This rare, exclusive, and utterly private setting provides a fascinating mix of history, comfort and breathtaking beauty. It has deep roots in the local traditions of Lake Garda, and encompasses the heart and soul of this very special part of Italy. It is a designated historical site, protected by the Italian patrimony preservation authority. The property has been featured in many different design, architecture and landscaping magazines.

Located above the town Gargnano, the property is characterized by a delightful lemon grove or "limonaia" where still today lemons are grown. It has a complete and incredible view across the entire lake, a view so vast that it envelopes the whole property. The property first appears in the land registry in the 1700s, and the original stonework, lemon grove structures, aqueduct and fountains are still in place. It was renovated to become an exclusive residential property first in the 1980s, and then in partial sections until the most recent renovations in 2014.

The property has 3 independent houses connected by the terraced gardens of the Lemon groves. All are rented together as a single private property -- we do not rent them separately. All together there is a total of 9 bedrooms (sleeps 18 plus 2 on a sofa bed and 1 child's bed), 7 bathrooms (6 full and one powder room), three kitchens and three lounge and dining areas.

MAIN HOUSE:

The "main house", the oldest of the three, sleeps 8 and was built in the early 1700s. It was the original farmers' residence, still with the original hearth fireplace used to heat the house and cook hundreds of years ago. On the main floor, you will find the kitchen, small but fully equipped, and dining area with seating for 16-18, and behind the kitchen a utility area with a service bathroom (toilet and sink) as well as extra storage and space for kitchen activities, and a washing machine for laundry. Just outside the main kitchen door is the outdoor eating area with seating for 20+, and the most breathtaking lake views. Out the other side of the kitchen, there is a children's play area, barbecue, sitting area and ping pong table. Upstairs there are 2 more floors, each with 2 double bedrooms and a bathroom. The first floor bathroom has a bath with shower, and the very top floor bathroom is a small shower room where the entire room (toilet sink and all) becomes the shower area, Downstairs from the kitchen you find the lounge area, with the antique hearth fireplace and many select and rare antique furnishings.

CASELLO:

The "casello" sleeps 6. It is tall and narrow, and is the most recently renovated building. The ground floor has a bathroom with shower and a small fully equipped kitchen and dining area with seating for 4-6. The kitchen has doors directly onto the main garden area with stunning views, built in barbecue, outdoor eating for 16+, and sitting area with sun loungers. The first floor has a double bedroom (with lake view, terrace and direct access to swimming pool) and a bathroom with bathtub with shower as well as a washing machine. The second floor has 2 double bedrooms, one with a double bed and the other with 2 singles that can be united to make a double, both with beautiful views. The top floor has a bright lounge area, with windows and lake views on three sides, seating for 10+, a TV with SKY satellite including sports and cinema. From the Casello lounge, step out the main door, and you can enter the lounge doors for the Main House.

GARCONNIERE:

The "Garconniere" sleeps 4-6, and is a romantic island of charm and design, separated from the other two houses by the gardens of the lemon grove. The house was last renovated in the early 2000s, and has a tree growing indoors, up through its two floors. The main floor has a small kitchenette (no dishwasher or oven) and dining area for 4-6, as well as lounge area with TV, DVD and SKY, seating 4-6. The lounge is a loft overlooking the downstairs bedroom. Also on this floor there is a double bedroom and a full bathroom with shower. Downstairs there is a second full bathroom with shower, and the large bedroom with 2 single beds (that can be pushed together), a child's bed, and a double sofa bed. There is an original bread/pizza oven built into the ancient walls of the terraced garden just outside the building, as well as a barbecue and sitting area with sun loungers.

In keeping with the style and era in which the house was built, and the historical protection on the original structure of the property, the bedrooms and bathrooms are small, many with exposed wooden beams in the ceilings, exposed stone arches, and interesting unexpected spaces and corners. The villa is perfect for people who like exclusive, authentic, local, antique, and unique. This villa is not for people who like modern, open space and brand new!

Each house individually opens onto separate terraced gardens of the lemon grove, each with private gardens, lake views, and sitting areas. In total, there are 5 terraced levels in the lemon grove, all connected by external staircases. The houses are also on many levels with many stairs -- not suitable for people who have trouble with stairs!

The whole second and lowest terrace is occupied by the large 20x4 meters, private swimming pool, an extremely romantic situation, with the towers of the lemon structures to one side, and complete breathtaking lake view to the other. The outer edge of the pool goes right up to the terrace edge, and has no railing -- so walking on this edge of the pool can be dangerous and is not allowed! the pool is not separately fenced, so children need to be supervised at all times.

