Your perfect vacation awaits you in our renovated Pottery Barn inspired home located in historic Yarmouth Port. Tucked away in a lovely neighborhood off of Rt 6A, our home sits on Great Marshes that looks out to Barnstable harbor and Sandy Neck beach. Relax on the comfortable deck furniture or nestle around the fire pit and enjoy the breathtaking sunsets and the whale watching boat in the harbor. (Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean). Play a fun game of corn hole in the spacious back yard. Enjoy a quiet and child safe neighborhood with access to nature trails only 50 feet away for a 15 minute walk to beautiful Gray’s Beach also know as Bass Hole.

ENTERTAIN IN A GOURMET KITCHEN complete with granite countertops, custom cabinetry, stainless steel appliances, large island, cathedral wood ceilings with a cupola to let in plenty of natural light, two ceiling fans, and hardwood flooring. Well stocked to make entertaining a breeze and staying at home for home cooked meals a perfect alternative to eating out.

THE DINING AREA overlooks the peaceful marsh and distant bay and is open to the family room and the cozy fireplace sitting area.The large farm table comfortably accommodates a party of 8 along with 3 bar stools at the island. Large 4 panel sliding glass doors lead to the outdoor deck. There is also a desk for surfing the web or writing a postcard.

THE FAMILY ROOM has a slip covered sofa and two swivel rockers that are extremely comfortable to relax in after a fun-filled day. There is a 55'' flat screen television, DVD player, games, books and magazines, and an adjoining fireplace sitting area.

THE LARGE DECK has a round teak table with an umbrella & chairs. There is also a comfortable sofa and two oversized chairs with ottomans to thoroughly enjoy the outdoor space. Three steps down is the patio with a bistro table & chairs, two chaise loungers, and a large professional stainless grille for cooking while surrounded by nature and salt air breezes. A 100 lb propane tank is included to ensure that you never run out while cooking. The hot tub is located next to the deck and fire pit to relax and rejuvenate after an adventurous day. The amazing sunsets & marsh view can be seen from either the kitchen, deck, hot tub, or backyard.

There are TWO MASTER BEDROOM suites which are beautifully furnished with coastal themed furniture and new designer linens. One has a king size bed with direct access to the deck/patio. The other has a queen size bed. They both have their own private bathrooms. The GUEST BEDROOM has a full size bed and a twin with pullout trundle. The hallway has a pocket door to close off the main living area & second master bedroom. It keeps noise to a minimum in two of the bedrooms allowing early birds to sleep peacefully and night owls to sleep late. New hardwood flooring throughout. There are three full bathrooms on the main floor. On the basement level is the 4th BEDROOM which is a large open space with a pullout queen sofa, queen futon, and two twin hotel cots. This space also has its own full bathroom. Three out of the four bathrooms are fully renovated.

ADDITIONAL AMMENITIES include 2 kayaks, canoe, life vests, 6 bicycles, beach chairs, towels, cooler on wheels, hair dryer in each bathroom, and iron/ironing board. All bed linens are provided and are laundered at no additional cost as we provide this as a service to our guests. The home is located on a very special piece of property that is surrounded by 300 acres of conservation land and overlooks Great Marshes, a tidal marsh. The nature trails that lead to Grays beach are easily accessed 50 feet away. The sunsets and views are spectacular. During the course of a day, the lighting changes and creates a magical setting. Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean. It is peaceful and serene to be surrounded by nature and view hundreds of species of birds that call this paradise their home along with white-tailed bunnies who frolick in the yard at dawn and dusk. It is located north of Route 6A, very desirable and within fifteen minutes of ferries, train, airport, pristine bay beaches, Cape Cod Playhouse, antique shops, art galleries, museums, clam shacks, multiple golf courses, playgrounds, kayaking, boat launch, charter boats, and whale watching boats. AMAZING SETTING

We had a wonderful stay at Sunset Bay Villa. We had rented the cottage next door before and this year we decided to stay at Nance’s larger property. The sunset views are spectacular from the kitchen, deck, and backyard. The house layout was perfect for our extended family offering four private bathrooms and a pocket door that kept the main living area quiet from the bedrooms. The house is beautifully decorated. Nance even put her special touches in the finished basement area. Everything is provided: beach chairs, coolers, bicycles, kayaks, corn hole boards, beach toys, indoor games, and movies. The kitchen has spices, condiments, and a full array of cookware and appliances. We felt so at home from the start.

