Why Diane Ledbetter chose Panama City Beach
Ocean Reef is in a perfect location. We have the advantage of being on the prestigious west end, but everything the area has to offer is only a short distance away. Just to the east of us is Thomas Drive and the older sections of Panama City Beach with their history and charm. Then, about a mile to the west is the new Pier Park that offers extensive shopping, great restaurants and lots of entertainment venues. We are so convenient to the new International airport, as well, so friends and family can get to us easily.
What makes this Condo unique
We loved this west facing end unit. Where else can you see both breathtaking sunrises and stunning sunsets? This development also features the largest balconies on the beach. At 280 sq ft they provide another living area, and we have enjoyed our table/chairs and lounge chairs while listening to the surf. Why else would you come to the beach?!

Beautiful condo, well furnished, owners were a delight
When we arrived the condo had not been cleaned. A text to owner revealed the cleaning lady had a death in family and had to leave in a hurry. Owner was so apologetic and had problem resolved quickly. Definantly will rent this unit again.
Very spacious with a great view from the family room and master bedroom
The property is very spacious with the exceptions of the forth bedroom. The security guard really goes over and beyond to make your stay pleasant. The manager quickly addressed our issues and fixed the problems. No luggage cart was provided, a collapsible wagon is provided but you dot find this out until you've drugged all of your luggage up to your condo. Clean linen should be provide if not new linen EVERY time a guest rents this condo. We discovered a blood stained sheet, with hair three of the beds and a spider in the other bed. The management and owner were called. The manager came across as disbelieving what had been told to her. Upon her arrival I introduced myself and told her what was found and she responded by saying "show me because I just left here and the property was clean". We showed her what we had found, she apologized, replaced all the bedding with NEW sheets along with providing us with extra towels. I asked if she could remove all of the comforters from the beds due to the fact that the hair seemed to be coming from the comforters which did not look to have been laundered in quite a while. She removed all the comforters. She apologized again and told us if we needed anything to contact her on her cell. Some of the furniture appeared to be worn (some knobs were missing from two of the dressers, nonworking lamp in the dinning area. All of the bedroom furniture was outdated, and the mattress was lumpy in the master bedroom facing the water). The Jack and Jill bathroom
is very small. The only complimentary items provided were four small circular bars of soap and two dish washer pods. You have to go out and purchase everything (laundry detergent, dish detergent, salt and pepper, pool towels) Do not forget your beach towels because non are provided. The pool is an eye-soar due to the fact that it is next to the parking garage which is separated by an iron fence. We weren't able to be assigned the two beach chairs, because the attendant that was stretched out lying on top of the counter at the information stand on the beach, had forgotten the tablet in his car. Not wanting to wait, we told him not to worry about it. Parking is limited to one space per condo. Additional parking is located across the street which is limited and first come first serve. We called maintenance for the toilet and waited five hours. Overall the stay was o.k. My expectations was that of a resort which I think will be better suited for my kids. Star
Thank you for sharing your thoughts about our condo. It is, indeed, very spacious and has
incredible views from the family room and master bedroom. The fourth bedroom, while not as
large as the two masters, comfortably accommodates a queen size bed, night stand, a chest of drawers and has a nice size closet. The Jack and Jill bath is a standard size bathroom.
We ask our guests to please let us know whenever they have questions, whether it’s the beach service, cleaning issues or other concerns. We will always respond promptly to resolve the problem. Cleaning is one of our highest priorities, and if a guest has a concern, we do what it takes to make it right, like changing out bedding with all new sheets. We launder our comforters several times a year and I have asked our cleaning crew to please clean them again. We provide the canvas wagon as an extra amenity and this information IS included in our
arrival instructions. Guests are strongly encouraged to review all of this information we send in order to save time upon arrival. Outdated furniture? We replaced the sofa and loveseat just last fall and the mattress and comforter in the master bedroom about one year ago. We maintain our condo and continually repair and replace items and furniture. We had new professional pictures taken in March 2018 - the condo and all furniture and accessories look exactly as they do in the
pictures. We provide all of the standard startup supplies - soap, toilet paper, trash bags,
dishwasher soap, paper towels, etc. If guests require special amenities, such as beach towels, we
would ask that they inquire before reserving our condo, as to avoid any confusion. We do take
great care in responding to any and all concerns quickly. A call about a clogged toilet on a
Sunday morning was fixed before noon. Something too large to be flushed down a toilet… our plumber thought it was paper towels… had stopped it up, but there were two other toilets available so our plumber prioritized his visit accordingly. Our number one priority is always customer satisfaction and that our guests enjoy their stay. We hope you will visit our condo soon and enjoy the emerald water and sugar sands of the Gulf coast.
Great stay at Ocean Reef
We stayed in unit 1709 for the month of February 2018. This unit provides a lot of space with 4 bedrooms and 3 baths. Plenty of plates, glasses, pots and pans for eating. It has a large washer and dryer for big loads. The balcony is huge, we used it daily and were able to see dolphins several times. The building is extremely quiet, you would never guess you had neighbors next to you. Everyone was very friendly. Ocean Reef is in a good location, many restaurants within walking distance, walked to Pier Park a few times. The beach in front of the condo is not crowded, there are no buildings to the east for quite a distance.
The manager Diane and her partner Carol were fantastic to work with. All emails were answered promptly, our coffee pot quit working and we had a new one delivered to us the next morning! I was very impressed with them, we will be renting from them again!
Some of the restaurants we enjoyed were Dee’s Hangout,
Runaway Island( right next door), J Micheals, Dat Cajun Place, and Sisters of the Sea, and Stuffys cafe in Panama City. There is a Starbucks a short walk away, and good pizza and donuts across the street at Amore. There is mini golf and go carts across the street.
If you are a snowbird head to Frank Brown Park for line dancing, pickle ball and heated pools. It is a short drive to the senior center and Oatfield center for more activities.
We would recommend this unit at Ocean Reef, or renting from Diane or Carol at their other units if you don’t need 4 bedrooms. Thanks had a great time!

