We are located only 1 mile from the town and and main beach in San Juan del Sur. The resort provides free transportation back and forth between the and town and main beach every hour from 8am to 6pm. Also included in your rental is access to all the amenities of the resort including restaurant & bar, spa, yoga deck, ocean view pool and a concierge staff ready to book an array of activities, beach trips or tours for you and your family.
The two-story ocean view home includes two bedrooms with a queen bed in each room, two full bathrooms, a kitchen stocked with appliances and basic cooking utensils for preparing light meals, living room, dining area, security cabinet large enough to hold laptops and cameras and an outdoor porch with air-conditioning and free wireless wifi. The home offers locally sourced, ceramic tile flooring throughout with handcrafted wooden detailing. The rich landscaping complements the natural surroundings and architecture of the development. There are paved roads to our property and there are ample parking areas on the premises with 24 hour security.
Rates vary by season, starting at $99 for two guests and you can add breakfast for $5 per person. All-inclusive rates start as low as US$69 per person with a free 30 minute massage for one as well as unlimited Nicaraguan beer and rum, snacks and 3 meals daily.
Activities in the area include: Daily beach trips to Playa Hermosa and Maderas for surfing or relaxing, surf lessons, catamaran sailing tours, day trips to Granada or Masaya for shopping or volcano hikes, horseback riding in the surrounding hills or nearby beach, zip-line canopy tour through the jungle, weekly yoga classes, in-room massage services, spanish classes at a nearby school.
I have owned my home in San Juan del Sur for ten years and still love the combination of tropical landscaping and ocean breezes. It is a great location for a weekend, week or several month stay. I have enjoyed them all. Each season has its benefits. My favorites are the monkeys in the jungle and the parrots flying around the mango trees next to the house.

Our home in Villas de Palermo is a family-friendly choice overlooking the bay of San Juan del Sur. A free local shuttle takes you to the beach, town and back during daylight hours. This home is quiet and safe. If you want the 24 hour discos right next door - then you will probably be happier staying in town. I prefer to get a ride home and sleep until the sounds of parrots and monkeys in the jungle wake me in the morning.
The community pool is large and served by the waiters from the restaurant. Pool lounge chairs are comfortable and the towels are handy. What better way to spend the afternoon. A shallow end of the pool is great for kids and the large pool is just long enough for some lap swimming. Room service is great in the evening, if I choose to eat dinner on my own patio overlooking the bay and gorgeous sunsets.
My wife and I live in Costa Rica, operating with "Visitor Visas". So we need to leave CR every 90 days to obey the law. We noted the Palermo Resort had a package designed for that purpose, and we tried the Palermo for the first time December 2010. The Palermo Resort picked us up at the border to Nicaragua, and brought us back there in time for our bus to San Jose, Costa Rica.
The villas were spacious, with bedrooms on both levels. (We stayed in Villa 21) The view was great, the staff was excellent. Breakfast was included, and the fruit varied from day to day. (I expect it was dependent upon fresh produce.) I currently need a cane - this resort is not handicapped-friendly. (When you entered the villa it was stairs to go to either level. For this reason I would not recommend it for people with very small children.) The staff was willing to provide a ride within the resort to reduce my walking - it was greatly appreciated. The resort was clean, very well maintained, and the staff would go out of their way to be friendly and helpful.
We had lunch and dinner in San Juan del Sur - we like watching the waves of the ocean. Excellent fresh sea food is very inexpensive (as are rum drinks!) The Palermo provided free rides to/from town, and picked us up on our requested schedule times.
We have stayed in Granada, Nicaragua twice; San Juan del Sur once; David, Panama three times - the Palermo Resort was the best place we have tried so far. We definitely plan to stay at the Palermo Resort again in the future. By the way, our Spanish is very poor. No problem !!

We thoroughly enjoyed our stay at this beautiful villa. The views and sunsets from the deck are spectacular, even though I got a feeling that sunsets are perhaps better from the beach or the top of the hill with the Christ statue. It sits higher than the town and looks down on the valley and the ocean. The villa itself is very comfortable. The owners were quite responsive and were able to arrange the stay with very short notice. The property itself is very quiet and charming. The staff is very friendly and will help you with every detail. Transportation to the beach and the pueblo is easy to arrange and is literally a 3 minute drive. You can pre-arrange the pickup or call them when you are ready. Having a local helps in this case or you can call from any cybercafe in the town. This unit has two spacious bedrooms with attached bathrooms in each one. The bedrooms are on top of each other which provides ample privacy. We will definitely be back here.
What an absolutely wonderful stay I had at this Villa!! It was the absolute perfect choice for me--spacious, beautiful, amazing view, wonderful staff, privacy, quiet, and yet still a very quick trip into town via a free shuttle!! The bedrooms were both light, airy, and luxurious, with wonderful views, and my favorite part of the day was just relaxing on the porch enjoying the view.
I considered several of the hotels in town, as well as several larger vacation rentals out of town, and would not have been happy at either of those options--the hotels in town look too chaotic/noisy, and not enough privacy, while most other vacation rentals were a good 20 minute/ $20 tax ride out of town--I definitely recommend this villa, and hope to visit again myself!
The kitchen was top of the line and I loved being able to cook at home some nights, the central air and real hot water were wonderful, and pretty much everything about the place exceeded my expectations. I also ate several meals at the nearby restaurant, all of which were delicious and reasonably priced--the churrasco steak and lobster ceviche were amazing.
Just writing the review is making me want to be back in the villa relaxing and enjoying the beautiful view of the ocean and valley. :)
I am usually a backpacker when I travel, but chose to rent a house this time. My stay at Palermo was a wonderful,relaxing experience. The houses are beautiful, fully equipt all you need is your toothbrush! The staff was friendly and helpful at all times. The maid service kept the place spotless. The resort offered great food, good service and the pool was clean and inviting. The free shuttle to and from town was fast and friendly, even waited for us at the grocery store!
I highly recommend a stay here, you won't be disappointed.
Only word to the wise. Arrange your shuttle ride home with the front desk..not the driver. It's not always the same driver.
Located within the 5 star resort of Villas de Palermo - your villa is close to the pool and restaurant. Ask us arrange your transportation. It is a 2 hour drive from Managua airport and 30 minutes from the Costa Rica border. A free shuttle will drive you around the resort and to shoppping, restaurants and beaches in San Juan del Sur.
Daily beach shuttles and sometimes water taxis depart to Playa Hermosa, Playa Marsella and Playa Maderas for surfing and lazy days in a hammock at the beach.
