Rock'N Utopia sleeps 10 guest, 6 in the main house and 4 in the cabana. Reservations are a 2 to 3 night minimum rental period. (3 night minimum during peak seasons.) The Cabana is rented in conjunction with the main house for an additional nightly fee when making reservations over 6 people. Cabana DOES NOT HAVE TO BE RENTED if reservations are 6 or less people. However, if not needed for your party, it will not be rented to another reservation request while you stay at Rock'N Utopia. Located in Utopia, Texas it is the perfect vacation home to enjoy the abundance of fun outdoor activities such as fishing, swimming, hiking, canoeing, biking and bird watching. The clear emerald green Sabinal River is stocked seasonally with rainbow trout, bass and catfish. Deer walk around freely. In the Springtime view the beautiful purple sage scattered on the river bank. On special occasions you can hear the rodeo and live music across the river at the county park arena from the back porch. The home has central AC and heat with a gas fireplace in the living room and the couch seats 6. The flat screen TV has DISH Network. Main home includes king size master bedroom and bath. Second bedroom includes a queen bed and bathroom down the hallway. Home has a fully equipped kitchen. The bunk room sleeps 2. Washer and dryer are available. The cabana is a short walk behind the main house and includes heat and AC, a queen bed, full bath and a queen futon for 2 additional guest. Lost Maples State Park and Garner State Park are about 15 miles away, while Bandera, the "Cowboy Capitol of the World" is a 30 minute drive east. Just minutes away golfers can enjoy golfing at the golf course featured in the movie 'Seven Days in Utopia'.
The river home was purchased for friends, family members and local Austin musicians to enjoy and have a place to get away to a beautiful quiet, peaceful place where they can reconnect to nature and serenity. Many a good song idea has come from acoustic jam sessions on the back porch.

Rock'N Utopia is the perfect place for a group to celebrate special occasions or can be used as a place of solitude. The area features one of the most spectacular 4th of July fireworks displays in Texas and has host many a family reunion and a family wedding. Sit on the huge back porch and view birds of all species and watch the deer pass through on the river front with their fawns. The spectacular sunsets of the Texas Hills can be enjoyed from the comfort of the front porch.
Enjoy sitting on the private dock at the waterfront especially in the evenings and watch the bass jump or see a brown hawk swoop down and grab a fish. Utopia is a great place for avid bicyclist that enjoy the challenge of tackling the hillside rides. Motorcyclist enjoy the Texas Hill country serpentine routes that include the geographical views of plateaus and valleys in route to other surrounding towns.
We spent the labor day weekend here.
First: the place is magical for the kids. Walking back and forth to the river side, seeing deers everywhere, watching fire flies, fishing, swimming especially across the river right into the state park , grilling marshmallows and many other details.
Place is not so magical for the parents. It's well looked after but very old and can use some deep cleaning. We couldn't opened the windows because they were filled with long time accumulated dusts, dead bugs, spider webs etc. The furniture smelled so bad my kids asked why the couch was smelling like a dead fish lol. Inside the cabinets need some work as well. There are not enough towels, kitchen is full with random stuff some of them simply not useful but well stocked. Majority of the things are working but not actually doing the job properly. Barely have any soap, laundry detergent, plastic wrap etc so make sure to stock up well. Fridge freezes up if you leave it high. There goes two dozens of eggs to the trash. There are no river toys such as canoe, paddles etc. Most rentals have these even they are very beaten down. Unless you are one of those families who haul everything for three days, just settle with swimming.
Most importantly the yard is not treated for fire ants. All my children got bitten very badly regardless of how much we tried to be careful. There are nests everywhere up to the door! I know it is impossible to get rid of them but regular maintenance reduce the nests.
Utopia has only a few shops but they have everything you need and they are open even on Sunday. We quite like the place.
You will have long list of cleaning including sweeping the floors, removing the sheets when you are leaving. It was a bit tough to do with three kids running around. Again never done neither of these any rentals.
Regardless of the small negative details we wouldn't hesitate to stay there again. Kids can't stop talking about it.
My family just spent a long weekend at this property, and had a blast! The house and cabana were clean, and the floor plan of the house allowed for plenty of family time together, but privacy as well. Huge kitchen, with everything we needed in order to do our own meals! Enormous covered back porch on the main house allowed great viewing of the numerous white tailed and axis deer that wandered through in the mornings and evenings.
With all that said about the house, the truth is we spent almost all our time down at the river! This house sits on a riverfront lot on a deep, dammed portion of the Sabinal River called Utopia Park Lake (the Park is on the opposite bank). We go to a Hill Country river almost every summer, but this was our first adventure on the Sabinal, and it is absolutely gorgeous. Cold, clear, deep, and filled with fish; we floated, kayaked, fished, and hand-fed fish in the shallows, as well as played on the rope swing and the pretty flowing dam (note: we brought our own floats, fishing tackle, and kayak). For the varying ages and levels of activity in our group, the waterfront at this house probably provided the best and easiest river access of any of the properties we have rented. We were excited to have other possible activities available nearby (Lost Maples, Garner State Park, golf, etc.), but we enjoyed ourselves so much that we never left the house, except for a couple of quick trips into town for ice and whatnot. Highly recommend!
Rock'N Utopia is located in the beautiful Texas Hill Country. Garner State Park and Lost Maples State Park are within 20 miles of Utopia for additional hiking and swimming. Numerous rivers in small surrounding towns are within 20 miles as well. Bandera, Texas, the "Cowboy Capitol of the World" is 33 miles away and has many antique and Texas Style Stores available. Rural highway drives depict beautiful views of the Texas Hill Country.
2 to 3 night minimum stay depending on peak seasons. The Main House is $225 a night for a total of 6 people. The Cabana is $125 a night additional for a total of 4 people. The Cabana does not have to be rented with the Main House. If you do not need the extra space the Cabana cannot be rented to another renter if the Main House is rented while you stay at Rock'N Utopia.
