Whether it's volleyball or water sports, this rental in Branson, MO provides endless outdoor activities for the perfect getaway!

This beautiful home provides an abundance of room for relaxation with its grand selection of beds that can accommodate up to 33 guests! On the main level, guests can choose from a King-sized bed and a twin daybed trundle in the master bedroom or opt for a Queen-size bed plus sleeper futon across the hall. The living area offers even more plush amenities - two Queen-size sleepers sofas are perfect to sprawl out on after dinner.


Take your stay to the next level - literally! Ascend upstairs and find yourself in a beautifully appointed abode, featuring three king-size bedrooms; each with luxury linens. Greeting you at the stairwell's end is one bedroom offering private bath facilities as well as two more serviced by jack & jill style convenience.

For an added dose of entertainment head down for fun times galore! Here you'll be greeted by another fully equipped kitchen filled with all major appliances and essential dishware essentials sure to satisfy even those after hours snackers in tow. But don't stop there - off through it lies game room brimming over jam packed adventure ready activities such as a full size pool table, arcade games ranging from classic favorites up through modern wonders plus plenty of other surprises just waiting within this entertaining paradise!

Come have a blast in the brand-new state of the art theater room with reclining chairs and an enormous 120” screen complete with Apple TV - all surrounded by windows you can control for any type of viewing! But that's not all: outside, your family is sure to love gathering around their heated saltwater pool or 7-person hot tub. Get competitive playing horseshoes, volleyball or tetherball then reward yourselves at one of several outdoor cabana cooking areas featuring professional grills perfect for dining alfresco. Throw on some tunes from your speakers while basking beneath trees where picnic tables await - fun awaits!


Relaxation awaits around every corner at our serene retreat! Up for a snooze? Grab one of the many poolside deck chairs and drift away. Don't forget to check out our mother-in-law suite too - it's an idyllic two story brick facility, with not just 1 but 2 spacious bedrooms fit for royalty, plus amenities like its full kitchen and separate laundry facilities. IMPORTANT POOL FYI: The pool is seasonally available; we close it from October to April. Only the hot tub is available for guests to use year-round.

EARLY CHECK IN: Please make sure to advise us at least 24 hours before check in if you will be arriving earlier than our standard 4 PM check in time. Please note that this is subject to availability and confirmation from our cleaning team so we'd appreciate it if we're given a heads up.

Guest Access:
1.Self check in. Door code will be activated exactly at check in time.
2.Guests have access to the Main House (6 bedrooms) and the Mother-in-Law suite (2 bedrooms). The main house garage doors stay locked at all times.

Other Things to Note:
HOUSE RULES

• PETS: Pets (dogs/cats) are allowed for an extra pet fee of $50 per stay and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $200 which will go towards the deep cleaning of the property.

• CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we’re able to accommodate an early check-in. Please check the availability of early check-in prior to booking.

• CHECK-OUT: Check-out time is before 10 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $500.

• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.

• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. No other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.

• LOST AND FOUND: Please note that all shipping is at the traveler’s expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

• BBQ GRILL: Propane tank is available for our guests to use but refill will be covered by the guest. Please note that guests are kindly requested to clean the BBQ grill thoroughly after each use.Failure to do so will result in a BBQ cleaning fee of $100 being applied.

• FIRE PIT: Guest will have to secure the firewood should they need to use the fire pit. Firewood is not supplied nor replenished in the property.

• POOL/ HOT TUB FEE: A fee of $230 is applicable for the use of our pool/hot tub facilities during your stay. This fee covers maintenance, cleaning, and other associated costs to ensure the safety and enjoyment of our guests.

• CHANGE OF RESERVATION DATE: Kindly ensure the accuracy of your reservation dates. Any changes to the dates must be requested at least 30 days before the scheduled check-in date. Failure to adhere to this policy will result in the automatic declination of the request.

• ADDITIONAL NOTES ABOUT THE HOME

- Pool Maintenance: A pool maintenance personnel will be on property to maintain the pool. They will not be accessing the home.

- Landscaper: A landscaper will be on property to maintain property grounds. They will not be accessing the home.

- Visits and Property Access: We will always notify in advanced should there be a need to access the homes and no one will ever enter without your approval. An exception is if there is a fire or life-threatening situations in the home.
