Nature trails are easily accessed only 50 ft away that lead to Grays Beach also known as Bass Hole. You can stroll the boardwalk that stretches 868 feet into a salt marsh over the bass river. Grays beach offers a playground, picnic area, boat launch, beach with lifeguards, and free parking. Here's what visitors are saying:

Walk or bike to the neighborhood ice cream shop, village store, or newly renovated playground only minutes away. You will be conveniently located with easy access to the pristine bay beaches of Dennis which are only a 15-minute drive down Rt. 6A. Bike, walk, or drive to Dennis pond which is 1 mile away and is one of Cape Cod's cleanest freshwater ponds. Enjoy kayaking, fishing, swimming, or just relaxing on the beach which has lifeguards on duty during the weekend. The neighborhood playground was renovated June 2015.

Visit downtown Hyannis, just 15 minutes away, where there is always something fun to do for any age. It boasts eclectic and fun museums, library, carousel, art galleries, boutiques, pubs, fine restaurants, nightclubs, ice cream parlors, coffeehouses, bookstores, harbor cruises, and the ferries to Nantucket and Martha's vineyard.

Experience the quieter side of cape cod. Scenic route 6A is chock full of antique shops and some of New England’s finest boutiques. The tree-lined winding road will bring you to many of the area’s finest restaurants while passing through some of america’s oldest villages.

“Landscapes, like beauty, may well be colored by the eye of the beholder, but steering along tree-shaded route 6a on a mild summer day, with blue inlets of cape cod bay on one side and white picket-fenced houses on the other, I’m tempted to conclude this may be the most appealing stretch of america I know.”

About Nance Carbone

Our family has been renting private vacation homes for over twenty years. We know what we like and expect and we try our best to put all those pieces together to ensure a comfortable and relaxing retreat. My husband and I have custom built and renovated several houses over the years as a hobby. We purchased this house in 2004 and have been updating and renovating ever since. We have enjoyed sharing many memories on Cape Cod with family & friends. We are sure you will find as much enjoyment relaxing in such a peaceful environment as we do. This is our second season that we have decided to share it with rental guests. My top priority is to ensure that you feel at home during your retreat. In addition, we purchased the property next door in 2013 (property id# 3543656) creating a unique opportunity for guests to rent side by side properties sharing all the amenities that are offered by both homes.

Nance Carbone purchased this house in 2004

Why Nance Carbone chose Yarmouth

The home is located on a very special piece of property that is surrounded by 300 acres of conservation land and overlooks Great Marshes, a tidal marsh. The nature trails that lead to Grays beach are easily accessed 50 feet away. The sunsets and views are spectacular. During the course of a day, the lighting changes and creates a magical setting. Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean. It is peaceful and serene to be surrounded by nature and view hundreds of species of birds that call this paradise their home along with white-tailed bunnies who frolick in the yard at dawn and dusk. It is located north of Route 6A, very desirable and within fifteen minutes of ferries, train, airport, pristine bay beaches, Cape Cod Playhouse, antique shops, art galleries, museums, clam shacks, multiple golf courses, playgrounds, kayaking, boat launch, charter boats, and whale watching boats. Only a five minute walk to the newly renovated neighborhood playground and the village store/ice cream shop. A perfect location in a perfect setting.

What makes this house unique

The house has been renovated with new hardwood flooring, custom tile, recessed lighting, wood ship-lap ceilings, walls of wood beadboard, and a new gourmet kitchen with custom cabinetry, stainless appliances, granite countertops, cathedral ceiling, and ceiling fans. There is a large 4 panel glass sliding door that opens to the large outdoor deck for wonderful outdoor entertaining.

All new siding/trim, new windows, doors, lighting, decking, and patio/walkways. All the furnishings, linens, and mattresses are new to ensure total comfort. Added benefits are central a/c, WiFi, Apple TV, flat screen TV's in family room and in finished basement. linens provided and laundering service also provided, fully stocked kitchen, fire pit, hot tub, professional stainless gas grille, outdoor furniture, beach chairs, cooler, kayaks, canoe, corn hole game, and beach & bath towels at no additional cost. The yard is expansive to enjoy all types of outdoor activities and the nature trails are only 50' away. In addition, we purchased the property next door in 2013 (property id# 3543656) creating a unique opportunity for guests to rent side by side properties sharing all the amenities that are offered by both homes.

My wife, our three grown daughters and son-in-law’s, and granddaughter enjoyed a wonderful week vacationing at this beautiful home located in a quiet and tranquil area close to bayside beaches and multiple golf courses. We thoroughly enjoyed all the amazing restaurants in the area. We especially loved Encore in Dennis who also owns another favorite of ours, Sesuit Harbor Café. We visited the Cape Playhouse for live entertainment. The house itself was spotless and tastefully decorated. The weather was very mild allowing us to enjoy the beautiful outdoors. We enjoyed all that this home had to offer including a short stroll to Grays beach through the nature trails, relaxing in the hot tub overlooking a fire, bicycling around the quiet neighborhood, golfing nearby, and falling asleep in luxurious bedding. We have rented many homes on Cape Cod and felt this house was very reasonably priced for all that it offered.

Nance was super helpful and a pleasure to deal with on several occasions. We would definitely recommend this stunning vacation home to anyone who is looking for a quiet, relaxing retreat with an extensive list of amenities for a great rate!!

Like many of you who experience the uncertainty of renting private vacation homes, we could not have been happier that we chose this one. I am embarrassed to say that the house was cleaner than our home. I have a bit of OCD and was always comfortable and relaxed here. The owner, Nance has a special talent for decorating in a casual coastal theme and included more than what was needed in amenities. We will definitely have to come back since we didn’t have time to use the bicycles and explore the lovely neighborhood. We did however use the kayaks and the canoe and made several trips to nearby Grays Beach and Dennis Pond. We thoroughly enjoyed exploring the nature trails that are right behind the property and we played corn hole almost every evening with a final tournament to complete our amazing week at Sunset Bay Villa. Look no further!!

