AREA

The Trident, an area encompassing Rome’s most renowned Piazza’s, including the world famous Piazza di Spagna and Piazza del Popolo, designed by Michaengelo, the renowned Fontana di Trevi. Come explore the vibrant part of 17-18th Century Baroque Rome, now home to the most fashionable shopping districts, including Via Frattina, Via Condotti and Via del Corso. Also the centre of 19th century artists and Rome’s dolce vita epoc, Via Margutta was made famous to the world in the film Roman Holiday.

The area is packed with shops, boutiques, café’s, restaurants and within walking distance to all of central Rome. Good transport connections via buses in Piazza S. Silvestro or the metro Spagna stop. Also walking distance to the Flaminia train station with trains to North Rome and the Lake district. This is a fashionable, yet easy area to live in, with several supermarkets in walking distance, a large gym with indoor pool and near Rome’s lovely Villa Borghese Park.

BUILDING

This apartment is located in an 18th Century elegant building with an elevator and doorman. Excellently renovated and maintained, the building is situated just a few steps from the World Famous Piazza di Spagna and Piazza Mignanelli, headquarters of the Armani fashion house. Twenty foot antique doors open onto the interior foyer and, once though a second security gate, one arrives in the atrium and elevator. One takes the elevator to the 4th floor(top), then through a private gate up one half flight of stairs, to the Penthouse.

APARTMENT

This marvelous duplex Penthouse flat with a large private panoramic Terrace is located on the last floor of the building, (elevator to top floor then up 8 steps), is a spacious 4 bedroom, 4 bath, in addition to living room, kitchen with breakfast area and has circa 180mq (2000sq. feet) of living space, in addition to the 1000sq. foot terrace. The apartment was completely renovated and furnished in 2015 to the highest standard and is divided as follows:

FIRST LEVEL

Entrance Foyer leading into dining and reception area with marble floors and air conditioning.

Living Room: Large double room with five oversized windows allowing in lots of natural light and views of the terrace. Parquet floors, air conditioning, Fireplace, T.V. and furnished with 6 seat L shaped sofa, arm chair, antique library and featuring double doors exiting directly onto the private terrace.

Dining: Hand maid wooden dining table with accompanying chairs for 8 people, antique side table and drawers. Bright, silent and Air conditioned.

Kitchen: Spacious kitchen with breakfast area for 4, lots of built in cabinets and counter tops. Fully equipped with dishwasher, microwave, stove, oven, full size fridge. Fully air conditioned and stocked with dishes and cookware. Bright, airy kitchen suitable for preparation of simply snacks to formal meals

Laundry Area: Adjacent to kitchen is a little service room with washing machine, iron and ironing board.

TERRACE

The pièce de résistance of this lovely Penthouse is its magnificent private outdoor terrace. Covering circa 100sq. mq. (1100 sq. feet), the outdoor area has direct access from the living and dining room, offering one the possibility of organizing breakfast, lunch or dinner or just enjoying a glass of wine in this peaceful setting. The Terrace has a large automatic awning for shade during the hot hours of the day and has a dining table suitable for 8 people, in addition to lounge chairs, bench’s, antique fountain and is decorated with many plants, including Lemon trees and a Bougainville. This dream space will complement your vacation and accommodate large groups. The terrace receives sun throughout the day and has pleasant views of the surrounding rooftops. Master Bedroom: Spacious, bright room with views on the terrace. Large, oversized windows allowing in lots of natural light, air conditioning, closets, double bed, (2.0m x 1.60m), dresser and side tables.

2nd Bedroom: Second bedroom with double bed, (2.00x1.60m), wall of built in custom closets, dresser, side table and air conditioning. Quiet, bright room.

3rd Bedroom: Bright, south facing bedroom with two twin beds, built in closets, dresser and on suite bath. Quiet room, tastefully decorated in soft tones and air conditioned.

Bathroom with tub and shower, w\c and bidet. Marble and tiled bath in very good condition.

2nd- 3rd Bathrooms: Located in common hallway, second bathroom has a shower, w\c and bidet and is in excellent condition. 3rd Bathroom on this level is located adjacent to kitchen and living room and was completely renovated in 2015 and has a shower.

SECOND LEVEL

Up one flight of stairs, one arrives in the quaint converted attic apartment.

4th bedroom & Bath: This quiet room has parquet floors, air conditioning and a window-door opening out onto a little private terrace. Furnished with two single beds, dresser and on suite bath that is equipped with w\c and bidet, (no shower).

