The Beal House is a comfortable, landmark home in Fairport/Perinton, NY that is available for your special personal or business event, or a relaxing visit.

The house and 3.8 acre property are available to rent for whatever duration your needs require. You will have full use of the home and grounds for the duration of the rental, whether it be a few hours, overnight or several days.

You also have the option of using the beautifully renovated second floor of our barn for some or all of your gathering or event. The barn has air conditioning but no heat.

The home features a large sunny living room with fireplace, billiards room with bar and fireplace, formal dining room, sun room, enclosed 3-season patio room and a huge flagstone patio with 8-person hot tub and built-in natural gas grill. The patio faces a large backyard with beautiful trees and shrubs and an open grass area suitable for games or a large party tent. There are many photogenic spots for your family or group to gather for pictures, including a wishing well and a wisteria -covered arbor.

Please note that the prices on are for rental of the home only, with only a normal number of occupants (maximum 10 overnight plus a few guests). Rates for family gatherings or events vary by duration and number of guests. The Beal House is available for gatherings, events and photo shoots without overnight accommodations as well.

Gatherings and events are generally limited to 75 people. Please contact owner and discuss your plans prior to making a reservation. Making a reservation to rent the home does not allow you to host a gathering or event with short or no notice to the owner.

The home contains four bedrooms, three of which have king beds and one with a queen bed. There are three full bathrooms upstairs, all with glass-enclosed showers, exposed beams and chandeliers. One of the bathrooms is a “Jack and Jill” arrangement, accessible from two of the bedrooms. The master bathroom has an extra-large shower with overhead and body sprays and a steam generator. This bathroom also has a Jacuzzi-brand hot tub.

Downstairs there are numerous places where you can relax and gather. There is a large sun-filled living room with a wood-burning fireplace and large-screen TV. Next to that is a cozy wood-paneled room featuring another wood-burning fireplace with a mantel dating to the 1700’s, a bar and an Olfhausen pool table.

On the other side of the house there is a formal dining room with seating for 8. Another gathering place is a sunroom with vaulted ceilings facing the patio. Lastly there is screened porch room with a Jotul wood-burning stove suitable for use almost year-round.

The kitchen is centrally located and features a Heartland gas stove with electric oven. There is also a large Kenmore Elite refrigerator, KitchenAid dishwasher, Panasonic microwave, KitchenAid mixer and Cuisinart food processor. There is a center island with 2 stools and an adjacent table that seats 6.

Outdoors you will find a truly huge flagstone patio with an 8-person, 900-gallon Calspa hot tub, 10-person dining table and a fire pit with seating. The patio is well lit for evening use. Tiki torches are available for use (complete with fuel) and do help with mosquito control.

The patio looks outward to a large lawn bordered by over 100 trees and shrubs, including more than a dozen lilac bushes. The lush vegetation provides complete privacy in the summer months, and peaceful surroundings throughout the year. There is a large open lawn in the middle of the back yard that is suitable for low-impact outdoor activities such as Frisbee, corn-toss, croquet or tossing a football or baseball. We strive to keep the lawn 100% weed-free and well-manicured at all times. You will enjoy the lushness of the grass and the feel on your bare feet.

lovely home with steep stairs

Stayed here with a large family group and the house was great for our extended family. Nice to have a place to gather together, outdoor garden and patio is beautiful and we enjoyed conversations around the fire. Kitchen is very well appointed with surprisingly high quality equipment. Baths have all been upgraded with great showers. The only caution for this house is that the stairs are quite steep - it was a bit of a challenge for some of our group who have mobility issues. There is one bed on the main floor, but only a 1/2 bath. Brian was a very accommodating host, adjusting check in to meet our early arrival and allowing us to add a day to our stay.

Terrific in every way!

My family rented this lovely home for my son's graduation from the University of Rochester this May. We had a wonderful time and would recommend it without a second's hesitation.

The house is 200 years old and on a beautiful property with exquisite landscaping. The rooms are beautifully decorated. The beds are exceedingly comfortable. The bathrooms are updated and modern. The kitchen has everything you want and more, including a KitchenAid mixmaster which Brian set out for me, knowing that I was planning on making a cheesecake (very thoughtful!)

We had ten people staying in the home (family and friends) and then had a barbeque event on Saturday night for about 18 people. The yard is perfect for a party and Brian has everything there you could possibly want, including two grills, tables, chairs, chaise lounges, wood stove in a lovely screened porch! And a hot tub, which we used often! We played frisbee and wiffle ball and ate and drank and I can't think of a more perfect way to celebrate my son's college graduation. One note: the house is on a large road, which worried me a bit when I moved in since I am a light sleeper. HOWEVER, they must have some very good windows because the house is very, very quiet, and we all slept amazingly well. Even with the windows open, we did not appreciate any noise at all. Another plus for runners. It is close to the Erie Canal with a lovely jogging path and I went running every am.

This is an A+ rental; Brian is very, very responsive to your every need. We will definitely try to come again!

Beautiful House!!!

Highly recommend this house! We had an amazing time! So much character and charm. The house was decorated so beautiful and very clean! The yard and flowers were gorgeous! I have never felt softer grass in my life. The owners were amazing to work with and very flexible. Would love to take another trip sometime and stay here again!

I've stayed in many VRBO properties, but never felt impressed enough to leave a review. The Beal House definitely warrants one. It is a beautiful historical home with plenty of charm, yet has been tastefully updated to include all of the modern comforts you could ask for. All of the beds are very comfortable and the common areas are great for friends and family to hang out. We were in town for a family reunion and all of our out of town family members who stayed there were thoroughly impressed. All bedrooms are upstairs, So it's easy for those who want to hang out to avoid bothering those who want to go to sleep. I can't think of one negative thing to say.

Moments we will cherish for a lifetime! All ages

This was one of our home bases for our sons' wedding weekend. While the wedding and festivities were held elsewhere, the setting for various family and friends to come for a quaint brief visit w/in our four day stay was just as spectacular. The grounds were gorgeous for us photographer types and the screened in back patio that us West coasters are not used to was perfect to watch the weather come and go. The history of the house and the wonderful old and new decor made our stay a Rochester trip to remember and difficult to leave. Too many details to list; seeing is believing. Book now while you can! It's a hidden gem but I am guessing for just a brief moment.
