Bike, walk, or drive to Dennis pond which is 1 mile away and is one of Cape Cod's cleanest freshwater ponds. Enjoy kayaking, fishing, swimming, or just relaxing on the beach which has lifeguards on duty during the weekend. The neighborhood playground was renovated June 2015. Only two miles to the newly opened Rail Trail extension.

Visit downtown Hyannis, just 15 minutes away, where there is always something fun to do for any age. It boasts eclectic and fun museums, library, carousel, art galleries, boutiques, pubs, fine restaurants, nightclubs, ice cream parlors, coffeehouses, bookstores, harbor cruises, and the ferries to Nantucket and Martha's vineyard.

Experience the quieter side of cape cod. Scenic route 6A is chock full of antique shops and some of New England’s finest boutiques. The tree-lined winding road will bring you to many of the area’s finest restaurants while passing through some of america’s oldest villages.

“Landscapes, like beauty, may well be colored by the eye of the beholder, but steering along tree-shaded route 6a on a mild summer day, with blue inlets of cape cod bay on one side and white picket-fenced houses on the other, I’m tempted to conclude this may be the most appealing stretch of america I know.”

About Nance Carbone

Our family has been renting private vacation homes for over twenty years. We know what we like and expect and we try our best to put all those pieces together to insure a comfortable and relaxing retreat. My husband and I have custom built and renovated several houses over the years as a hobby. We purchased this house in 2004 and have been updating and renovating ever since. We have enjoyed sharing many memories on Cape Cod with family & friends. We are sure you will find as much enjoyment relaxing in such a peaceful environment as we do. This is our second season that we have decided to share it with rental guests. My top priority is to ensure that you feel at home during your retreat. In addition, we purchased the property next door in 2013 (property id# 3543656) creating a unique opportunity for guests to rent side by side properties sharing all the amenities that are offered by both homes.

Nance Carbone purchased this house in 2004

Why Nance Carbone chose Yarmouth Port

The home is located on a very special piece of property that is surrounded by 300 acres of conservation land and overlooks Great Marshes, a tidal marsh. The nature trails that lead to Grays beach are easily accessed 50 feet away. The sunsets and views are spectacular. During the course of a day, the lighting changes and creates a magical setting. Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean. It is peaceful and serene to be surrounded by nature and view hundreds of species of birds that call this paradise their home along with white-tailed bunnies who frolick in the yard at dawn and dusk. It is located north of Route 6A, very desirable and within fifteen minutes of ferries, train, airport, pristine bay beaches, Cape Cod Playhouse, antique shops, art galleries, museums, clam shacks, multiple golf courses, playgrounds, kayaking, boat launch, charter boats, and whale watching boats. Only a five minute walk to the newly renovated neighborhood playground and the village store/ice cream shop. Two miles to the newly opened Rail Trail extension and to Kings Way Golf Club and Bayberry Hills Golf Course.

A perfect location in a perfect setting.

What makes this house unique

The house has been renovated with new hardwood flooring, custom tile, recessed lighting, wood ship-lap ceilings, walls of wood beadboard, and a new gourmet kitchen with custom cabinetry, stainless appliances, granite countertops, cathedral ceiling, and ceiling fans. There is a large 4 panel glass sliding door that opens to the large outdoor deck for wonderful outdoor entertaining.

All new siding/trim, new windows, doors, lighting, decking, and patio/walkways. All the furnishings, linens, and mattresses are new to ensure total comfort. Added benefits are central a/c, WiFi, Apple TV, flat screen TV's in family room and in finished basement. linens provided and laundering service also provided, fully stocked kitchen, fire pit, hot tub, professional stainless gas grille, outdoor furniture, beach chairs, cooler, kayaks, canoe, corn hole game, and beach & bath towels at no additional cost. The yard is expansive to enjoy all types of outdoor activities and the nature trails are only 50' away. In addition, we purchased the property next door in 2013 (property id# 3543656) creating a unique opportunity for guests to rent side by side properties sharing all the amenities that are offered by both homes.

We had a wonderful stay at Sunset Bay Villa. We had rented the cottage next door before and this year we decided to stay at Nance’s larger property. The sunset views are spectacular from the kitchen, deck, and backyard. The house layout was perfect for our extended family offering four private bathrooms and a pocket door that kept the main living area quiet from the bedrooms. The house is beautifully decorated. Nance even put her special touches in the finished basement area. Everything is provided: beach chairs, coolers, bicycles, kayaks, corn hole boards, beach toys, indoor games, and movies. The kitchen has spices, condiments, and a full array of cookware and appliances. We felt so at home from the start.

We relaxed in the yard making use of all the comfortable seating choices. We took several day trips to explore the Cape and always looked forward to unwinding at the end of the day in this special home. We plan on renting from Nance for a third year. There is no doubt that she truly cares about her guests. Thanks for sharing your tranquil vacation home with our family.

Fabulous find!

  • 5 of 5

I was invited to stay at Sunset Bay Villa with friends for the weekend. When I arrived I immediately felt right at home. My husband and I had our own bedroom with a private bathroom decorated with warm comfortable décor.

The kitchen was magnificent, it was spacious, bright and welcoming. It has

a beautiful country dining room table, a granite island that I have only seen in magazines and it was fully equipped with everything you would need to cook a gourmet dinner. The windows in the kitchen and the sliding glass doors out to the deck bring in sunshine and warmth giving it a cozy feel. The view from these windows over looks the picturesque wetlands leading to the ocean.