We relaxed in the yard making use of all the comfortable seating choices. We took several day trips to explore the Cape and always looked forward to unwinding at the end of the day in this special home. We plan on renting from Nance for a third year. There is no doubt that she truly cares about her guests. Thanks for sharing your tranquil vacation home with our family.

A Vacation to Remember

Historically, we have rented homes on Cape Cod near Rt 28 and decided to try the 6A side this year. We were pleasantly surprised to find they are two different worlds. The 6A side is more peaceful, quaint, and less touristy. As far as rental homes, Sunset Bay Villa is a beautiful residence that is a distant far cry from what you would expect in a vacation rental. It’s even better than the photos depict. All the amenities, furnishings, and architecture are top notch. (Absolutely loved the very large round window in the kitchen) We thoroughly enjoyed using the hot tub and fire pit at the end of the day. Nance was very helpful with tips and answering all of my questions and offered suggestions to help with plans for our perfect family reunion. Our son and daughter were travelling from different areas of the country and everyone loved this home. This certainly was a vacation to remember. Thank you for your hospitality.

TRUE HIDDEN GEM

I hesitate to share all the wonderful aspects of this spectacular coastal retreat for fear of it becoming difficult to reserve in the future. Where do I begin? Immaculate and well organized, convenient quiet location, inviting décor and layout, more amenities than you could wish for, a kitchen to die for, amazing views of the marsh and distant ocean/sand dunes, high end furnishings, and caring responsive owners. We could not have been more pleased. Thank you for sharing your hidden gem with us.

Unclean and ill-prepared for our stay!

At first glance the house appeared clean, but the floors were sandy and the refrigerator freezer was VERY dirty and contained old and opened food packages. The pull-out sofa in the lower level where our daughters were supposed to sleep had what appeared to be droppings on the bed when we opened it. They were not able to sleep on it. The kitchen flatware and utensil drawers had to be cleaned before use. Our son had to clean the outdoor grille, as it was unsuitable for cooking. We knew in advance that the homeowner would stop by to pick up the recycling mid-week, but we didn't anticipate that she would stay in-and-around both properties for three hours. We found it very uncomfortable that she would come in and out of the house to address our cleaning concerns we had shared with her when asked, deliver clean towels which we already had plenty of, work in the yard, etc. All this attention to the property should have been given prior to our arrival, NOT during our rental stay. She moved around the house as if she had a right to be there. The homeowner's extended stay interfered with our plans for the afternoon, and I was very disturbed by that. Despite the fact that we told the homeowner in advance of our visit that we wouldn't be using the hot tub, a fact that she denies, she deducted a service charge from our security deposit. While the home and setting were lovely, we would not rent from her again.

Owner's Response: I went above and beyond to try to please this guest and find it very hurtful that she would write a review full of untrue statements. She NEVER told me in advance about not using the hot tub. If she did, I could have cancelled the service call and avoided the fee. She mentioned briefly mid-week (when it was already too late) that her grandchildren would argue about going in so it was easier to not have them use it. She also NEVER mentioned that the adults would not be using it. I explained that I would issue a partial refund for not using the additional electricity, but there is still the service fee I had already paid for. She received her FULL security deposit plus the partial hot tub refund. She asked for a pack n play for her grandchild. I went out and bought one. She asked for early check in. I arranged it. She asked for a stove top coffee pot. I got one. She asked if she could have a few guests for a father’s day barbecue, stating there would be no more than the total guests allowed of 10. Days before her arrival, she asked to borrow some chairs from our property next door for her event. I explained that we do not allow events at our home and she said that I agreed to her barbecue previously. What I agreed to was 4 additional guests and I noted her text message which stated this. She was now asking to have 18 guests. Against policy, I allowed her to hold the barbecue as long as the weather permitted and was not forced to be held indoors. I had to sort 8 trash bags of recycle which contained non-recyclable trash items- dirty diapers, plates with food etc. I also cleaned a small spill that was located under the freezer wire basket drawer in the far back of the freezer. I checked the pull-out sofa for what she explained as droppings but only found 3 tiny brown crumbs and I showed them to her. Not sure how 20 minutes of inside cleaning interfered with her afternoon plans or in what manner was the house ill-prepared! The grill WAS clean when she arrived. After her stay, my cleaners sent me a photo of food chunks and grease that SHE left on the barbecue grill. I sent her the photo and she responded they were in a hurry to leave and didn’t get a chance to clean it. I paid for extra hours of cleaning after her departure and did NOT deduct it from her security deposit. My top priority always is providing a very clean home with many amenities. Please read my other reviews which portray this home truthfully and the many reviews for my cottage next door.