Great condo for 8 adults and 3 Kids
Plenty of room for 8 adults and 3 kids. The condo was nicely furnished and was an end unit which helped with privacy. So with plenty of room these were no issues with cooking, watching TV and hanging out in the condo. The unit is up to date, so no dated condo here. We had 2 families with young children, so no problem with quite time for naps. Bathrooms worked good for the number of people too. Being an end unit we were able to leave beach chairs, umbrellas, & tent outside the unit in the hall way, out of the way and no worries.
Downside, the pool is very close to the parking lot, but was not an issue for us because we are beach people. it may bother you it may not.. also, parking is an issue if more than 1 car.... the extra car can park across the street if there is availability with a secondary over flow lot of about 3 blocks....
The beach service was great, the young men do a great service and keep the area clean. Great view off the balcony, and plenty of room, yes it is high at 17 floors but really not bad... the location has the putt putt golf, go carts, and game room across the street, so walking distance for the entertainment. Also Runaway Island Restaurant was walking distance ( about a block) which had a nice bar, with quick service, music and good food. In summary the condo was a 5, and we had a lot of people in it.. but I rated a 4 due to the parking & pool...which may not be an issue for you. Good stay, good value!
Thank you so much for your kind review of our condo and for giving our condo 5 stars. Being an end unit does offer more privacy as well as incredible views from the oversized balcony. While the pool is in close proximity to the parking deck, it is also beachfront, so that you are able to enjoy the ocean views while swimming.

Our 4 bedroom condo was beautiful. It was well decorated, clean and had a large balcony.
I would definitely stay her again. The condo was big and comfortably fit 6 adults and 2 kids. One of the best thing about it was that the beach in front of the building wasn't crowded at all, yet all the other beach in front of other building were crowded. The water was clear, clean and warm. This is a great location. We loved the garage parking (1 car). Our other car was parked across the street and easy to get to. The elevators were crazy on check-in day and check-out day but we didn't care because it was all worth it.

We are right in the middle of the Panama City Beach coastline, convenient to both the older part of the city with its history, charm and favorite places, but also just a mile from the new Pier Park with its extensive shopping, dining and entertainment venues. For a unique experience, go on a 'Swim with the dolphins' tours where you'll get wonderful photo opportunities as the dolphins come right up to the boat! Our local beach service can set up other recreational water activities like, banana boat rides, parasailing, and jet skis. For a change of pace, you, or when weather concerns have you seeking indoor activities, visit Gulf World Marine Park, Ripley's Believe it or Not, or Wonder Works. You'll recognize the latter by its upside down building! Of course, we have all of those fun things that complete a beach vacation... miniature golf, a water park and plenty of shopping and entertainment at Pier Park.

If there is damage, that will be withheld from the refund. If reserved through manager, a hold is placed on account for that amount, but the account is not charged. Assuming no damage, the held funds are released after departure. If there is damage, that amount will be "captured" from the hold. **When booked through the manager, a service fee is not charged.