The grounds are situated in a private park of about 10.000 sqm, terraced along the mountain side, with extraordinary views from every angle. There is a private waterfall within the property, off a path in the woods behind the gardens (the path is steep and can be slippery, so is "use at your own risk" and kids with supervision!). On a corner of the main house grows an olive tree that has been studied and certified as the oldest and largest olive tree on lake Garda. On the premises, there's a mountain spring with fresh, spring water, connected to the kitchen for running pure spring water from the tap.

There are two large parking areas, one on the lowest terrace (3 cars), and one on the highest terrace (5 cars). The villa is equipped with Wifi, SKY satellite TV with sports and cinema, HD televisions, and all the appliances you would need and expect on a property of this level.

There are 6 portable air conditioning units, 2 for each house, that can be moved where you most need them. The thick ancient stone walls, combined with the mountain location and the cool breeze that rolls down the mountainside each evening, make the property naturally cool. But in extreme weather, the portable AC units will make sure that everyone is comfortable!

The road to the villa is an official, legal, city road -- but the last 200 metres are very VERY steep. Make sure you have a car with plenty of power for its weight, or you may have trouble ascending. Our arrival instructions include detailed advice for tackling steep mountain roads, but when renting a car or choosing which car to bring with you, please keep this in mind! Cars with trailers or RVs won't make it up. Very low riding sports cars can have difficulties as well. Very heavily laden people carriers will have difficulty if they are not powerful. And cars seating 9 or more are too long to make the climb.

Please note, prices listed are for up to 16 people. There is an extra fee for numbers over 16 (up to 21 max) of 300 euros/week per adult, or 150/week per child.

This property is so extraordinary, and has so many special attributes that make it unique in its genre -- one of the last remaining original Limonaia structures that literally define the territory, called the "Riviera dei Limoni". It has its own private waterfall on a path through the woods on the estate. It has the oldest largest olive tree in all of the Lake Garda area. It has a tree growing inside the Annexe, up through two stories and out of the roof. It has its own private spring, and the crystal-clear, fresh water from the spring is supplied directly to the kitchen of the Main house and comes out of a tap.

What makes this villa unique

The Lemon trees of the groves fruit and flower all year long -- lemons have no specific season. A plethora of fresh lemons, oranges, and mandarines are available for guests to pick right outside the kitchen doors almost any time of the year. The gardens also have plenty of fresh herbs for the cooking pots.

Unique villa with amazing location

An almost surreal place, the history and features of the villa must be quite unique. Add to that very well equipped apartments and cool things like picking your own lemons, making your own pizza in a rral wood fired oven and a very nice pool, you can't go wrong spending a week or two here. Excellent information and assistance from Christina and her team. Wish I can go back some time in the future. Tips! Take the warning/advice on the road seriously, and book yourself a powerful car, you will need it, the last bit up is very steep (9 seater won't even get close and you will end up dragging your bags up a 'mountain')

Ein unvergesslicher Urlaub

Wir waren gemeinsam mit 6 anderen befreundeten Familien in den Pfingstferien in Limonaia le Ravere. Es war ein wunderschöner unkomplizierter Urlaub. Es hat alles sehr gut geklappt. Bei Fragen war jederzeit telefonisch jemand vom Haus erreichbar. Der Pizzaofen hat uns mehrmals ein perfektes Abendessen beschert. Auch der Pool war - wenn auch zu dieser Jahreszeit logischerweise noch etwas frisch ;-) - super. Wir werden nächstes Jahr wieder einen Urlaub hier verbringen. Einziges Minus: Die Auffahrt zum Haus ist sehr, sehr, sehr steil (nicht für alle Autos geeignet)

Unique building beautiful views

We had a great time at the the lemon house, it's a very cool experience. Our nephew loved the pool.

We had our wedding there, and they went above and beyond with helping us set it up, especially Wilma.

We'll be back!

We had the most amazing holiday at the Limonaia le Ravere this year, 15 of us, all friends getting together for a special time. The location is just amazing, the views absolutely breathtaking, and the houses comfortable. A lot of fuss was made about the steep road before we arrived, but I am from the Rockies (from Vancouver!) and to my eyes the road was a doddle!! Seen much worse. The gardens are so special, and it was super cool to go out in the mornings and pluck lemons and oranges from the trees for fresh squeezed morning juice. The town of Gargnagno is wonderful, small but complete. We will definitely be back! Thanks to the Holiday Garda team for all your help and impeccable service!

Fantastic Holiday, splendid location!

We stayed at the Limonaia with my family in July, and it was everything we had hoped for and more. The views are just...there are no words, and the photos don't do them justice. The warmth and comfort of the traditional houses was perfect for all of us.

The kids had a fabulous time, and I kept fit running up and down all the stairs! The town of Gargnano is beautiful, still small and local in spite of the tourist boom in the Garda area. Holiday garda and all of their services were fantastic with every detail.

The masseuse came for a "spa day", and all us girls had massages and manicures....bliss! We will definitely come again and again, and will recommend it to all our friends who want a special holiday in a special place.