Fantastic Cape Cod getaway!

We loved our time at Sunset Bay Villa! We are a group of six adults who have a tradition to spend New Year's week in a house somewhere in New England to eat, play games, and enjoy everyone's company. After much research, we decided on the Sunset Bay Villa and we couldn't have been happier. The bedrooms were spacious and well kept, we didn't have to share bathrooms, the kitchen was large and well-equipped, and the sunsets were beautiful. Because we were there in the winter, we didn't venture too far into town, but had the temperature been a few degrees warmer (and had we not been so cozy indoors) we easily could have walked around the main street and on the path to the beach. The owner, was incredibly accommodating throughout the entire process and helped make our stay as easy and fun as possible. She met us when we arrived and gave us a tour of the house, showing us where things were located, sharing tips on how to handle some of the quirks of the house, and answering any questions we had. She also gave us her cell number and told us to contact her if we needed anything (we didn't). The three hefty binders of menus, check out procedures, and other helpful details were proof that the owner does this a lot and knows what she's doing.

OFF SEASON DELIGHT

My wife, our three grown daughters and son-in-law’s, and granddaughter enjoyed a wonderful week vacationing at this beautiful home located in a quiet and tranquil area close to bayside beaches and multiple golf courses. We thoroughly enjoyed all the amazing restaurants in the area. We especially loved Encore in Dennis who also owns another favorite of ours, Sesuit Harbor Café. We visited the Cape Playhouse for live entertainment. The house itself was spotless and tastefully decorated. The weather was very mild allowing us to enjoy the beautiful outdoors. We enjoyed all that this home had to offer including a short stroll to Grays beach through the nature trails, relaxing in the hot tub overlooking a fire, bicycling around the quiet neighborhood, golfing nearby, and falling asleep in luxurious bedding. We have rented many homes on Cape Cod and felt this house was very reasonably priced for all that it offered.

Nance was super helpful and a pleasure to deal with on several occasions. We would definitely recommend this stunning vacation home to anyone who is looking for a quiet, relaxing retreat with an extensive list of amenities for a great rate!!

It is known locally as both Grays Beach and Bass Hole. Located only one mile away by conservation trails next to property or by car it is 1.5 miles and offers free parking. There is a roped off area for swimming which is shallow for some distance from shore in a protected bay providing shelter from the often present Cape Cod wind and is ideal for small children. Next to the swimming beach is a launch area for small boats and kayaks, which provides access into Chase Garden Creek for kayakers looking for a marsh river paddle.Travel in the other direction from the launch takes kayaks, sailboats and small powerboats out into Barnstable harbor. With a boat or kayak it is also possible to land on Chapin Memorial Beach in Dennis, which has a beach on both Chase Garden Creek and Cape Cod Bay.Walk along the boardwalk next to the launch area which takes you out to the edge of the harbor where you can watch the boats, the shorebirds, fiddler crabs and fish or just enjoy the marsh itself. At the other end of Gray’s Beach, just past the picnic area there is access to a walking trail through a section of the marsh. An 860' boardwalk takes you out over the marsh to the woods beyond. Additional information about rental rates

Refundable damage deposit $800
Changeover fee $200
Towel launder fee/guest $10
Hot Tub Service Fee/week $200

Reservations will be held for 10 calendar days until deposit arrives. Any fees incurred by credit card payments, wire transfers, or Paypal transfers will be the guest's responsibility. Half the rent is requested in order to complete your reservation. The remainder of the rent and the refundable security deposit ($800) is due 30 days prior to your check-in date.

All linens are supplied and bed linens are stripped and laundered at no additional cost. There is an optional towel laundering fee of $10/guest. You may avoid this fee by laundering the towels provided or bringing your own.

Security deposit is fully refundable within two weeks from date of departure.

Stays of less than a week that include a holiday may incur a $100 additional cost. Stays of less than one week during late summer season will incur a $150 additional cost.

Stays of less than one week will incur a $150 changeover fee.
