Pretty 1 Bedroom Apartment With Small Private Terrace On 2nd Floor Of Townhouse

Bright & sunny one bedroom apartment is located on the second floor (one flight up from the lobby) in a charming Upper West Side neighborhood townhouse. It has very high ceilings and features tall windows in the living area to maximize light. The open plan living/dining area features a large table for dining or work, as well as a contemporary sofa that opens to become a full-size bed. The kitchen has white cabinetry, stainless steel appliances and a rustic terracotta floor. Floors throughout the rest of the apartment are the original hardwood. One of the original exposed brick walls creates a nice balance to this otherwise clean and contemporary space.

SAFE- small safe in the bedroom closet.

TV & WIFI SERVICE- we have limited basic TV channels only (no cable) and free Netflix movies as well as free wifi with basic streaming capability. Please note that the wifi is intended for basic residential use only such as emails, and not for heavy download of large data files.

SUPPLIES

Upon check in, the apartment will be supplied with all of the basic supplies that you will need for the initial part of your stay such as dish soap, dishwasher pods, paper towels, toilet paper, hand soap, shampoo, body wash. Once these supplies have been depleted, it will be the responsibility of the guest to replenish any items that they need for the remainder of the stay. The host will not re-stock the apartment with supplies during the guest's stay.

A laundry room with complimentary machines is located on the lower level, on flight below the lobby for guest convenience.

IMPORTANT INFORMATION...

1. ADDITIONAL GUESTS.

If the actual number of guests staying in the apartment exceeds the number indicated on the confirmed reservation, regardless of how many guests the apartment can accommodate in total, the guest acknowledges that they will be responsible to pay the additional daily per person charge. All extra guests will be charged for the entire term of the booking, regardless of the length of their stay in the apartment. At no time may the number of guests exceed the maximum number of guests allowable in the apartment.

Children 24 months and under stay free of charge, but must be counted as part of the # of guests. For families traveling with babies, a pack-n-play portable crib can be requested available on a first come first serve basis (supplies limited.)

PETS - We are pet friendly subject to the following conditions:

-Pets must be completely house-trained

-Weigh 25 pounds or less

-Have a quiet, non-aggressive & people-friendly temperament. 

As host, we will need to access the premises on occasion to service the apartment when guest may not be present. There is an additional charge of $250 per pet, per month if accepted.

2. EXTRA GUEST CHARGE

This 1 bedroom apartment sleeps a maximum of 4 guests.

The base monthly rate indicated on the listing is for the first 2 guests.

Additional guests will each be charged $50 per night for the duration of the booking term.

3. APARTMENT KEYS & ELECTRONIC FOBS

There are 2 sets of keys on the table inside the apartment. The grey plastic key fob on the key ring is an electronic key for access to the building front door. To open front door of the building place fob next to the red light adjacent to the intercom panel. Please note that this special code for the intercom is for your initial entry to the building on your check-in day only. For security the code is changed often, so you will need to use the fob at all times during your stay.

4. PASSPORT.

The host may ask for a guest's passport for international travelers, or government issued ID for local guests upon checking in, or following the check in, for security reasons.

5. CREDIT CARD PROCESSING FEE.

If there are any additional charges incurred during the stay that are not a part of the initial reservation, there will be a 3% fee charged on any credit card payment for extra services not included in the booking.

6. MAIL & PACKAGES. Guests that wish to receive mail and packages can have them sent to our management office. Once a package has been received, we will drop the package off to you. Please email us for specific instructions as to how the package should be addressed.

7. HOLD HARMLESS & INDEMNIFICATION. To the fullest extent permitted by law, Guest shall hold harmless and indemnify Host from any and all losses, claims, liability, lawsuits, allegations, expenses of any kind arising out of or in connection with the booking, including but not limited to injury to person and/or property, as well as any consequential damages, attorney fees, costs and/or expenses arising thereof. Such obligation on the part of the Guest shall exist regardless of any actual or alleged negligence or fault on the part of the Host. By accepting this booking, the Guest agrees to abide by the above hold harmless clause. The Guest expressly agrees to hold the Host harmless from any loss or liability that may arise during the term of the stay at this property and acknowledges that the Host is not responsible for any loss whatsoever.

APARTMENT RULES

NO SMOKING INCLUDING ELECTRONIC CIGARETTES!