Breathtaking view!!

  • 5 of 5

Everything about this house makes for a very comfortable, relaxing vacation on Cape Cod. It’s location is so convenient to the best beaches, heading for a day trip to Boston, browsing the many antique shops and galleries along 6A, or just enjoying the many amenities offered. We were instantly wowed upon arrival when we walked up the stairs from the driveway into the backyard and were greeted by a spectacular sunset view. It simply took our breath away and we began snapping photos right from the start.

Everything is provided to make packing a simple task. What a treat it was to not have to pack linens, towels, beach chairs, bicycles….the list goes on. The layout of the house is wonderful allowing our extended family privacy and space. Having four full bathrooms was also a plus.

Nance was a true delight to deal with. She helped with suggestions on planning our vacation in advance and even shipped back several clothing items that we left behind. Every time I texted or e-mailed, her response was within minutes which was very reassuring. This home and vacation has been our best experience on Cape Cod. I can hardly wait to return.

Summer Perfection

  • 5 of 5

My family and I were so fortunate to have stayed at this gorgeous property for a second time and had perfect weather almost every day. It was even better this time with several additions such as the comfy chaise lounges with cushions situated in the backyard overlooking the marsh and oceanview beyond, a new large flat screen tv that was installed in the finished basement, and seven bicycles of varying sizes to suit almost everyone in our party. We arrived at a meticulously spotless home which is always a great way to start any vacation. We used the kayaks provided and visited Dennis Pond and Gray’s Beach for some fun-filled excursions. We biked through the nature trails that are only 50 feet away and saw several bird species and a red fox. We drove to beautiful Herring Cove Beach in Provincetown and spotted whales spouting right in front of us from our comfortable beach chairs which were also provided by Nance. She is a wonderful hostess and never makes you feel like you are being a nuisance for asking so many questions. It was truly a perfect vacation with perfect accommodations. You will not be disappointed except if you are unable to reserve since it gets booked quite quickly.

Summer Fun

  • 5 of 5

The pictures of this house are beautiful, but could not truly encompass how fabulous a vacation spot this truly is! This gorgeous home, with all the amenities you would expect in a luxury rental, is situated in a spectacular location. The quiet neighborhood and beautiful yard, with serene marsh and ocean views, provides spectacular sunsets. Here you can relax, restore, and renew or you can be like me and hike, bike, swim, kayak, enjoy family corn hole games, the fire pit…and soaking in the hot tub. It was so great to have ready access to all these things at this home.

You can tell that Nance and her husband have traveled frequently. They know what needs to be provided in a high end rental. Their attention to detail and comfort is superior. Nance even includes a binder of information about beaches, restaurants, boating, etc. in the area.

It was great to vacation in this home where you can truly recharge and/or engage fully in all that is available. Look forward to a stay again next year!

Your large, lovely & welcoming family Cape home

  • 5 of 5

From our first correspondence regarding our stay this past summer in this beautiful home I knew I had found a wonderful hostess. Nance and her husband made our stay in their home the highlight of our 2 weeks in the Cape with our daughter, son-in-law, new grandson and adult son. We were fortunate to be the first guests in their spectacular home next to their cottage rental, and fell in love with the property and the views.

Sunset? Yes, gorgeous nightly..

Trails? Yes, all detailed with even topographic maps by Nance..just off your huge deck!

Restaurants? Again with descriptions, menus and contact information in her guest book. Delicious pizza only a few blocks away, as well as conveniently located near a market and grocery stores.

The home? As we were the first guests (such an honor to have the privilege of staying in their home!), we were greeted by Nance & her husband on arrival. They personally introduced us to the amenities provided..and although the master bath had not been renovated at the time of our stay, it certainly did not make any difference to us! From the gourmet kitchen with the growler welcome gift in the frig, to the deck we used daily for meals, the hot tub, the kayaks they provided, the large bonus room downstairs, and immaculate furnishings their home made being up nightly with our newborn grandson an amazing experience!

We had guests from Boston during the week, and Nance's home was so accommodating for all of us.

If you are searching for a wonderful home to nestle in a quiet neighborhood with the marsh, large yard, and spectacular sunsets to call your own in the Cape look no further. I would definitely highly recommend this home for your visit to the Cape!

Your only regret as was mine will be having to leave at the end of your stay!

It is known locally as both Grays Beach and Bass Hole. Located only one mile away by conservation trails next to property or by car it is 1.5 miles and offers free parking. There is a roped off area for swimming which is shallow for some distance from shore in a protected bay providing shelter from the often present Cape Cod wind and is ideal for small children. Next to the swimming beach is a launch area for small boats and kayaks, which provides access into Chase Garden Creek for kayakers looking for a marsh river paddle.Travel in the other direction from the launch takes kayaks, sailboats and small powerboats out into Barnstable harbor. With a boat or kayak it is also possible to land on Chapin Memorial Beach in Dennis, which has a beach on both Chase Garden Creek and Cape Cod Bay.Walk along the boardwalk next to the launch area which takes you out to the edge of the harbor where you can watch the boats, the shorebirds, fiddler crabs and fish or just enjoy the marsh itself. At the other end of Gray’s Beach, just past the picnic area there is access to a walking trail through a section of the marsh. An 860' boardwalk takes you out over the marsh to the woods beyond. Here's what visitors are saying:

The pristine bay beaches are a 15 minute drive down Rt 6A and will not disappoint with their beautiful white sand and calm, warm ocean waters.

The neighborhood playground was completed in June 2015 and is only a 10 minute walk away.
