This is a cozy small studio perfect for no more than 2 people looking for a private getaway near downtown Denver. The bed is a new custom bedding topped futon (double size) which closes for daytime. The loft has a twin size mattress. You will have a washer/dryer, microwave, gas stove with oven, Air Conditioner, high speed Internet and cable TV. The backyard is enclosed for privacy and has a patio, firepit, and grill plus a pretty water feature. Pets are possible - the floors are tiled and the backyard is enclosed. More intimate than a hotel room - you decide whether to eat in or check out our great restaurants, relax at a neighborhood bar or distillery (we have several in our area) or sit on the back patio. Drive or take the lightrail to downtown Denver/Convention Center/Pepsi Center/Mile High Stadium in about 5 mins. or walk to view art galleries 2 blocks east of your 'home'.

I have lived in this area of Denver for over 20 years. We live a few blocks away and manage our rental properties ourselves for the past 8 years. I love to collect art and enjoy designing spaces for people to live in. My daytime job is owner of a tree service. As a Denver native, I ski, snowboard, bike around town, people watch on 16th street mall (will share favorite restaurants!), antique shop and love living in Denver.

Location has always been a factor - we are right next to downtown Denver so are central to all of the metro area. This house is really ideal for a getaway or short stay near the 'action' in Denver or anywhere - skiing and /or hiking are less than 1 hr. away and the bike trails are right here. It is nice to have your own space at the end of the day, eat when and what you want and even do the laundry (if you so choose!). We see it as sort of a bed-and-breakfast without the breakfast sort of place. We live nearby so we will host you here in Denver to the best of our ability. So when you are tired from skiing, hiking, climbing, viewing art, visiting museums, shopping, eating out, seeing broadway shows, cheering for our sports teams, biking, seeing friends and family you could come to Lipan St., and rest your weary bones. Then get up and do it all again the next day.
Why would you choose us rather than a downtown hotel? Privacy, set your own schedule, enjoy a pleasant backyard in a quiet neighborhood, eat and drink exactly what you want when you want it, meet some locals - that's us - who can give you the lowdown on the area. It's different - not just another hotel room (tho' we have some very very nice ones here in Denver!). Did I mention the hammock in the backyard? The park is 3 blocks away, the Buckhorn Exchange(oldest restaurant in Co. #1 liquor license) is 3 blocks west, probably The Japanese farnhouse-style restaurant in the US is a 5 min. walk north. We are located 6 blocks south of Auraria campus - if you are visiting a student there. And the I25 exit for 8th Ave. is about 1/2 mi. from our house.
I had the pleasure of staying in this property for one month. Its small footprint made me feel snug and safe. It was always quiet and peaceful. It is set back from the road with a darling courtyard and backyard big enough for my hound to have a place to run around when we weren’t roaming the neighborhood. Mariposa Park is just a few blocks away and my dog really loved being able to run around as whenever we were there, we had the park completely to ourselves. Joe was there to welcome me and completely accessible and responsive when I had questions or concerns. The cottage is well decorated and I especially appreciated the desk that looks out the window as I had quite a bit of work to do.
This location is great. Close to downtown and right down the street from highway exits. Street parking was easy. The condo was clean when we arrived and had fresh towels. I'd give it 5 stars however, it doesn't sleep 3 in my opinion. Yes there is a loft but hard to climb ladder and the amount of space between the mattress and ceiling is very minimal and uncomfortable. The bed itself is too small for 2 people. I didn't see any fountain in the back like the description stated to enjoy and landscaping could have used some cleaning. We very much enjoyed cooking in the kitchen and on the grill however, there were no grilling utensils so couldn't clean the grill or have tongues to help with cooking (unless we missed them but we looked everywhere). Overall, if you're only using this as a a place to sleep it serves its purpose and has nice privacy compared to a hotel.
This a well-designed, very well-maintained property that maximizes its space. Staying here with a five-year-old has proven to be thoroughly doable. We like the neighborhood and its proximity to everything that interests us: the zoo, museums, bike paths, and even Denver University, which is an easy five-mile bike ride from the property. The yard space is an especially nice feature. On-street parking has been fine.
Great price and near downtown. Perfect for a couple looking for a cheap getaway in the heart of Denver.
My boyfriend and I LOVED living on Lipan street! Not only is Joe THE best person to deal with, the apartment is picture perfect, the neighborhood is adorable, the neighbors are kind, and it's no more than 15 minutes away from anything and everything! We wanted a homey feel so just having the front and backyard (which are so cute and the perfect size) to access fresh air was amazing. We actually drove in (a 6 speed Veloster - not a good idea during a blizzard) so we were a little concerned about parking but we didn't have a problem with that either :) All in all, the apartment and Joe were absolutely wonderful the entire time. We will definitely be renting from Vertex Properties (Joe Phillips) again.
We are 2 blocks from the Santa Fe Arts district with more than 2 dozen galleries to visit. We are also 5 mins. from downtown Denver and LODO - you can drive or take the lightrail - 2 blocks away. Pepsi Center, Sports Authority Stadium, Convention Center, Denver Art Museum, 16th St. Mall, Denver Performing Arts Center and more are quickly and easily within reach.
