Kemptown Apartment is in Brighton city centre, looking out onto an historic garden square with the sea beyond. Whether you prefer the hustle and bustle of a thriving city or enjoy a romantic retreat, this Apartment will fit your needs perfectly. It takes just 2 minutes to walk to the beach. Shops, delicatessens, restaurants, bars and pubs are seconds away. You can walk to the famous Pavilion, Brighton Pier and The Lanes & North Laine for fabulous shopping in just 5 minutes. Everything is accessible by foot – there’s no need for a car in Brighton, but parking permits can be provided or we'll guide you to the free parking areas.
This Apartment is situated on the second floor of a Grade 2 Listed Regency building (circa 1825), built as a Hotel and continuing as such until the 1980s when it was converted into apartments. The majority of buildings on this square remain hotels as the location is so central. In the Apartment you'll find an entrance hall with entry phone, living room with 2 sofas (one converts to a bed), dining table seating 4 in a curved bay window overlooking the garden square. From here you can people watch or gaze at the sea with white sail yachts tacking across the water, seagulls whirling past the window. The living room is filled with light. Sit in the sunlight or watch dramatic stormy weather whilst enjoying your breakfast. A compact and well equipped kitchen leads off the living room. Here you’ll find everything you need for your food preparation whether cooking a meal from scratch or heating something in the microwave. The bedroom is generous and there's a Queen size bed with crisp white linen, cushions and throws. The bedroom looks out across a romantic roofscape and the sun streams in during the afternoon. A clean white bathroom with large shower, large basin and WC leads off the hallway. Central heating and continuous hot water will keep you warm and cosy and are included in the rental price along with your linen and fluffy white towels. Free wi-fi is included so you can keep in touch with friends.
For those who don’t know Brighton, it was made popular by George IV Prince Regent (1820-30) commissioning John Nash to build him a Pavilion as his seaside retreat to support his extravagant lifestyle and pursuit of pleasure. New Steine (the garden square the Apartment is on) was built to meet a growing demand for hotels by Royal followers who came to party and ‘take the waters’. As our building was a hotel at that time, who knows who may have stayed here!
Brighton is a year-round seaside destination retaining its reputation for fun and culture. Buoyed by 2 Universities and boasting 12 theatres, 20 art galleries and 30 nightclubs it also has more restaurants per head outside London and a celebrated gay scene. You could easily while away a few days looking at Brighton's 3450 listed(historic)buildings, or window shop with its mix of mainstream outlets, independent boutiques and antique shops. The biggest arts festival in England is held here in May and something's going on every month throughout the year.
Brighton has a funky creative energy and is quintessentially English. Whatever your age, there's something for everyone in Brighton.
By basing yourself here, you can explore the South Coast and save money on London Hotels by travelling on the train in under an hour. Brighton station is 15 minutes walk or 5 minutes by taxi. Trains arrive at London Victoria running several times an hour all day every day. If you fancy a day trip to France, there’s a bus on the doorstep taking you to Newhaven where you can hop on a ferry. Gatwick Airport is nearby, for flights to all European destinations. Brighton Marina offers boating and fishing trips and there are windsurfing and sea-kayaking schools on the beach. Brighton has so much to offer it's too much to list so Google the City and see what you fancy doing- the world's your oyster. And you can always just kick back, listen to music, read, explore the local pubs, and most importantly, relax.
The Apartment is on the second floor of a Regency building, there are 6 steps up to the front door and 2 further flights of stairs to the Apartment(2 floors up from ground level). Unfortunately there is no lift. We must mention that because of the property's central location there's sometimes a little noise from people walking home after a night out. If you don't mind a 10 minute walk, there's plenty of free parking should you want to bring a car. When you arrive you will be met by our Property Manager, Matt, who will welcome you into the flat and answer any questions you might have on arrival.
We currently accept payment by direct bank transfer, UK cheque or credit card via Paypal (You don't need a Paypal account. Attracts a 2.5% fee).
Brighton is very popular year-round for weekend breaks and this is reflected in the weekend short stay price. Midweek short stays and bookings for a full week or longer represent very good value. Hi - I'm Jess and live in North London with my partner. This Apartment in Kemp Town is the oasis we escape to as often as we can. The sight of the sea dissolves any stresses and worries that build up in London. We've owned the Apartment since January 2010, and been happily renting to visitors since April. We're new to VRBO and look forward to welcoming visitors from the USA and worldwide to what we think is a special destination.

