Renters must be at least 25 years old to book this accommodation. It is essential that guests act responsibly to ensure the continued availability of this private rental property. There is a smart camera next to the front door that serves as a security camera to monitor the front door and driveway.
EMERGENCY ACCESS. It is understood and agreed that the Landlord shall have access to the premises at all times for emergency purposes. If it is a non-emergency, Landlord shall be required to provide Tenant with a twenty-four (24) hour notice, which may be verbal and/or written. Tenant agrees to not unreasonably withhold access to the premises.
MAXIMUM OCCUPANCY: All parties acknowledge and agree that the maximum number of guests allowed on the premises is restricted to the maximum occupancy as specified in the description provided. Should it be discovered that the Tenant has exceeded the maximum guest limit, except for visitors, this may result in immediate eviction, and any prepaid amounts will be forfeited.
CAMPERS OR TENTS: No campers or tents are allowed on-premises.
CHECK OUT TIME: is 11:00 AM. If no prior arrangements have been made for a late checkout, you may be charged up to $100 per hour to cover the extra time housekeeping must wait.
FALSIFIED RESERVATIONS. It is understood and agreed by the parties, that any reservation obtained under false pretenses will be grounds for immediate eviction and all advance payments will be forfeited.
INDEMNIFICATION: It is mutually acknowledged and agreed that AB Land, LLC, Property Owners, their employees, agents, principals, and assigns shall not be held liable for any damages or injuries incurred by the Tenant, Tenant's family, guests, invitees, agents, employees, or any other individuals entering the premises. Tenant hereby agrees to indemnify, defend, and release AB Land, LLC and Property Owners from any and all claims or allegations stemming from injuries that may occur on the premises. This indemnification covers, but is not limited to, any damages or injuries sustained by the Tenant, Tenant's family, guests, invitees, agents, employees, or any other individual, resulting from any encounters, actions, or lack thereof, with any animals, domestic or wild, on the premises.
FIREWORKS RESTRICTION: All parties explicitly agree that the use of fireworks is strictly prohibited on the premises or in the surrounding grounds. Any breach of this rule will incur a $500 penalty per incident, and the Tenant will be accountable for any damages caused to the property or neighboring properties. It is reiterated that fireworks are strictly forbidden on the premises.
