The historical Farm House, is affectionately known as Iris Farm. It is located in the quintessential town of Sugar Hill. This house is part of the historic 'Pecketts on Sugar Hill' estate, site of the 'First Ski School in America.' The house is part of the farm that once was a diary farm, complete with diary cows and a milk delivery truck! The large bay window looks out onto views of the entire Presidential Mountain Range, quiet country lanes and pastoral fields are all within the estate. This house has the essence of being warm and cozy. This house has been completely renovated and updated to include a large eat in kitchen with granite countertops and brass light fixtures. Brand new appliances including a washer and dryer in a room off the kitchen. Upstairs bathroom has wonderful heated tile floors!

The house has a very large living room, four bedrooms, two full baths, upscale kitchen and is a tastefully appointed house. The fireplace is tremendous and is wonderful to sit in front of on a cold winter night after a great day of skiing.

The house is located 5 minutes away from Cannon Mountain and Franconia Notch.

Bird watching, cross country skiing, snow shoeing, sledding, hiking, antiquing, museums including the Sugar Hill museum, the Robert Frost homestead and Polly's Pancake Parlor are some of the great things to do in the surrounding areas. It's a wonderful house to relax with family and friends.

Perfect place to relax

What an incredible week. I can easily say one of the most peaceful vacations we have ever had. The view from the kitchen, the lovely porches, the cows and sheep in the distance somehow encourage relaxation immediately. I am a very finicky bed person and the sheets were beyond lovely. My family would come back in a heartbeat.

Iris Farmhouse

What a beautiful home, with gorgeous views, so close to the hiking in the mountains, swimming at Echo Lake, Polly’s Pancake parlor is just up the street, cows and sheep are in the field – this was absolutely a wonderful vacation made perfect by staying the in the Iris farmhouse!

The house has everything needed. The updated country kitchen is fully equipped, with plenty of dishes, silverware, knives, cutting boards, pots and pans – whatever we needed for cooking and serving was at our fingertips. We were able to entertain 12 – 15 guests for dinner easily using the wonderful kitchen and the delightful eating porch.

The home is beautifully updated. The bedrooms were very comfortable and we all slept like logs in the fresh mountain air.

The view is amazing. During our stay, we had plenty of different weather ranging from exciting thunderstorms to tranquil warm days, but the mountains were constantly changing whether with colors, or clouds, and rainbows.

Absolutely wonderful!! I highly recommend staying at this beautiful location.

A wonderful week in the mountains!

This was our second time staying at the farmhouse. It is very clean, uncluttered and welcoming. The views are stunning and all the family activities in the White Mountain Region are very accessible from the Sugar Hill area.

Peaceful country farmhouse

I can't say how grateful I am that the owners were available last minute when our other house cancelled. The owner responded quickly and the house was ready in an hour's notice. I also can't say enough about the kitchen. I really never wanted to leave it. Modern amenities, beautifully decorated, warm and welcoming-all with a great view out the large back window. Great place to read and drink my morning coffee. I also loved the beds and pillows-firm but oh so cozy. The linens and towels were great quality. The 2 bathrooms were just what we needed. The mud room was perfect so we didn't track in dirt and grass from our adventures. On our arrival day the weather was warm and since the house does not have AC I was so grateful for the plug-in fans provided. They were lifesavers! I also really liked the location in Sugar Hill. It is away from the busy little town of Littleton and just a short 5-10 minute drive from Franconia Notch State Park. There were 1-2 eateries and a small market if we needed something. I also loved exploring the trails off the river. Great place for a walk or run. We also did not have any neighbors so we had privacy. I would love to see a rope or tire swing on the big tree on the side so I could send my kids out in the yard with something to do in addition to watching the cows and sheep. I will say I would have liked room darkening shades versus the mini blinds and some of the vintage furniture was a little "tired" but the kitchen, beds and location more than made up for that. Wishing I was still there!

An Absolute Gem! Definitely coming back.

Peckett's at Iris Farm is a total winner. If you read no further, just go ahead and book now. The house has been renovated with astoundingly loving care, the location is ideal, and the site is beautiful in a way that very few rentals are, even in the White Mountains area.

The farmhouse in which we stayed was pristine and gorgeous. Its a beautiful old house whose renovations were accomplished with extraordinarily good taste and marks of luxury -- high-end appliances, granite surfaces in the kitchen, beautiful wood floors (thought maybe they were maple). It was roomy and remarkable not only in attention to detail and historical value (keeping the mesh wire on closet doors from the original was one of many nice touches) but also -- the view!

The large window in the kitchen commands a view of not just the bucolic slope down the Sugar Hill property (with cows and sheep) but also the Presidentials, Mt. Washington and the northern Franconia Ridge. Simply divine to have breakfast at the ample dining table there and watch the clouds roll over waves of distant mountains. We stayed there in the heat of summer and the house remained very well ventilated, including two cozy screen porches for late night chats. There's also a grand fireplace for winter stayers.

The location is perfect for anyone who wants to get away -- hiking (my brother and I hiked the Franconia Ridge -- world class views), skiing (Cannon Mountain is within view and minutes away) or weddings and celebrations (Sugar Hill Inn is right down the road and the town is small but adorable). Families will enjoy the proximity to the Flume and Echo Lake; Storyland and North Conway are a drive away. Also for artists and writers (Robert Frost's former house and nature walk is minutes away).

I can't say enough wonderful things about Iris Farm. Our only wish was to have stayed longer. An absolute gem!

They had so many wonderful things to say about their stay with us and were so interested in the History of the farm and how it got its name. We are right down the street from Polly's Pancake Parlor! Tons of hiking opportunities. Biking, walking, hiking, swimming are great for summer and skiing, skating, snowshoeing are great for winter! Take the tram up to the top of Cannon and get a birds eye view of the mountains and landscape!