This truly unique Penthouse is strategically located near to all of the Centro Storico, the Villa Borghese park, walking distance from Piazza di Spagna, the Trevi Fountain and Piazza Navona.

Enjoy the liberty of strolling the center and dining in its best restaurants, shopping in the finest boutiques or just savoring your meals and views from the private terrace which can be enjoyed virtually year round.

Extra Services available upon request and fees:

City tax: € 3,50 per guest per night (not applied to children under 10 years old)

Baby cot: €10.00 per night, (must be ordered in advance)

CHECK IN:

(9:00-11am): €80 flat or 33% of one days rent, whichever is greater, (when available and confirmed prior to arrival)

(12pm-3pm): Free of charge to drop bags, and return at 16:00 when maid has finished cleaning, (subject to availability).

(8pm-11pm), €25 charge (after 11pm €50).

Sunday and National Holidays €25

CHECK OUT:

(11:00-2pm) Free of charge, where available, to leave bags packed with no use of apartment.

(11:00-2pm) €50.00 for use of apartment, where available and reserved prior to departure.

(2pm-5pm) € 100 for use of apartment

Great apartment -- location was terrific, Veronika and the other staff couldn't have been more helpful! Renters should be sure to note that the fourth bedroom is upstairs and is pretty small - more of a daybed with a very small bathroom but would do in a pinch if you need one more place to sleep. I would definitely stay there again.

Fantastic Location

Neighborhood is safe and vibrant. The apartment is comfortable and the kitchen is stocked. Things could use a little "freshening-up" but basically the apartment is clean and everything functions. Rooftop patio is lovely. Picked up panini from the bar across the street for lunch a couple of days and took a much needed break on the patio for lunch. Building elevator a huge asset!

Great apartment with a convenient location and easy to use and get around. The hosts were very helpful and the balcony is a perfect place to sit and enjoy a drink after a long day. I would definitely stay here again

Amazing flat with great location

This flat is simply amazing.

First it is about 200 metres from the Spanish Steps on a fashionable pedestrian street. The Metro station is nearby and the various "must-see" attractions of central Rome are within a 20 minute walk. Despite being close to so much it was quiet and relaxing.

The flat itself is massive and very well laid out. The bedrooms were spacious and the three bathrooms had great fixtures and good water pressure/temperature. The kitchen was massive and had everything one could need. There was a formal dinning room and sitting room which we didn't use much because of the incredible roof-top terrace. The terrace was massive and has lots of well cared for greenery including lemon and olive trees and rosemary bushes. It is very private and had a nice view of the area. Perfect to enjoy a morning coffee or an evening dinner with wine.

The flat is on the fifth floor and the lift goes to the 4th floor, but there are only about 10 easy stairs to the flat itself. It was not an issue for our group which included a couple of people in their 70's.

The communication from the rental company was great and the greeting and orientation to the flat and area was top-notch.

Highly recommend this as a great base for exploring Rome.

Wonderful Flat

This is a wonderful flat in the middle of the Centro district of Rome. Although the flat was very near the plaza filled with Spanish Step tourists and Taxis it is located on a lovely less frenetic walking street filled with shops and a great cafe/bar across the street. The Flat was quiet, comfortable, sparkling clean and appointed with everything we needed. It was also very secure and well maintained by the Management of Habitat Italy under the affable Fernando who took care of our every needs. The terrace is spacious and our family of 10 (8 adults and 2 three year olds) felt very much at home while we celebrated a family wedding at the Villa Medici. We were able to have many guest over for dinner and celebrations and there was plenty of room for everyone. The actual rooms and the flat are even nicer than depicted in the pictures on the website.

Within a few blocks are two supermarkets (Carrafour and Coop) and one of the best cake shops in Rome (Pompi) where we purchased cakes to celebrate the children's birthdays. The Borghese Gardens and Palace are an easy 8 minute walk away and Taxi's are abundant in the plaza to get around to other locations like the Coliseum or the Vatican or outlying areas of the City.

We would love to come back to this Flat and will recommend it to our family and friends. Thank you so much for our home in Rome.

Great Stay!

This apartment was in the perfect location. With bedrooms and 3.5 baths, it was so much nicer to stay here than in separate hotel rooms. We were able to gather both in the main living space and on the beautiful terrace. I would not hesitate to stay again. The only reason I am not giving five stars in because of some minor plumbing issues. I am sure those have already been fixed as everyone at Habitat Italy went above and beyond to make this a wonderful vacation.