The living room and fireplace area are decorated with Cape Cod charm. The sitting area with the fireplace is a great spot to sit with a glass of wine after a day of shopping on Cape Cod. The living room has clean, comfortable furniture perfect for relaxing while watching a movie or a football game.

I look forward to spending some time during the summer at Sunset Bay Villa. I would sit on the deck or perhaps go in the Jacuzzi in the warm sun and enjoy the lovely view. I would recommend anyone to stay at this home for their vacation, you won’t be disappointed.

Comfortable, Cozy Fall Weekend

  • 5 of 5

We truly enjoyed our weekend stay at Sunset Bay Villa. We invited friends to join us for the weekend to catch up and celebrate a birthday and their anniversary. What we found was a very comfortable, clean, cozy home which was nicely decorated and an amazing fully stocked gourmet kitchen with state of the art appliances and a gorgeous view. We love to entertain and this kitchen made it so easy to cook up a country breakfast for our friend’s arrival. The next best part was the layout of this home which has the two master bedrooms on opposite sides of the house, giving each couple ample amounts of privacy. Also 4 full bathrooms is a definite plus making getting ready to go out a breeze. The Cape in the fall is really beautiful along 6A, there are many homes decorated for the fall and farms along the way to visit for mums, pumpkins and yummy treats. This home is also in very close proximity to many choices for fine dining, quaint stores for shopping or a day at the Heritage Museum in Sandwich. We would definitely like to try this rental for a summer vacation as well.

Ten Stars for Amenities

  • 5 of 5

We recently stayed at this pleasant and inviting home and had to share how pleased we were that this is the one we finally chose after reviewing so many other properties in the Yarmouth Port area. We chose this area because of its proximity to some of the best beaches on Cape Cod, the island ferries, walking trails, and Boston; which we always squeeze in to visit. Its interior space is very well laid out making it super comfortable for relaxing and entertaining our family of 6 adults and 3 children. It has cental a/c making it very comfortable for a few hot and humid days and ceiling fans to circulate the air when the a/c isn’t needed. We have rented homes without central a/c and I don’t think we would ever consider doing it again after staying here. The laundry room in the finished basement and having four full bathrooms was a huge plus for our family of 9.

The beds are comfortable and outfitted with beautiful linens and pillows. There is a garage full of adult and children’s bicycles to choose from, a Thule bike carrier, two kayaks with several different sized life vests, and also two Thule kayak carriers. They also supply a set of cornhole boards which we used most evenings after dinner, beach chairs, coolers, and indoor/outdoor toys. I honestly couldn't think of one item missing from the gourmet kitchen that was needed during our stay. The outdoor areas were fabulous with plenty of seating and lounging options for taking in the spectacular views, a commercial grill, a fire pit and hot tub. We received a comprehensive email with shopping locations and arrival info which was super helpful for planning ahead.

The owners have thought of every detail and it shows in their well thought out, fully stocked and organized vacation home.

A Vacation to Remember

  • 5 of 5

Historically, we have rented homes on Cape Cod near Rt 28 and decided to try the 6A side this year. We were pleasantly surprised to find they are two different worlds. The 6A side is more peaceful, quaint, and less touristy. As far as rental homes, Sunset Bay Villa is a beautiful residence that is a distant far cry from what you would expect in a vacation rental. It’s even better than the photos depict. All the amenities, furnishings, and architecture are top notch. (Absolutely loved the very large round window in the kitchen) We thoroughly enjoyed using the hot tub and fire pit at the end of the day. Nance was very helpful with tips and answering all of my questions and offered suggestions to help with plans for our perfect family reunion. Our son and daughter were travelling from different areas of the country and everyone loved this home. This certainly was a vacation to remember. Thank you for your hospitality.

I hesitate to share all the wonderful aspects of this spectacular coastal retreat for fear of it becoming difficult to reserve in the future. Where do I begin? Immaculate and well organized, convenient quiet location, inviting décor and layout, more amenities than you could wish for, a kitchen to die for, amazing views of the marsh and distant ocean/sand dunes, high end furnishings, and caring responsive owners. We could not have been more pleased. Thank you for sharing your hidden gem with us.

Car: necessary

It is known locally as both Grays Beach and Bass Hole. Located only one mile away by conservation trails next to property or by car it is 1.5 miles and offers free parking. There is a roped off area for swimming which is shallow for some distance from shore in a protected bay providing shelter from the often present Cape Cod wind and is ideal for small children. Next to the swimming beach is a launch area for small boats and kayaks, which provides access into Chase Garden Creek for kayakers looking for a marsh river paddle.Travel in the other direction from the launch takes kayaks, sailboats and small powerboats out into Barnstable harbor. With a boat or kayak it is also possible to land on Chapin Memorial Beach in Dennis, which has a beach on both Chase Garden Creek and Cape Cod Bay.Walk along the boardwalk next to the launch area which takes you out to the edge of the harbor where you can watch the boats, the shorebirds, fiddler crabs and fish or just enjoy the marsh itself. At the other end of Gray’s Beach, just past the picnic area there is access to a walking trail through a section of the marsh. An 860' boardwalk takes you out over the marsh to the woods beyond. Here's what visitors are saying:

The pristine bay beaches are a 15 minute drive down Rt 6A and will not disappoint with their beautiful white sand and calm, warm ocean waters.

The neighborhood playground was completed in June 2015 and is only a 10 minute walk away.
