The home is new. The house is a tiny home and is 399 square feet. It has three, queen-sized beds. One bed is in the bedroom and the other two beds are in the large loft. There are three, flat screen TVs (one in the living room, one in the bedroom and one in the loft). The house has all the amenities of home and is decorated for river enthusiast. The home is near the Staples Historic Park, Staples Historic Cemetery, and the San Marcos River (The owner does not provide public access to the SM River).
This property is in downtown Staples. The city doesn't have any street lights or stores. Be prepared to relax and enjoy all the benefits of Central Texas, without the crowds. The birds, stars and sunrises are amazing. You can canoe from Martindale to Staples. The place is ideal for cyclist and nature lovers.

Quiet surroundings with all the benefits of Central Texas. We have three other homes (on this property) if you have a group event.
This is our second stay at this row of tiny houses. As was the first stay, this house was just as great. The owners have everything you need. It is so nice to have coffee products, bottled water and paper goods available so you don't have to bring them. The place is so clean, well stocked with towels and paper goods and such a beautiful area. The porch is great for eating outside or to just relax. Thank you for such a great place.
We thoroughly enjoyed the almost 2 months stay in the Tiny Home. The house was extremely clean, professionally decorated and stocked with all the linens, kitchen and bath necessities. So nice to have the washer & dryer!
The house is in a very scenic, tranquil location surrounded by country roads to take our dog for walks.
The home has a great porch and comfortable seating to enjoy the fresh air and starry nights.
The owners were very prompt to answer any questions or address any concerns.
The location is ideal for day trips to Hill Country, San Antonio or Austin. The town of San Marcos is minutes away.
We will definitely plan on another stay.
Wonderful little house, we had 6 adults and 2 dogs and we all fit! The cottage was very clean and well taken care of, in a nice quiet area. The owner supplied A TON of amenities from individual wrapped toiletries, coffee, filters and towels for days! I was very impressed!
Would not change a thing except to have more time at this wonderful lil house....
When planning for Texas State's Family Weekend, we decided to check out a tiny house for lodging. "The River" is easy to get to from San Marcos, just east of town. It is absolutely lovely, cozy, and spotlessly clean. We liked having the patio on the side of the house, and we enjoyed grilling steaks one evening. Our college student really liked having a home-cooked meal! Everything you might need is there; very well-stocked. I appreciated having paper plates and plastic ware, even though not expecting such products. Carol provides the "little" things that make it special, and is very accessible and accommodating. We highly recommend a stay at "The River", and can't wait to go back!
Great property and perfect size for my husband and I and 2 teenage daughters. The house is well appointed and fully equipped with all that you need plus more. Having coffee and the all the fixings was very nice! Easy drive to San Marcos to all college activities.
