This home boasts 6 Bedrooms and 4 Bathrooms. We have stocked the kitchen with the basics for cooking (spices, flour, etc.). This home has a private back yard with a pool, hot tub, and ping pong table - great for entertaining!
There are 5 bedrooms 3 full bathrooms upstairs, one is a master suite. There is a sixth private room with a door on the main floor with a queen size Murphy bed and a half bath on the main floor.
Private backyard with grill, patio set, fire chat sitting area, ping pong and in-ground pool and 8-10 person hot tub!
Nice quiet neighborhood very close to golf course, wineries, and about 2 miles from the Sonoma plaza.

Guest parking will be restricted to 6 cars anything more will need to be discussed and arranged ahead of time with us.
A 9% Transient Occupancy Tax (TOT) is mandated by the county of Sonoma must be added as well. VRBO/HomeAway shows the amount that is required for the tax.

Other Things to Note
-This is a 3 night minimum rental during Peak season. Anything less than three nights we'll include an extra $250 per night rented under minimum three and additional fee over 12 guests.
-9% TOT has not been included in the nightly rate for the county of Sonoma.
-There is a golden retriever on the property when it's NOT being rented.
-The house/property are kept extremely clean and she is not allowed on second floor.
-A booklet of common sense do's and don'ts are available onsite and given to you at check-in.
This is NOT a party house. Please respect our home and our neighbors.
-There is a Quiet ordinance between 10pm until 9am. No noise or outdoor activities until 9am.
-Hot tub and pool are CLOSED at 10pm.
-A new ordinance has been passed that applies to vacation rental guests only in Sonoma County. In response to this a monetary fee will be withheld from the security deposit if complaints are made from surrounding residents and for any police and/or owner involvement. We've never needed to implement this policy. This only effects those that do not follow the ordinance. Noise and Music is not allowed after 10pm and before 9am.

Local family connected to this area. We enjoy cycling and staying fit... pretty much anything that includes the outdoors; tasting wine and meeting new people. :-)

Myself and 10 women stayed here for three nights at the end of September. Let me say that the home served it's purpose, but we were very disappointed and feel that I need to share our experience. Here are the problems we had with the home during our stay:
- On the day of our arrival I received an email from the Tom, the owner, letting me know that he'd be working on a dining room table in the garage during our stay. This was unexpected because, to our knowledge, we had paid to rent the entire home for our stay (it's an attached garage).
- Upon entering we could immediately smell animals. I double checked and found that the listing does state that there is a dog that stays there when the home is not being rented. I'm fairly confident that was added after our reservation was made (not positive though). I think the main contributor of the odor was the two fish tanks...one in the family room and another in a bedroom.
- An empty (used) wine glass was found in one of the bedrooms.
- Two of the bedroom closets had dirty clothes in them. Kind of gross to find that. The home is clearly occupied while not being rented. In fact, Tom showed up (unexpectedly) on our first morning there. He was there to make sure the lights on the fish tank were turned off. While there, he apologized that his daughter had let herself into the home the day before because she didn't know that they were staying somewhere else for the weekend.
- Also on our second day, looking for chairs for pool and we opened a gate in the backyard. The dog, the one who "occupies the house when it's not being rented," was there! She had water and was obviously well cared for...but she wasn't supposed to be there. One of the ladies has allergies to dogs, so that was a bummer.
- To top THAT, when putting the dog back in the side "yard" (it's actually just concrete) we found that the third car garage is not really a garage at all...but a studio apartment. The owner was actually STAYING there. Not happy about that at all, and actually found it kind of creepy. It needs to be disclosed that he's staying there. Had he done that, we most likely would have passed on the home.
- The pool doesn't really have any lounging chairs so we didn't utilize it at all. There's a table with chairs and a fire pit with a seating area. Those were both worn and could use replacing or refinishing.
Overall, it was just an unsettling stay.
We had s wonderful time. Owners were very accommodating and helpful and the property fit all our needs.
Was perfect for our ladies weekend. Couldn't ask for a better experience.
We stayed at the Knudsen's home over the July 4th weekend and it was just perfect. We had 11 people and everyone was comfortably accommodated. Beautiful layout, spacious kitchen and dining areas, good-sized bedrooms, and gorgeous outdoor space. We spent much of our time at vineyards, but we also cooked at the house a fair amount. We definitely used the pool, hot tub, and firepit outside--fun gathering spaces for the family to spread out and relax. I highly recommend this house--ideally located close to Sonoma square. We'd definitely stay there again!
We rented the house with the adjoining apartment and had plenty of space for the 14 of us. We were there for a long wedding weekend and took advantage of everything the property had to offer. The house is on a nice, quiet street with essentially a vacant space across the street (golf course with some space). Spacious rooms - even the room with the murphy bed is large and comfortable.
The pool and back yard area were a hit with everyone for hanging out. We had plenty of people having a good time and simply brought everyone inside after 10pm as to not disturb the neighbors.
Tom was around as needed throughout the weekend and was very helpful before, during, and after. He helped us locate some forgotten items and went out of his way to make sure we had everything we needed. I would definitely recommend this property for a large group that likes to have fun.
Only wish it wasn't raining so we could have used the backyard more. This place has everything you need and great proximity to the square. Perfect for our large gathering. Owners are very nice and responsive. Would definitely recommend and stay here again.

Unfortunately, we can not have this house turn into a party house. Please do not book with us if that is your intention. Our neighbors are close by and we don't want to upset them. We may also be on the premises (completely separate area) and will intervene if necessary.
-There is a $500 non-refundable fee for cancellations unless the property is able to be rented. Money will be returned at that time.
-Respect the home and our neighbors.
-Quiet time between 10pm until 9am. No noise or outdoor activities until 9am, please.
-Hot tub and pool are CLOSED at 10pm.
-No smoking inside or out. A $100 fee is charged for smoking in the home.
-12 people max (excluding children 3 and under) - if more, you will be asked to find additional accommodations for the additional people.
-Police may be called on larger groups. Because of a few groups making a lot of noise past 10pm (playing music inside and out and holding conversations outside past 10pm) we've had to institute the following:
-If the police are called to the home the penalty will be a forfeiture of the security deposit. Our renters have not had issues with noise nor this policy. This only effects those that do not follow the ordinance.
