About Karl-Henry Martinsson
I am originally from Sweden and have been here for 21 years now. Our family enjoys our time at the lake usually during the off season. I am a software developer. I work hard and I play hard. I travel a lot to go home to visit family especially in the summers and for work reasons at other times. I rent the lake house when I am away so that others can enjoy it when I can't.

We have been renting vacation rentals for many years ourselves and this property gives us so much of what we love about vacation rentals - the views, the sounds and the character of the home.

The 180+ degree views of the water! The gorgeous large kitchen and the water views really captured us, but overall this home has so much to offer our family.

Someone over 25 must always be present. If more than 3 people under the age of 21 are present in the home then a parent/guardian must also be.
We normally don't accept prom parties (exeption can be made). Underage drinking is not allowed. Unsupervised guests under age 25 are not permitted.
Trespassing on neighbor's property is forbidden. Cancellations must be made through HomeAway to the owners, as specified by HomeAway's policy.
100% refund if canceled at least 60 days before arrival date. 50% refund if canceled at least 30 days before arrival date.
Everything you need and more
Our recent stay at Sunny Mornings was wonderful. Owners communicated well and check in/check out was VERY accommodating and easy. House had everything we could possibly need or want. Despite the owners notes of spotty service in the nearby towns we found no issues and the service at the home was above exceptional. My 4 college students were able to submit their homework papers due without any issues and my husband was able to work from the house without issues. As a mother & wife who has a difficult time getting everyone together, this was a major benefit and made our stay less stressful.
If you love to cook, this is the place to be. Owners have absolutely everything to grill, cook, bake, slow cook, roast etc. Tbey have gone above & beyond to provide more than adequate dishes & cookware for you. While a group of “30” would feel a bit tight unless you’re like our large extended family who enjoys snuggle movie nights or you tend to spread out on different floors.
This home is as advertised, and has lots of stairs as do most lake homes in this area. Note to owners, some baby gates may be something to add to list of guests items to bring or maybe provide these to control the types used to preserve walls
While there is plenty of A/C and fans in the home, you’ll need to be mindful that the big windows facing the lake produce a lot of heat in summer. Certain areas can become warm in living room, use the fans and u won’t have any issues.
Owners communicated and updated us accordingly with neighboring issues and repairs so this was not a problem for us whatsoever.
If you are bringing a boat, make sure it will fit in the slip/lift. There are no bumpers or guards on outside of the dock so if you don’t fit, you’ll need something to protect your boat. Also, the rental guide does not provide any information on the neighborhood ramp within the HOA so you will need to use the public ramps which are free. They are less than 10 min away.
This is a great location and we found everything close by. Even on a rainy day, local shops and swap meet areas were still open not to mention your usual malls etc which are also just a short drive from the house.
Overall we had a great stay, beds were comfy, views were beautiful, lots of wildlife to watch and great for family time together. Thank you for sharing your home!

Really enjoyed our stay at the property. Very comfortable home. Great access to the lake. Enjoyed being able to swim and fish off the dock. Plenty of space, would stay again. Karl was great at communicating with me the whole time.
Nice house/ Bad experience
This is a great house in a great location. I came here with a group of 20. I see the page says up to 30 but that would be a tight fit. Everyone had a bed and there were ample air conditioners and fans. No complaints about heat which is uncommon in Texas summers. Plenty of sheets and air mattresses as well. The hot tub and large grill were perfect.
This house is in a great neighborhood, everything is a 5 min drive away and there were no concerns about vehicle safety. The drive way is a bit awkward so bring as few cars as possible.
We had no issues checking in but did notice some of the pictures can be misleading. Picture 31 is a bathroom now, no bed in there (really could use a shower curtain too). The yard is very slim. There is a gated side yard by the jacuzzi and another portion between house and water that has a drop off into the lake.
Definitely bring water shoes if you plan on getting in the water. The shallow section by the house has plenty of uneven surfaces and sharp rocks. The water was choppy most of the weekend, not sure if that is common.
When we arrived the trash cans were full from the guests who had checked out that morning and the yard had clearly not been cut in a while and was overgrown in parts. I let the property manager know and he had someone out on Saturday to trim up.
Overall the group really enjoyed the house. We did our normal walk thru/clean up on Sunday check out (this is our 9th trip) and took off no issue. Check out is clearly laid out on the site.
When were messaged that we left some food debris and some jello stains on the patio, also a latch to the downstairs broke when we arrived to the house, and the garbage was by the trash cans not in them (BECAUSE THE CANS WERE FULL WHEN WE GOT THERE). We owned up to those. The property manager informed me that we would lose our $300 deposit for the trip. I questioned this since we already payed a $275 cleaning fee and he came back with accusations that every type of bodily fluid that could be produced was found somewhere in the house.
As a group we were understandably shocked by these claims. We have never lost a security deposit and would never leave a house in the state described. There is no way we could not notice the claims made.
This is a great reminder to do a walk thru before and after staying somewhere. Take pictures/video when you leave.

Hi Devin, The house was in the worst shape our housekeepers had ever seen it in after your group left. We have pictures and video and have shared those with you. We understand you weren't happy about having to pay for excessive cleaning. We weren't happy about our housekeepers having to spend nearly three times as long as usual to clean the house either. We are glad you appreciated so many things about the house. We take good care of it and it is our home, not just a rental.
We just wish you had treated it more like a home and less like a concert venue.
Our families first time to rent this place and we choose it because it slept so many, knowing we would have extra company on some night. To see the lake you have to be in the living room, dining room or kitchen, none of the bedrooms have a lake view which wasn't a big deal to us. T
The driveway is steep and very narrow with a slight turn so if you are pulling a trailer you will have to either unhitch or leave it all at the top by the RV garage. The outside of the house was covered in cobwebs, the grass was not mowed and there were knee high weeds in places, I feel the outside property is neglected I emailed the owner and he responded but no one came to mow.
In order to get to the water from inside the house you have two choices, one is to walk out the kitchen door that's on the side of the house then walk along the side of the house to the back yard, the other is to walk down a flight of stairs inside the house through the kitchenette through the game room through the screened in back porch then outside. This layout bothered me more than I thought it would. So you will definitely get your exercise in. The property next door has damage at their waters edge which wouldn't be a big deal in most cases but the way the property line is drawn out it unfortunately is right at the sidewalk you use to get to the water. It has stakes roping it off with caution tape and makes for a lovely view. Im sure the owner of this damage property doesn't care much because it is not in his direct lake view but unfortunately it makes the rental lake view unsightly. The pier going out to the boat house has loose and warped boards with some raised nails. The platform area at the waters edge was junked up with old twigs and sticks, long vines and some very slippery and slimy steps. Once in the water you will find a small area that has gravel at the bottom, but don't venture to far away or you will find sharp rocks or broken concrete from remains of what must have been a retaining wall. Also beware of the barely submerged metal pipe that is erect just under the water surface, if someone falls or jumps in, they will be impelled. This place had too many cons for the price.
Turned out ok
The house served its purpose for our family reunion. We had sleeping accommodations for all (18 adults and 4 children under 3).
