A Cape vacation spot that offers privacy, water views from every room, and all the amenities. Our home accommodates six comfortably with three full baths. The main level with hardwood floors has a large master suite with queen bed and bath and sliders that open to the deck. The second bedroom has twin beds and sliders that open to the deck. A full bathroom is across the hall. The living room has spectacular views of the lake and three sliders that open to the deck. The dining room, on the main level, seats six and also has a view of the lake. The kitchen is well stocked (including a variety of cook books and cooking equipment) with a kitchen bar, refrigerator and gas stove. A washer/dryer is located just off the kitchen. The outside deck runs the length of the house. It faces east, towards the lake, offering sunny mornings and afternoons and a view of the moon as it rises at night. The deck has a grill, dining table and chairs for relaxing. Our lake level room has a full bath and twin beds. The beds are in a curtained off section of the family room and provides complete privacy. The family area has spacious seating, area to play, books, games for adults and children, television and a refrigerator. Sliding glass doors lead to the large screened porch with dining table and comfortable furniture to relax and enjoy the view. Our home is cooled by lake breezes as well as central air conditioning.
Our lake connects to 800 acre Lake Wequaquet, one of the largest fresh water lakes on the Cape. It is a joy to kayak or canoe, viewing wild life such as herons, osprey, and fresh water otters. We have three kayaks for your use and several sizes of life jackets. The fishing is great just off the end of the dock. Recent visitors reported that turkey dogs are good bait!! Who knew? The backyard has lovely gardens, lawn and a small beach. For boaters, our house offers a fifty foot dock with on site trailer parking and a nearby public launch site. Our neighborhood is quiet and composed of year round as well as summer visitors. We do not have through traffic. Walkers and bikers are the prominent "traffic".
Our home offers the advantage of being minutes off the highway in a secluded neighborhood with no through traffic. Within ten to fifteen minutes, visitors can access local beaches, markets, the Hyannis airport, bus/train transportation center, island ferries, dozens of local restaurants and our famous ice cream emporium, Four Seas Ice Cream (chocolate chip recommended!).
NOTE: This home rents SATURDAY to SATURDAY during the summer season. The home in intended to accommodate 6 persons in total and our rental agreement spells this out very carefully. If you need a home that can accommodate more guests please make the appropriate reservation with a house that has the space. Exceeding the guest limit of six people is a violation of this agreement and will result in forfeit of security and eviction. It is understood that tenant and guests are over 25 year of age or accompanied by an adult guardian or parent. Any reservation made under false pretense will be subject to forfeiture of advance payment deposit and/or rental money and the party will not be permitted to check-in.
It is understood that guests will not lease or sublet, nor permit others to occupy premises except with prior written approval of the owner.
The guest will not disturb, annoy, endanger of inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises.
This property is to be used for residential purposes only. Any other use of the dwelling must be approved by the owner in writing. No large gatherings are permitted, eg. weddings or receptions. Any deviation from this provision will result in immediate forfeit of security deposit and eviction. This is a quiet, family neighborhood.
Guests are responsible for taking respectful care of the rental property and will be responsible for all damage or breakage and/or loss and/or extraordinary cleaning to the premises except normal wear and tear. Please notify us of loss/damage/items needing repair as soon as possible so that we can take action to make your visit comfortable.
Guests agree to allow, with a one hour notice to guests, the landlord or landlord's agent, to enter and view premises with proper identification: to inspect the premises, to make emergency repairs or pursuant to a court order.
The owner shall have no liability for inclement weather.
The guest agrees to hold owner harmless of any injuries or claims caused by or contributed to by accidents, allergic reactions or any other casualties or health problems that may arise during stay or as a result of said stay. Safety precautions undertaken by the owner are not foolproof and guest shall hold owner harmless from all claims to person or property arising out of the use and occupancy of the premises.
There is a "leave it as you found it" policy. The owner will provide a clean and organized home for guests. Upon departure, guest will leave the house in a clean state including the following:
-No damage is done to the house or its contents, beyond normal wear and tear
-All debris, rubbish and discards are placed in trash/recyclable containers; dirty dishes are placed in the dishwasher and dishwasher has been started; beds are stripped; refrigerator/cupboards are emptied of food stuffs
-No linens or towels are lost or damaged
SMOKING inside the house or anywhere on the premises is not allowed. Evidence of violating this policy will result in forfeiture of the security deposit.
For the comfort of all or our guests, we have a NO PET policy. Breach of this restriction will result in forfeiture of security deposit and eviction.
Housekeepers will arrive at the house promptly at 10:00AM (check out time) to prepare the house for occupancy by the next family. Any delays will result in a fee of $75.00 for each hour or partial hour past check out time. If cleaning takes longer than three hours between tenants because house was left in poor condition, tenant will be billed at a rate of $50.00 per hour.
