The Beal House is a comfortable, landmark home in Fairport/Perinton, NY that is available for your special family visit to Rochester.

The house and 3.8 acre property are available to rent for whatever duration your needs require (with a 2 night minimum). You will have full use of the home and grounds for the duration of the rental.

You may also gather in the beautifully renovated second floor of our barn. The barn has air conditioning but no heat.

The home features a large sunny living room with fireplace, billiards room with bar and fireplace, formal dining room, sun room, enclosed 3-season patio room and a huge flagstone patio with 8-person hot tub and built-in natural gas grill. The patio faces a large backyard with beautiful trees and shrubs and an open grass area suitable for games or a large party tent. There are many photogenic spots for your family or group to gather for pictures, including a wishing well and a wisteria -covered arbor.

The home contains four bedrooms, three of which have king beds and one with a queen bed. There are three full bathrooms upstairs, all with glass-enclosed showers, exposed beams and chandeliers. One of the bathrooms is a “Jack and Jill” arrangement, accessible from two of the bedrooms. The master bathroom has an extra-large shower with overhead and body sprays and a steam generator. This bathroom also has a Jacuzzi-brand hot tub.

Downstairs there are numerous places where you can relax and gather. There is a large sun-filled living room with a wood-burning fireplace and large-screen TV. Next to that is a cozy wood-paneled room featuring another wood-burning fireplace with a mantel dating to the 1700’s, a bar and an Olfhausen pool table.

On the other side of the house there is a formal dining room with seating for 8. Another gathering place is a sunroom with vaulted ceilings facing the patio. Lastly there is screened porch room with a Jotul wood-burning stove suitable for use almost year-round.

The kitchen is centrally located and features a Heartland gas stove with electric oven. There is also a large Kenmore Elite refrigerator, KitchenAid dishwasher, Panasonic microwave, KitchenAid mixer and Cuisinart food processor. There is a center island with 2 stools and an adjacent table that seats 6.

Outdoors you will find a truly huge flagstone patio with an 8-person, 900-gallon Calspa hot tub, 10-person dining table and a fire pit with seating. The patio is well lit for evening use. Tiki torches are available for use (complete with fuel) and do help with mosquito control.

The patio looks outward to a large lawn bordered by over 100 trees and shrubs, including more than a dozen lilac bushes. The lush vegetation provides complete privacy in the summer months, and peaceful surroundings throughout the year. There is a large open lawn in the middle of the back yard that is suitable for low-impact outdoor activities such as Frisbee, corn-toss, croquet or tossing a football or baseball. We strive to keep the lawn 100% weed-free and well-manicured at all times. You will enjoy the lushness of the grass and the feel on your bare feet.

Amazing Stay

The house was everything and more that we could ask for. There was so much attention to detail. It has everything one could think of for the best weekend stay; most of us would spend hours at the billiards room! We were about 26 mins from ROC airport, and 20 mins from Rochester so you will definitely need a car. Brian was always very communicative with us, before we arrived and even during our stay, and would answer any questions we had and try to accommodate all of our needs. Thanks!!!

a dream wedding weekend come true

this property is exquisite and truly brought the vision of our wedding to life. brian and his wife were so accommodating and kind throughout the entire planning process! the backyard is like something out of a magazine and couldn't have been more perfect for our garden wedding. Fantastic House!

Rented the Beal House for our wedding weekend. What a fantastic place! It was the perfect place to stay for the bride and myself, along with our 4 groomsmen and their wives. The house comfortably sleeps 10. The sleeper sofa in the den was described as more comfortable than most hotel beds by my friend and his wife! The patio was perfect for hanging out, and if it rained we just moved into the sunroom. The master bedroom was huge, and the steam shower in the bathroom incredible!

Bottom line, my friends and family could not stop raving about how great a place this was to set up for our wedding weekend. While we did not have the actual ceremony at the house, we did host the bridal shower and rehearsal dinner (upstairs in the barn due to weather, a nice little option!). Staying at the Beal House made a memorable weekend that much more special for us!

lovely home with steep stairs

Stayed here with a large family group and the house was great for our extended family. Nice to have a place to gather together, outdoor garden and patio is beautiful and we enjoyed conversations around the fire. Kitchen is very well appointed with surprisingly high quality equipment. Baths have all been upgraded with great showers. The only caution for this house is that the stairs are quite steep - it was a bit of a challenge for some of our group who have mobility issues. There is one bed on the main floor, but only a 1/2 bath. Brian was a very accommodating host, adjusting check in to meet our early arrival and allowing us to add a day to our stay.

Terrific in every way!

My family rented this lovely home for my son's graduation from the University of Rochester this May. We had a wonderful time and would recommend it without a second's hesitation.

The house is 200 years old and on a beautiful property with exquisite landscaping. The rooms are beautifully decorated. The beds are exceedingly comfortable. The bathrooms are updated and modern. The kitchen has everything you want and more, including a KitchenAid mixmaster which Brian set out for me, knowing that I was planning on making a cheesecake (very thoughtful!)

We had ten people staying in the home (family and friends) and then had a barbeque event on Saturday night for about 18 people. The yard is perfect for a party and Brian has everything there you could possibly want, including two grills, tables, chairs, chaise lounges, wood stove in a lovely screened porch! And a hot tub, which we used often! We played frisbee and wiffle ball and ate and drank and I can't think of a more perfect way to celebrate my son's college graduation. One note: the house is on a large road, which worried me a bit when I moved in since I am a light sleeper. HOWEVER, they must have some very good windows because the house is very, very quiet, and we all slept amazingly well. Even with the windows open, we did not appreciate any noise at all. Another plus for runners. It is close to the Erie Canal with a lovely jogging path and I went running every am.

This is an A+ rental; Brian is very, very responsive to your every need. We will definitely try to come again!