Many of our friends have moved from London to Brighton, commuting daily (hence its nickname ‘London on Sea’). We love coming here - the mood's relaxed yet there’s a real vibrancy and buzz. This exact location is central yet calm - very close to everything but not feeling like everything's on top of you. The garden square allows more light and gives a feeling of space, of green and of peace.
We enjoy feeling like we live here and love sharing everything this City and our Apartment has to offer.
Fantastic waking to the sun, making tea while people watching. All life is here, and you can take whatever you need from it.
Brighton for me is at its best in the winter months - sea mists, dramatic storms rolling in suddenly, running down one of the streets leading to the sea, diving into a pub with a roaring fire. Walking back to the cosy Apartment to watch the sea with hot tea and crumpets.
We use the Apartment as both retreat and cultural base - accessing nightlife and restaurants when we feel like it, with romantic walks along the beach and breakfast in a cafe when we want to recuperate.
Oh - and I LOVE the shopping!

My spouse and I flew into Gatwick and took an easy bus ride down to Brighton.
The apartment is within walking distance of the main bus exchange, public transit and most else that you might want to see in the area.
We felt right at home in this charming place, with all that we needed for our 7 day stay; it is beautifully decorated. A big comfortable bed and lots of closet space; great bathroom with instant hot water and spacious shower. We were pleased that the kitchen is fully equipped, as we made some of our meals in. The living and dining area is well laid out, bright and cheerful.
We were met upon our arrival and had all the information necessary to feel comfortable ; we had contact numbers for any further info needed and there was someone available to us at all times.
We had a small maintenance issue, which was dealt with in a timely and efficient manner.
The location is ideal, with a lovely view, with bright windows opening up to the sea air. Shopping, restaurants, pubs and amenities, are all at your doorstep.
Main attractions, such as the beach, the Lanes, Pavillion and more, are within 10-15 min walk. ( the Beach is mere steps away)
It was relatively quiet, considering its close to a busy main road. A lovely green space below is visible from the apartment windows. We felt safe and secure in the building and area.

My 25-day stay in this apartment was super! Beautifully situated, overlooking a small park and steps from the ocean, not to mention close to a fine selection of shops, bus services, cafes, restaurants and pubs, it was like a small oasis within a vibrant community. The apartment itself was immaculate and stocked with everything one might require - and more. Communication with Jess, the owner, and Matt, the manager, were excellent throughout. Definitely worth a return visit!
What an amazing flat! Jess was extremely helpful throughout the whole planning and booking for our week-long stay. Padraic could not have been of more assistance on arrival day. Then..... the place itself. It is well-appointed, spotlessly clean, centrally located with a great view of the sea. It is also fairly spacious, well decorated, traveler friendly and I wanted to take the bed and pillows home with me. So comfy!!! Do NOT be put off by the fact that this is on a third floor with no lift. We managed to get two large suitcases, two sets of golf clubs in travel cases and extraneous backpacks etc. up the 36+ steps. The hallway up to the flat is in need of some renos but, as soon as one opens the door of #5, that is forgotten. New Stein is close enough to the rail station - a 20-25 minute trek but it's an interesting walk. Buses are also handy and, of course, the sea is in sight from the front window. We flew out of Gatwick - only about an hour's ride from Brighton, including the 20 minutes it took us to get OUT of the city - another plus factor of this place.(Perhaps the best part - tongue in cheek - is the shower stall. It is the largest we'd seen in the UK. One can actually turn around in it. And there is plentiful hot water.) I never did discover a 'dryer' as we know it in Canada but there is a large drying rack and an efficient washing machine. Jess also provides an iron, an ironing board and a hair dryer. In all, we simply loved the flat, as well as enjoyed Brighton and all it has to offer. We highly recommend this property! (Parking might be a problem if one has a car but, quite frankly, there is little need for a vehicle in this spot.)
We stayed for 8 days in this super clean, beautifully decorated well located flat across from a lovely park and with sea views. The wifi worked well, the kitchen was extremely well equipped allowing us to easily whip up gourmet meals. Shopping at Morrison's as well as a great green grocer were very close by. Everything in Brighton is within walking distance but there is lots of public transit.Communication with the host before, during and after our stay was super. They seemed to have thought of every detail to make your stay comfortable and memorable. We would not hesitate to recommend the flat and we definitely plan to stay here in the future when visiting relatives.
We really enjoyed this apartment. It was very clean upon arrival, and the communication between Jess and Matt, the property manager, was excellent. Wonderful location just a block from the beach and on a very active street in the heart of Brighton. The apartment was very quiet, but was just steps from anything we needed, including shopping, groceries and a pharmacy. The wifi is very fast and the kitchen is modern and well-equipped. We wouldn't hesitate to stay here again. It's the perfect base from which to explore Brighton and the southeast coast.

Restaurants, bars, grocery shops a few steps away. Fantastic shopping for clothes, jewellery, homewares 5 minutes walk away. You can walk everywhere, but buses are just meters from Apartment, train station 1 mile away. Trips to London easy - takes just 57 minutes on train. Gatwick nearby. Ferries nearby for a day-trip to France
