1 Phinney Creek @ 42 North provides gracious accommodations for enjoying the Cooperstown area in supreme comfort on a short or longer term basis. 42 North is a luxury rental property comprised of a main log house and a log-style loft apartment set on a gentle hillside with panoramic mountain views. The large front lawn and paved drive/parking are all the two units share.

Upon entering through the private entrance, you will be surprised at the volume of living space 1 Phinney Creek provides in it's carefully designed and masterfully finished 1000 square feet. Vaulted 10 foot ceilings are only the beginning of surprises this 3 year old masterpiece affords its guests. Skylights in the main living area illuminate the sheer volume of cherry floored living and dining space while a wall of windows and patio door beckon the eye toward a large, private deck with views and access to wooded hillsides. This is unless your eye has been drawn by 25 square foot window framing views of Panther Mountain.

The custom kitchen is fully equipped and comes complete with high end cherry cabinets, Corian countertops, glass tile backsplash and all stainless appliances, including a wine refrigerator. A large granite center island provides ample work space while a separate pantry provides an unexpectedly large storage space separate from the main living area. An antique dining table comfortably seats 4 and living room furniture that seats 8 (and sleeps 2) are centered on a 50” flat screen TV and a large propane fireplace insert. The antique mantel and mirror and bluestone hearth are a tasteful contrast to the new and modern feel of the space.

The bedroom features a queen-size mattress, a large closet with storage system, and beautiful dark wood furnishings. The bathroom sports black granite flooring, a granite topped vanity, and tub/shower and all Kohler fixtures. A laundry closet provides additional storage and the premium Samsung laundry machines feature steam settings - wrinkle free clothes and warm towels are readily had!

An automatic whole house propane generator ensures weather will not adversely affect your ability to enjoy this unique space. A Kinetico water system provides softened, iron-free water for bathing, laundry and drinking. The fireplace keeps the loft very comfortable in the cooler months and air conditioning keeps the space comfortable in the summer months. In season, a gas grill and patio furniture are provided on the large deck for guests' enjoyment. The loft is situated above a heated 3-car garage one space of which may be available with longer term stays.

Why Tom Rusk chose Hartwick

This property was purchased for the adventure of log home living when I relocated to Central New York for work. Having lived in cities and visited family in rural areas, I was up for the adventure. That path has now included completely renovating the original main home (42 North), adding the garage and apartment (1 Phinney Creek@ 42 North) and continuing to tend the property, now for the use of guests. The property was simply too unique to sell when my wife and I moved into the Village of Cooperstown to occupy another adventure and project house - this time an 1885 Victorian. We are happy to be stewards of both properties and share 42 North with others.

What makes this apartment unique

42 North is conveniently located 12-15 minutes outside the Village of Cooperstown but with very easy access to area amenities. The nearest gas stations are about 4 miles away in either direction and the nearest groceries about 15 minutes away in either direction. Larger shopping centers are 35 minutes to the south and 45 minutes to the north.

In summer, 42 North is just far enough removed from area baseball tournament camps to be quiet and enjoyable yet convenient for families attending these camps.

On a country road on the side of a mountain--beautiful views, quiet with easy access to Cooperstown!

For a couple seeking a quiet, elegant place with easy access to Cooperstown and upstate New York, this is the place to stay. The owner provides everything needed for a wonderful stay, from a fully-furnished kitchen to state-of-the-art washer and dryer and a beautiful fireplace. Seriously, you won't want to leave!

Beautiful property

My husband and I stayed at this property the week of July 8th. It was exactly as advertised and we couldn't be happier with our choice. The apartment was spotless and the decor was so charming. It had everything you would need for a comfortable stay. We cooked a few times and found that the kitchen was well stocked. The bed was very comfortable and our son spent a few nights on one of the living room couches. They were also very roomy and comfortable. Tom was wonderful and very responsive to any questions we had. We highly recommend this property.

Modern, peaceful, and clean! Would definitely recommend!

This was the perfect place to call home while my family was visiting the Cooperstown area! The apartment exceeded our expectations! It was modern, clean, and peaceful! We watched the deer out the back window almost every morning! It was conveniently located to downtown Cooperstown, Fly Creek and the Cooperstown Dreams Park. The owner, Tom, was very helpful and provided us with everything needed! If we ever visit the area again, we will definitely stay here! My family and I highly recommend this tranquil place to anyone looking for a place to stay in Cooperstown!

Beautiful!

The perfect getaway for my wife and I while our son stayed with his team at the Cooperstown Village Barracks. The property is beautifully and tastefully appointed with everything you need, including a washer and dryer for those dirty uniforms! If you want to escape during the off tournament hours from the "baseball crowd", highly recommend this private getaway.

Beautiful Property - Perfect Getaway!

The property is well maintained, clean and spacious. The decor is a great mix of modern and traditional pieces with beautiful hardwood floors. We loved the full kitchen and the grocery store is a short drive away. Much better than a hotel for half the price!

Elegant, comfortable apartment near Cooperstown

We recently spent three nights in Tom's delightful apartment near Cooperstown and we enjoyed it very much. The apartment is elegant, welcoming and spacious; the kitchen is excellent; and the furniture--especially the bed and the two couches--is extremely comfortable. We enjoyed relaxing there in the evenings, cooking and reading (there is also a good TV, though we didn't try it). Tom was very responsive by email before our visit, answering a variety of questions; he also met us at the apartment shortly after our arrival to show us how everything worked. We enjoyed our interactions with him very much.

The apartment is on a country road and is very quiet, but it's easy to get to Cooperstown. It was our first visit to the area and we particularly enjoyed the Fenimore Art Museum and Glimmerglass State Park, both of which are on Lake Otsego. Since we visited in September, we could get fresh cider and cider doughnuts; the Fly Creek Cider Mill is probably the best known in the area but we preferred the quieter Dyn's Cider Mill, which was less than 10 minutes from the apartment.

Thanks, Tom, for a wonderful stay! We look forward to returning.
