Very modern and elegant apartment in the San Niccolo' area of the city center.
Just completely renovated, with an eye to details and functional use of space. Old furniture meet modern ones in a very particular style.
This apartment has three areas: kitchen, dining room and bedroom in the wooden loft. All areas are connected making the house bright and open
The kitchen has a very special grey surface and a stone wall, furnished, with electric plates, electric oven, a microwave oven, washing machine, and three sits next to a high table.
The dining room has a sofa which opens to a bed, plasma TV, and a dinning table.
There is a shower, a toilet and a sink in the bathroom..
A wooden stair leads to the loft where the double bed is. A big window over looking the ancient walls and the gardens around Piazzale Michelangelo.
The apartment is at the 2nd floor of an old building in Via San Niccolò, close to the San Niccolò tower, and just next to the way up to Forte Belvedere.
It takes just a few minutes to reach the Palazzo Vecchio, Palazzo Pitti, Uffizi Gallery, Ponte Vecchio and Santa Croce Church.
Nearby the house you’ll find very good traditional restaurants and typical enoteques.
San Niccolò is one of the most authentic and attractive neighborhoods in the city. It's located in the Oltrarno zone (other side of the Arno River), far from the overcrowded tourist-beaten tracks, at the foot of the beautiful hills that house the famous Piazzale Michelangelo and the green and view site Forte Belvedere.

I live in a small village in Tuscany , near the seaside, where I teach yoga. But I also travel abroad several months every year..
I decided to renovate the apartment and bring a lot of light into it, for friends and tourists to enjoy, while visiting Florence.
What can I say, I just love San Niccolò district, it still has the magic atmosphere of an ancient Florence of colourful houses, ancient walls, hidden streets and gardens, and ancient stairways...
This apartment is absolutely the perfect place to stay in Florence. It was spotless and well maintained. It's location is excellent. This neighbourhood is wonderful and within walking distance to many excellent attractions. The Ponte Vecchio, the Uffizi Gallery (we spent 7 hrs.), the Duomo, the Accademia (David is breathtaking), and the Palazzo Pitti (don't forget the grotto) are not to be missed. Just wandering around this beautiful city eating gelato is a wonderful experience. Saimir was an excellent host and he went out of his way to answer our questions and give advice. I hope I can return to Florence and stay in this apartment again one day. I would definitely recommend this apartment to anyone visiting Florence. It exceeded our expectations. My husband and I spend 6 nights in this cute flat and were quite delighted with it. It is clean and modern, as pictured, simply but comfortably furnished. The kitchen was adequate for preparing breakfasts, snacks and even a simple dinner. The bed was large and comfortable and the location was quiet. Our favorite thing, though, was the excellent location of the apartment. It was easy to walk to major attractions, but the location is away from the crowding and bustle of the main tourist centers, in a pleasant district with small, local restaurants and wine bars. Bevo Vino across the street was delightful, as were several other restaurants within yards of our front door. We also enjoyed a modern Italian restaurant called TouchFlorence, not exactly in our neighborhood but just across the nearest bridge and up the road a bit, recommended to us by a fellow at Bevo Vino. Amazing steak there!
The apartment is on the third floor, so one must be able to climb a couple of flights of stairs to enjoy it.
Tizi was very friendly and helpful, always available by email to answer questions and provide information and advice. If we are ever fortunate enough to return to Florence, we will definitely want to stay here again.
I loved the apartment: It is modern, minimalist, luminous, and very white. The decoration is simple: it has everything you need (except a dishwasher which I don't particularly care for) and nothing extra. Indeed the only decoration are a couple of pictures and a few mirrors in the bedroom; and this is something that I very much appreciate and enjoy when renting a furnished home, minimal decoration. The location is wonderful: near everything but yet not in the middle. The neighborhood is the characteristic florentine "quartiere". The only downside: the Rifrullo bar below can some nights be noisy; on the other hand, the street always has a happy and lively atmosphere. I would definitely like to come back. The owner and manager are very helpful and attentive to your every need!
We stayed in the apartment for five nights in October 2012. It is clean and well maintained. It is away from the most touristy areas of the city; but still very convenient with just the right amount of street life. It is close to some nice inexpensive restaurants and a large grocery store.
The apartment is just right for two people. It is well outfitted with dishes, pots and pans, and some of the basics like salt, olive oil, etc.
Check-in and check-out was easy. And Tizi went out of her way to accommodate us and book a cab for the morning we left. If I were going back to Florence, I would stay here again.
The apartment is just as pictured -- a lovely, modern, updated design but in a very old building. It has a wonderful and intriguing floor plan (with a loft bedroom that overlooks the living area) that makes it feel open and spacious. The windows on both sides let in lots of light and give nice views of the hills and city wall right out back and the cute, authentic italian street in front. The apartment is very well supplied (the best we stayed in): a fully stocked kitchen, soaps, extra linens, hair dryer, thick towels, even robes in the bathroom! Wifi and airconditioning were excellent. The area is a little removed which makes it less crowded and touristy (feels more like a real neighborhood) but is still an easy walk to most sights (and there are 2 bus lines nearby). And the apartment manager, Tiziana, is so sweet and accommodating. Would highly recommend for couples, or 3 people (we had our teenage son with us and had plenty of space). Could be difficult for people with climbing issues due to steep stairs and ladder to loft. Otherwise, great!
We spent most of February in Italy and from all the places we’ve stayed at, Sandra’s apartment was the best, no doubt. A couple’s getaway for a whole week: a few minutes’ walk from the great sights of Firenze, and – of course – some of the best restaurants in town. The apartment was cozy, everything in its right place. The famous Florentine sunlight, with its magic and warmth, was a constant reminder of just how lucky we are. We are, to this day, very glad we’ve chosen to stay at Sandra’s place… and we’re definitely coming back there sometime soon.