Wonderful family vacation in Limonaia le Ravere

Fantastic and perfect location for a family vacation.

We had a wonderful 13 people family vacation in Limonaia le Ravere on April 2015. The beautiful houses and surroundings were all we wished for. The 5 children could play freely in the huge magnificent traces between the houses and around the beautiful huge pool. The 3 houses allowed privacy for each of the family divisions when it was required while the shared space and the traces with the breathtaking views of the lake and mountains were perfect for the whole family to get together. The houses were extremely clean and equipped with everything we needed either for cooking, sleeping, bathing or laundry.

The managing crew were lovely and very kind, they were very helpful and responsive whenever we needed them, had a question or needed a recommendation.

We would definitely go back there in the next Garda lake family vacation!

The town of Gargnano is about 400m down the road, a city steeped in history and charm. Gargnano started as a monastery in the 1200s, where the monks grew lemons. And from here begins the long and fascinating history of the limonaie of Gargnano. The town blossomed and grew, lemons its principle industry, and it was completely hedged in by mountains and lakes, isolated with access only from the lake until the 1930s when the lakeside highway was built. As a result Gargnano has developed and maintained an extraordinary and unique local flavour and charm.

The Limonaia le Ravere is a Designated Historical Site, built in the 1700s and protected by the region as well as the Italian fine art and historical site patrimony authority. The western coast of Lake Garda is called the "Riviera dei Limoni", because of the tradition and history of lemon cultivation in the area in these extraodinary Lemon grove structures, called "Limonaie". Adapted very specifically to the mountainous terrain, the Limonaia are very special structures, unique to this area, and for hundreds of years, the economy of this area was based on Lemon cultivation.

Limonaia le Ravere one of the very few Limonaia still maintaining its orginal structures and original agricultural systems, all still functioning. And it is the only Limonaia available for private rental. This is one of those places where the endeavour of dedicated people over hundreds of years has established a perfect balance between the natural world and production, ecology and economy, creating beautiful and harmonious landscapes in the process. The adaptation of cultivation to the land that supports it creates an architecture that becomes a part of the landscape itself.

This is the beauty of the Limonaia, and the resultant characteristics of the property are essential to its character and its beauty -- this property is not for guests who want a modern, open space, easy and new luxury property! But if you want to live immersed in traditional, local history, and the splendid beauty of the territory working in harmony with agriculture then this is place for you!

About the local area, distances from the villa:

The town of Gargnano, with a ferryboat port is about 800m down the road, with all services, small local shops and restaurants. The town of Toscolano, with all services, about 6km away, has interesting places of interest, including ancient Roman ruins and the Duomo built on the original site of an ancient Roman Temple. 12km to Salo.

The villa is perched right over the village, and an easy walk down to all the shops, restaurants, pizzerias, etc of Gargnano. The walk back up the very steep mountain road, though, requires a strong heart and great fitness!

Though only a small village, Gargnano boasts not one, but two Michelline star restaurants: Villa Feltrinelli and Tartugha. And for less formal nights out, there are a number of excellent restaurants and pizzerias, some right on the waterfront with lakeside tables.

About 5km down the road is Toscolano, and here you will find interesting places of interest including ancient Roman ruins and the duomo built on the original site of a ancient Roman Temple. All of Toscolano was once a single roman villa, a country estate for a patrician family from Rome, and Roman remnants can be seen in the most unusual places.

6km from the villa, the splendid 'valle delle cartiere' is a fly fishing reserve with wonderful hiking trails completely immersed in nature. The visitor centre and museum is located in the now ghost town of the original paper factory from the 1800s.

Down the road from Gargnano about 12km to Gardone, and you will find the Vittoriale museum, official residence of Gabriele D'annunzio and a fascinating testament to the futurist movement in italy in the early 1900s. it is also an open air theatre, with many important concert dates during the summer season.

Take the ferry from the port of Gargnano to a number of fun day trip destinations, including the panoramic gondola up the Monte Baldo from Malcesine, and the towns of Riva, Limone, Salo, Sirmione or Desenzano.

About 1 hour away, by Peschiera del Garda, you will find a nest of world famous theme parks including Gardaland and Canevaworld, a safari park and zoo, famous botanical gardens, and a wonderful hot springs lake at Lasize.

For those with an archeological/anthropological bent -- and for spelunkers too -- the villa is not far from the famous caves and neolithic cave paintings of the Val Camonica.

Verona, with its opera season, ancient roman arena as well as Juliet's balcony, is about 60km away. Venice is about 160km away, and Milan about 175km away, both within easy day trip distance.

To confirm a booking, we take the first payment divided into two bank transfers, one part goes to Holiday Garda (VAT included), and one part directly to the owner (VAT exempt). The balance payment is due on arrival.
