The lake meanders generally from northwest to southeast, with few significant tributaries; the largest are Bull Creek, entering from the north near where Loop 360 spans the lake at the Pennybacker Bridge, and Bee Creek, entering from the west just above Tom Miller Dam, where the lake ends. Its outflow through Tom Miller Dam then becomes the principal inflow for Lady Bird Lake.Lake Austin is maintained as a constant-level lake by releases of water from Lake Travis upstream. The other Highland Lake reservoirs on the Colorado River are Lake Buchanan, Inks Lake, Lake LBJ, Lake Marble Falls, and Lake Travis upstream, and Lady Bird Lake downstream. Lake Austin has been stocked with several species of fish intended to improve the utility of the reservoir for recreational fishing. Fish present in Lake Austin include largemouth bass, catfish, and sunfish. Lake Austin is one of the Texas Highland Lakes infested with hydrilla, a non-native aquatic plant species. The Lower Colorado River Authority has intentionally lowered the water levels in the lake in the months of January and February so that freezing air temperatures might destroy substantial portions of the hydrilla in the lake each winter. As of March 2014, hydrilla has been completely eliminated from the lake through the stocking of Asian Grass Carp by the City of Austin.

Largemouth bass anglers should concentrate their efforts in and along the edges of weed beds that line the shoreline when available. During the summer months (especially on weekends) pleasure boating activity on this reservoir makes fishing from a boat difficult, if not impossible. Anglers should plan trips early in the morning or at night this time of year. Because of the clear water conditions this can be an excellent night fishing lake for bass. Casting white spinnerbaits and topwaters or pitching jigs with heavy bait casting tackle to the weed beds and boat docks often works well. Other popular artificial lures include plastic worms and jerkbaits. For live-bait fishing try minnows suspended under corks along the weedlines. Sight fishing also works well during the spring spawn which occurs February through April, depending on the weather. Because cold water is released from Lake Travis just upstream, bass will spawn later in the year on the upper end of the lake. Look for them in the backs of major creeks, around marinas and in the numerous boat bays that line the lake. Panfishing can also be good along the edge of the weedlines and woody debris using small tube jigs or crickets on light spinning tackle, or small poppers with a fly rod

If we didnt have this license, then we could not share our home with you. Type 2 short-term rentals' days in Austin are numbered. Austin City Council approved on Tuesday a suite of changes to the city's regulations governing short-term rentals. The most controversial aspect of those changes would eventually outlaw non-owner-occupied short-term rentals in residential areas, the so-called "Type 2 STRs." Leaders in the vacation rental industry, including HomeAway Inc. CEO Brian Sharples, had criticized the changes as an overreaction to a few bad renters. The measure was approved 9-2 on all three readings. District 6 Councilman Don Zimmerman and District 8 Councilwoman Ellen Troxclair voted against the ordinance. Representatives for HomeAway, the Austin-based vacation rental booking company, said Wednesday they hope to persuade City Council members to change their minds about the Type 2 STR ban.

"The responsible and compliant property owners and managers who provide great Austin experiences for their guests have been dealt a disservice today," said Walter Gonzales, a member of the company's government relations team. "We will continue to advocate for the responsible property owners and managers and hope that through continued discussion, we will have a chance to readdress this issue with the Council." In a statement released after the vote, an Airbnb Inc. representative said the company hoped for a better outcome for Type 2 STR owners. "Today's action protected the vast majority of Airbnb hosts, 85 percent of whom share the homes in which they live. Airbnb hosts in Austin are longtime residents who care deeply about their neighborhoods and about supporting local and small businesses through an estimated $124 million in new guest spending per year," the statement said. "However, we also believe that home sharing in all forms can have a positive benefit for Austin and hope continued dialogue will result in a better path forward for responsible and law abiding Type 2 renters." The full ban on Type 2 STRs would take effect by April 1, 2022. In November 2015, Council approved a temporary moratorium on issuing new Type 2 STR permits through March 2017. Mayor Steve Adler, in an 11th-hour attempt at compromise, proposed amendments on Tuesday that would have prevented an outright ban and kept the issue alive through March 2017. His amendment was defeated by a vote of 6-5. While much of the debate around the measure focused on Type 2 STRs, owner-occupied STRs, called Type 1s, remain legal in Austin. But the measure also adds new regulations for those property owners, including more rigorous inspections. Editor's note: This story has been updated to include comment from Airbnb and HomeAway. In late February, city officials approved a controversial new ordinance that will eventually prohibit popular vacation rental homes in residential areas by 2022. The reason? Austin’s politically-powerful neighborhood associations argued that too many “party homes” were popping up, even though the city’s own facts and figures don’t support that.

Public records obtained from the city of Austin, dating back to when short-term rentals were first regulated, show that officials have prosecuted STR owners only five times—and every time was for operating without a license. Evidently, that miniscule amount was enough to justify government intervention on a broad scale.

The new ordinance doesn’t just put Austin on the path to prohibition though. It also gives city officials outlandish new powers and foists reams of red tape on law-abiding, licensed STRs.

A Perfect Family Vacation

Owners were friendly, respectful, answered all of our questions and gave us an excellent tour of the property. This was a perfect location for a family vacation, very clean and well maintained. The kids enjoyed fishing, and we loved the fire pit! Definitely coming back!

Absolute Heaven

Tommy is a life saver. We had booked another spot for nearly 2 months in advance and learned days before we were to arrive that there was an error in dates. We needed a place STAT for 13 of us coming in for a wedding from literally all over the world to Lake Travis. Tommy had not planned to rent his place out that weekend. In fact, he had a dinner party planned. he was canceled his own dinner party to allow us to stay with less than 48 hours notice.

Tommy, we LOVED your home and we fully intend to make it our new family reunion spot.

ideal lake house for family getaway

We spent Memorial Day weekend here. The house was very clean and well maintained. We took the boat out for water sports and the owner's son was the captain. He did a great job and helped several of us wake surf for the first time.

The view of the water from the back porch is pretty good minus a few tree branches. It's a bit steep to get down to the boat dock but not a problem for the younger folks.

The chef we booked canceled on us a few weeks before the trip, which was disappointing, but not the owner's fault.

The house is well suited for a big group, as there are two fridges, two dishwashers, two ice machines, and a table that can seat 10 (as well as a smaller dining room table). The one negative is that the upstairs rooms have one bathroom that is shared, and you have to walk through the bunk bed room to get to the other room. So it's not ideal for people who want their own space. The three downstairs bedrooms all have their own bathrooms.

Family Graduation Weekend

The house and property worked out great. It's a very nice property (I'd give it a 4 star hotel rating vs a 5 star), great kitchen, good flow, comfortable beds, with an awesome yard. We sat outside and really enjoyed the peacefulness of being by the water. Getting to the dock is challenging if you are older (steep staircase with no railing). However, we grabbed a bottle of wine and a couple of chairs and thoroughly enjoyed the views from the dock. It took us about 35 minutes to get downtown, but it was an easy ride. If you're looking for a family getaway with access to boating, this would be a great option.

Beautiful home!

This property was massive and amazing. It is right on the water on the shores of Lake Austin. Great outdoor patio and grill area. Would definitely stay here again!
