robe for easy comfort, two provided. If the stars are out you can star gaze through the sky light right from your bed. This room has been remodeled from an 1885 built hotel on this 1st floor. The wooden flooring was found underneath layers of laminate and restored to its fine present condition. The window in the wall is original old days. For extra guests: 3 sleep places are on the couch/sofa namely one queen size and one full size. The mattresses inflate with the touch of a button and are special design called "on air comfort" and fold back easily into the real leather couches. These mattresses are not coiled with springs poking you in the body. There is linen, pillows and blankets for these extra sleepers. Your children are not charged as extra guests. Only adults are counted as extra guests. Please tell us so we can make up the xtra beds.

Excellent Location, Wonderful Accommodations

We very much enjoyed our stay at Brewery Flats in the scenic town of Livingston. Cappi has renovated the space beautifully. We had everything we could possibly need. It is situated downtown within easy walking distance to restaurants, coffee shops, art galleries, and so much more. It was the perfect spot for us. We highly recommend the Brewery Flats and look forward to a return visit.

Rent this if you want to spoil yourself

Great view when you wake up and walk into living area, everything one could possibly need is there. Cappi is great in communicating and very responsive, Brewery next door, very clean and kind of luxurious. The flat has a Roku (and DiSH) but you have to establish an account by signing in on Roku and then sign out when you leave, we recommend bring your Firestick - Apple TV - Roku if you do not want to sign in and out when you leave - which is a little complicated.

The flat is extremely comfortable exceeding anyone's expectations we would say. The 2nd Street Bistro is one of the best restaurants ever and Murray's bar needs to be visited - more than once. Have a Montana Mule or Old Fashion. The drive to Yellowstone, while 51 mi, is never boring, lots to see and admire. Bozeman only 23 mi and very nice.

We have the Amazon Firestick but the remote has a short lived fragile dial component that made us choose for the more robust Roku. See how that goes for a season. My girlfriend and I stayed at the Brewery Flats, and absolutely loved it. Livingston is a cool town, and the Brewery Flats is by far the coolest place in town to stay.

Leisure-pleasure-relaxation, the 3 sisters of a getaway that truly gets you away from it all.

Leisure is what makes your movements slow down. You can rest assure that your 2 legs are the slowest way to leisure around town, to the park or to the river.

Let's start with the tourist office where you can pick up folders like you are in a candy store. You will be delighted to have so much choice in things to do. This Tourist office is just 2 blocks away East on Park street. It sits on the left side of the road just hugging against the famous Rib & Chop restaurant. Do the happy dance, your exercise on 2 legs is going to pay off! You made it to the Tourist Office, you might as well cross back to the other side and shop the Organic Food Market or even the Community Closet next door to it for your 2nd hand browsing. This small shopping mall holds treasures!

In June the Farmer's market every Wednesday from 5-8 pm will be just 5 blocks away next to the Yellowstone River. There will also be live music and a lot of people having a good time. Walk the length of 2nd street and turn right,the hustle bustle will be there to greet you. You will be glad to have come on 2 legs, wow, the cars are just overwhelming your renewed sense of moving slow. You soon will find yourself on the Yellowstone River look out. What a natural delight of water, air, space, nature, silence (well, if you make it there on another hour than the Farmers Market). I think Livingston has the most abundant amount of benches all over town and the ones on the river make for a sit and relax in the moment.

Your legs can also take you to the Yellowstone Gateway Museum. Cross Park street and walk underneath through the underpass and 2 blocks up to Chinook street, turn left and at 118 west Chinook you will see it at your right side. Open 7 days a week from 10 am to 5 pm May through September. Let yourself go.

The next sister- pleasure - is that bubble in you that has been poking your insides for quite some time to want to laugh,giggle,touch,stretch,hop,dance,joke.

There is the Katabatic with live music, the Murray too will make your bootie move when the music is on. Then, just a glance away when you are standing on your outside deck, you see the sign poke out above the roof line and yes that is the movie theater, such a great place to feel a thrill or a tear running down your cheek. Pleasure is the sensations you experience in your body that feel good. But even a tear jerker gets you out of your habitual comfort zone of "all is well" and the contrast is pleasure more intense and primal than your last bubble bath.

Let yourself go.

Last but not least is the sister of all sisters: relaxation! Did you know that true relaxation is an act of love and kindness to yourself? And what feature is so accessible it is always right under your nose? Water!

Water is a feature that somehow smoothes out any ripples you bring along. For the best water pleasure our Chico Hotsprings is it! It is actually a resort so you can find what you need all in one package even if you don't stay there, cause hey, you are with us, right?

So, what about the 3 brothers you might ask. That's an easy one. They are with the sisters. Cause nobody is an anybody without leisure-pleasure and relaxation to the body. Enjoy!

Let's read on. Another water adventure that is a hot spring is in Yellowstone Park. You get to Gardiner, eat a good lunch and then hop on over another 4 miles to reach the hot spring. Ask for directions as you enter, just to have it all fresh in your mind.

This natural hot spring changes with the current of water, some spots hotter than others, but always something hot going on! Once you have found a parking spot, you walk leisurely-remember?- for about a quarter of a mile. Make sure your next to nothings are on your skin cause there are no hide away spots or changing rooms. Only Nature, the mother of the sisters. Yes, we are begetting quite the family gathered up here to make sure you are looked after.

Now, some might find all the above more tangible with play, sports, challenge the body's limits and pull your friends into it to have it all amplified. We have tennis courts in the park and some sitting next to the schools. We have play tools in Sacajawea park like horse shoeing. And you can make up your own leisure and recreation activities and enjoy picnics in this park. Children will love the water park that sits at West Geyser between E and G streets on the South side. A nice play park, however is Sacajawea park. A huge jungle of things going up and down will help your child sleep well.