1. There is absolutely NO SMOKING allowed in the apartment or anywhere on the building premises, including in front of the building entrance. We aim to maintain a smoke-free environment in and around this building so kindly step away from the building entrance to smoke.

2. NO CANDLES. All Candles, incense & scent that burns with a real lit flame are strictly forbidden as they are a fire risk hazard and risk the safety of everyone in the building. Even candles that are contained in a protective glass are not allowed.

3. Kindly be considerate of others in the building. We request that you do not host loud parties or play music in such a way that will disturb the neighbors.

4. All areas of the building besides the specific apartment indicated in the reservation, the lobby and public hallways & the lower level garbage area and laundry room are strictly off limits for safety reasons.

5. As Host, Splendid Apartments reserves the right to access the apartment periodically during the Guest’s stay, even when the Guest is not in, for routine maintenance, as well as checking to be sure that all local fire codes and health department codes are well maintained and that house rules are being complied with. This is for the safety and benefit of the guest, as well as all of the other residents of the building. Our team will always knock before entering the apartment, and will only do so at reasonable hours so as not to disturb Guests and their privacy. In addition, dates when the building will be serviced by the exterminator in the company of our building manager are posted in the lobby for the convenience of the Guest- and Guests do not need to be present at that time unless they prefer. By making a reservation and submitting payment through this site for any of our properties, the Guest hereby acknowledges and accepts the terms specified above and agrees that Splendid Apartments has the right to enter the apartment during their stay without prior notice and agrees to comply with same.

6. Splendid Apartments reserves the express right to cancel any Guest at any time during their stay without advance notice, if it deemed that they pose a risk to themselves, the property, and/or the well-being of other tenants in the building. Furthermore, at the discretion of the management, any Guest who arrives for check in, that is perceived to pose a risk of any kind, will immediately be denied access to the rental property and will receive a full refund for the booking. By making a reservation and submitting payment through this site for any of our properties, the Guest hereby acknowledges and accepts the terms specified above and agrees to comply with same.

7. In the event that any guest does not check out of the apartment at the expiration of the booking term on the designated date and time, as host, Splendid Apartments reserves the express right to pack all of the guest’s personal belongings and store them safely, at no charge, until the guest is able to collect them personally. The nightly rate of $325 will be charged.

8. Security Deposit: The guest security deposit may be used to compensate host for reasons including but not limited to the following: to cover any damage or loss as perceived by the host, any overstay after the check-out specified on the reservation which will be accessed at the daily rate on the listing site, and any unauthorized charges made by the guest. By making a reservation and submitting payment through this site for any of our properties, the Guest hereby acknowledges and accepts the terms specified above and agrees to comply with same.

GUEST COMPLIANCE. Please review all of the terms and conditions of the reservation. Failure to comply with any of the apartment house rules & terms and conditions of the reservation may result in immediate cancellation of the guest's reservation without refund. Guest hereby acknowledges and accepts all of the terms and conditions specified above and agrees to comply with same.

GUEST CANCELLATION. In the event that the guest needs to cancel their reservation for a legitimate reason, and there is no refund due per the terms and conditions, pending submission of substantiating documentation to the host, the guest may be eligible for a credit for the unused portion of their stay to be used towards a future reservation within one year of the date of the original reservation. Any such credit will expire within the one year period from the date of the commencement of the original reservation.

ISSUES & CONCERNS. If there are any issues that need to be addressed we request that you alert us immediately so that we can take care of them in a timely manner.

MODIFICATION. Please note that the host reserves the right to modify any terms and conditions on the listing without advance notice to guest.

Location, location, location.

The beauty of this apartment is its location. It has Riverside Park right outside the the door and an abundance of grocery stores and restaurants in the neighborhood. With major subway and bus lines nearby, you can get anywhere. The apartment is well equipped and clean, and the free washer and dryer in the basement are sure a plus. The management was very responsive to my requests. I would definitely stay again. I only wish the front of the building had nice plantings instead of a dead evergreen.

I loved this 1BR apartment! It is in a PERFECT location, very convenient to the subways and close to good shopping. It is one block from the river which is a great place to run, across the street from Riverside Park, and walking distance to good food. Every clean and management is fabulous!! I highly recommend here!!
