Uniquely Private and Quiet. Our Two-Level home is nestled on channel-fed saltwater Potter Pond. Each level has Kitchens, Bedrooms, Bathrooms & Showers, Living Rooms and Dining Rooms on each level. The first floor sleeps 5 in two Bedrooms and a Sleep-Sofa. The Laundry is on the first floor. Both levels are joined by a Spiral Staircase. The second level sleeps 5 in one Bedroom and two Sleep-Sofas.

Saltwater Potter Pond has High and Low Tide but is very shallow and ideal for shell fishing - and we have a great recipe for Stuffed Quahogs. Some beautiful Striped Bass have been caught off our 55 foot dock. Our 2-seat Kayak is tied there and is much fun while touring the pond. You may also bring your boat (maximum 17 feet) and cruise out the channel to Point Judith Bay and the Atlantic Ocean. You will enjoy 490 Square Feet of Deck Space with the Spectacular Sunsets across the pond! Bring your binoculars (Mohegan Bluffs on Block Island, due south, can be seen on a clear day). There's a Gas Grill on the upper deck with sufficient seating and tables. Your Vacation home which we call Potter Vista is only 3 minutes from The Matunuck Oyster Bar to the North, and also just 3 minutes to the South on Succotash Road to Captain Jack's; two great seafood restaurants. Continuing South on Succotash for 1/2 half mile you will arrive at the beautiful East Matunuk Beach. Since the summer of 2012 this beach has achieved world class ratings with the construction of a $4.5 Million Dollar Pavilion that followed Hurricane Sandy. We have copies of the Press Release by the RI Department of Environmental Management that describes the facility, the great beach, and the ease of parking, etc. Succotash Road continues South and ends at the village of Jerusalem where you can enjoy more great seafood from Skip's Dock Seafood Market, and Jim's Dock Restaurant. Jerusalem also has a small beach at the Pier where parents bring young children since there are no waves and undertow.

Going back North up Succotash Road for 1/2 mile past Potter Vista, you'll find Brousseau Town Park that features a Baseball field, along with a Batting Cage. There are 2 Tennis Courts and a Basketball Court, and all 3 have lights each night until 10 PM. Brousseau also maintains huge Soccer and Lacrosse fields, and a Kiddie Playground with Sand Box, Swings, and Ladder Slides. Pets are allowed on a lease only, with other restrictions. We can also consider Pets at our house after review.

The village of Wakefield is the major commercial center of South Kingstown just 5 miles North up Route 1; Hospital, Post Office, all typical retail stores, and more great restaurants. And the "best-of-the-best" just a few minutes walk from Potter Vista is the Matunuck Oyster Bar, the HOTTEST sea food eatery in Rhode Island. The featured meals could not be any fresher since the oysters are farmed on a 7 acre portion of Potter Pond, and all their vegetables are grown at a 10 acre farm right near the pond, only a 1/4 mile from the restaurant. Guests can be treated on a tour of the pond aboard a 25 foot barge to observe how the oyster farm operates...A MUST VISIT !!

TRAVEL: Newport 30 minutes, Providence 45 minutes, Mystic CT 40 minutes, and the two World Class Casinos, Foxwoods (31.2 miles) and Mohegan Sun in CT, 50 minutes away.

Upon arrival, please bring a check for $500 for Property Damage. The check will be returned if no damage has occurred and the house is clean.

Wonderful Spot!

Here are some exceptional points about this home:

- Wonderful owners.

- Loved the 3 decks on this home --- one in the front of the home and 2 located in the back. One is under the 2nd floor deck so it provides a lovely spot for shade anytime of the day.

- The salt pond was wonderful! Very clean and NO mosquitos due to the quick moving water outlet just 2-3 homes away (but far enough away if you have children).

- There are overhead fans in 3 rooms (upper level) and free standing fans everywhere else.

- There is a good cross-breeze at night and much wind coming from the pond.

- Neighbors were very nice on both sides of the house.

- Friendly dogs in the neighborhood.

- Well equipped kitchens. Towels of all size are provided. Also provided is paper towels, toilet paper, soap, dish soap, and washing machine detergent.

- Very nice beach approximately 1.25 miles one direction!

- Washer and dryer.

- 2 bathrooms (one with a big shower and one with a tub).

Location...Location...Location, right on Potters Pond!! Awesome sunsets!

We had an awesome time at the cottage. It is dated but all the other features far outway this. Just across from the famous Matunick Oyster bar! We walked across the street to Captain Jacks for dinner and drinks. Most nights we would buy fresh fish and seafood from Skips Dock, just short drive from the cottage. We then eiuld cook it up and feast on our fresh seafood and fresh veggies we just got from farm stand as we watched the spectacular sunsets. Theaater by the Sea and Vanilla Bean ice cream were just 10 minutes away. We enjoyed paddle boarding and kayaying and clamming just ogf the dock!! Of course East Matunick Beach wss the main show , just 10 min walk.

Needs some sprucing up exp / couch covers need to be replaced rugs removed/deck table replaced etc

Having said all this the upstairs deck and view inside looking out was worth the money ,kitchen upstairs was well equipped and clean as we're bathrooms up and down .The owner was very pleasant and available when needed .Potters pond is full of wildlife it comes w/a two man kayak which was great .Would rent again.

Beautiful views of Potters Pond from the deck and dock

My family especially my grandson enjoyed immensly . Crab catching in his own words was great! Clamming in the pond was awesome, walk to the state beach was short, ice cream at Captain Jacks was delicious. We had a great week.

Except for a glitch at the end, this was an enjoyable stay during the Christmas week. Great location, clean, and not over-priced. The oysters you see being farmed each morning in Potter's Pond can be eaten at the Oyster Bar, a classy restaurant just a minute's walk away. Beautiful East Matunuck State Beach is a 10-minute walk. The glitch was getting my security deposit check returned, despite leaving the place in excellent condition.

We are on Succotash Road in Wakefield which is the Central Business Area of the town of South Kingstown RI. Traveling North on Route 1, from Connecticut, when you pass Matunuk Beach Road, in one mile take the right on Succotash Road for East Muntunuck State Beach, and Jerusalem, a small village at the end of Succotash Rd. From Route 1 Succotash Road runs southerly with a 40 MPH speed limit. At about 3/4 of a mile down, the speed limit changes to 25 MPH as you approach a marina and two very busy restaurants. After the Muntunuck Oyster Bar restaurant turn Left after The Canal Bridge.

Driving South from Providence on Route 1:

Approximately 4.5 to 5 miles past the Wakefield/Peace Dale exit you'll see a LEFT exit for Jerry Brown Farm Road. Take The Next Exit - Succotash Road, East Muntunuck State Beach, and Jerusalem . Go over to the extreme Left(watch for merging traffic ). You will take a 90 degree turn onto Route 1 North only for 80 to 100 yards with your Right turn onto Succotash Road. (see Traveling North above)
